    Sorry to say, but this is not about making the system better for the local short term rentals. This is about the hotel loosing out on 29% of the visitors who visited JA last year. They are loosing out on a lot of money and to remedy this, they are paying the corrupt politicians to put things back in there benefit/favour before Airbnb was around.

      If you follow the direction in which they want tourism in Jamaica to be you will realize that the government want even the Airbnb guest to get those experiences. Most times the guess just book a Airbnb and it up to them to find all the attractions. It only a few host that offer or even guide their guesses in this regards l.

    The price for houses in Jamaica and around the world is skyrocketing because rich people are buying up houses and renting them out as AirBnb. I watched a program about Puerto Rico where rich Americans are buying up homes and apartments and the people who live in the area for years can’t afford to live in the area because the prices of homes are doubled, triple.

    Real Estate prices in Jamaica are out of control. The new housing developments are definitely catering for mostly overseas investors. A 2bedroom home in Jamaica going for 26 million upwards is crazy. Some of these homes are selling for US 200k -500k. There are very few Jamaicans who would qualify for these loans based on their incomes as we are looking at mortgages at over $200k per month at these interest rates. These developers are private businesses so it is a bit difficult to regulate their prices and they are selling out because overseas investors or just generally people with the wherewithal to buy investment properties can afford them. The government needs to build way more affordable homes with the monies they have received from NHT contributions specifically targeted to non investors and first time home buyers.

      You can get cheaper properties in the US, UK, Europe, Africa and other parts of the world and get better quality. These cheaply built developments are not worth it.

    You guys are so correct…most of the foreign investors have no vested interest in Jamaica and Jamaicans. They come in under the guise that they are providing jobs..but don’t pay livable wages or render any other substantial benefit to the daily lives of Jamaicans …almost a kind of modern slavery….meanwhile they reap the rewards and ship the majority of their profits off shore…it’s really time our politicians to look out for our ppl..I’m fed up..big hoteliers are complaining because they are not interested in sharing the pie…they also are not happy about the villa type small hoteliers either …they pillage the wealth of our country for their benefit only…and as you mention they don’t look like the majority of Jamaicans…so in my mind everything is being designed to continue the curse of generational poverty amongst Black Jamaicans….very sad indeed…very good discussion..

      Andrew Holness came to England and encourage people in the diaspora to invest in Jamaica. Now they are investing and its has now becomes an issue. Anyway, house price in JA are sky rocketing and by cutting out airbnb, it means that JA may have less people buying the houses, so this could be a good move to lower the extortionate house prices. Furthermore, Jamaica do not have anything, they rely totally on tourism. So, what will happen, is that, less tourist will be visiting Jamaica and the economy will quickly come to a wreck. Jamaica have too many dunce making these dum decisions.

      @@roserose-vx7qt quite honestly I don’t think the economy will wreck…I just feel there are people in the industry aka the big hoteliers who don’t want to share the pie… Jamaica is a brand and ppl are always curious to find out more so they will(in my mind at least) always go to Jamaica. The big 3 (USA, CAN & ENG)have all issued travel advisory against Jamaica and the more they do the more Jamaica breaks visitor arrival records..as a matter of fact Justin Trudeau was sighted there vacationing while having active travel advisory in place🤣and all this in spite of the crime..just imagine if we didn’t have such high rate of crime what could happen. But to your point I truly think regulation would cool the skyrocketing home prices in Jamaica as there are a lot of absentee homeowners who have bought solely for the purpose of Airbnb business thus fueling the demand..

      That’s the problem some of you have, you pick and choose who you want the government to regulate or penalise. That’s why our country is like this…..regulation is definitely needed for Airbnb because some of them are real nuisance to local residents. Many guests have no respect for communal areas or for their surroundings or local residents. I shy away from buying into complexes because I am not sure if my neighbours would be running Airbnb thus not sure who and who is coming and going on a regulars basis.

    These laws and proposed legislation has nothing to do with lack of housing. It's the hotel industry fighting to reclaim the revenue they have lost to this industry. It's all about the rich getting richer. Anything that is to help the average person get ahead is going to become a problem.

      Whether its the hotels or not, Airbnb isnt good for the average people of Jamaica. The average people dont own these Airbnb and most rent houses in areas where these Airbnb are loaded. It needs to be regulated, especially when most people who owns these Airbnb dont even live in Jamaica, while pricing out the locals

      @@NativeNomad10 The concept of Airbnb is not new to JA. The average Jamaican have been hosting tourists in their homes for years. These are average people with modest homes. How many of these hotel owners are Jamaicans? I remembered when they brought in the all inclusive concept which took business away from local Jamaicans. The people I know that have Airbnb are born Jamaicans living on the island or overseas. The platform has made it possible for the average person to supplement their income, and part take in some of the tourism income that used to go only to the hotel owners. So yes Airbnb is good for Jamaica 🇯🇲

If i were the government i would restrict Airbnb to only homes of people who live at their residence. This will prevent/ reduce the chances of foreigners from pricing out the locals due to Airbnb.

    Jamaica govt is following America in how they regulate abnb, to suit the rich. In Jamaica, this is definitely an opportunity for the locals to cut into the market share of hotels, but hotel owners don't like the competition so they lobby gov't using money to stifle the small guy to put them out of business.

      I fully agree with your comment they should form a committee to lobby the government on this. Perhaps start a petition backed by all the other Jamaicans who are benefiting from air bnb industry and who have actually contributed to the growth in Jamaican economy. It's about time local Jamaicans starts to benefit from the tourism industry instead of these foreign hotels, which bleed the money from the island. It's about time the Jamaican government actually started making decisions to benefit the Jamaican people.

    Well said, I just got back from JA last night, and my wife and I been saying the same thing, we paid over $2500 for 4 nights at Iberostar all inclusive, and what you get for that is, everything is out sourced and have additional prices, what all inclusive means is that you spend your money only with them, the plantation owners, so thanks for putting the word out there, with your platform.     How does the government regulate the Airb&b industry to protect the nearby residents from noise and other distruption to their lives? It is a real problem in many areas as Airb&b guests break the rules. Lots of investers are buying up housing of all types for Airb&bs, thus driving up the price of housing.

    As far as I am concerned it should be banned! I bought my home in a residential neighborhood not a commercial resort. I am a returning resident and bought in a gated community my documents indicated no short term rentals but as usual rules and regulations are not adhered to in our country. There’s a false sense of security in my neighborhood, all and sundry with a credit card are allowed in. AirB&B has created greed and definitely contributes to the housing crisis.

    You are authentic host. There are scammers in the industry as I was almost scammed in August. The day of check in the host changed the plans and wanted Jamaican bank account number. I refused to give that information. When I checked the villa the owner was living there and actually not a Airbnb

    Because of Airbnb, home prices and lands are way overpriced in Jamaica. People, especially overseas, are buying up houses at any priced and using them for airbnb because they are not paying for them from their income. Ordinary people cannot afford these homes at all and everything is now quoted in $US. I'm not saying airbnb is bad, but people have become very greedy. There are people also buying up the houses cash as soon as they are announced and then selling them at double the price. I have seen houses developed and sold, and the next year someone listed that same house for 45,000,000 when he paid 21,000,000 for it.
    Airbnb is the reason why the home prices are skyrocketing, and they know this in new york city. As a matter of fact this is one of the main reason cited why they are putting in regulations because people can not afford housing.
    Also a lot of airbnb host are not paying taxes at all. Another aspect of it is that hotels employ thousands of workers. Airbnb don't employ anyone at all. What is needed is a balance.

      @NativeNomads10 Exactly small guys cannot afford these homes much less to have Airbnb. What is not mentioned either is that the majority of Airbnb hosts have their personal homes separately. So they have 2 or more houses while some people can not afford one or it's sold out quickly. This also may be the reason why New York City says the host must be located at his stay so as to prevent one person from buying multiple units just for Airbnb.

    Totally understand your concerns guys, however, we cannot overlook or minimized the negatives of the AirBnb industry. Let's admit that it plays a part in the increase costs of house purchases. The purchase of homes to put into AirBnb reduce the already low volume of housing. The costs for building also increases as it create a supply/demand imbalance for skill workers for construction. Higher rental costs to long term renter due to lower supply. I agree that the costs to rent and AirBnb is lower than that of a hotel but that lower cost comes at the expense of reduce revenue to the government; no taxes or other fees collect from AirBnb owners.

    I don't like the idea of people running these commercial rental hotels aka AirBNB in the gated communities in Jamaica. I want to purchase a house in a gated community, but I'm afraid of these people going and coming in these rental space/airbnb

    The next thing tourist can do is try use Jamaican owned hotels as much as possible when our flight was delayed the Airline put us in a Hotel in Montego Bay opposite Drs Cave Beach the food drinks all inclusive we felt humbled to find out it is Owned by Jamaican Big up Dejae resort the best Jamaican food as well i just hope the Air B&B industry survives it makes travel more affordable

    As a Jamaican that's temporary staying overseas I'm in total agreement with the topic at hand. The big man always trying to push the little man out. Greed is the order of the day, both the investors and the politicians are guilty of that. The overseas investors are just using Jamaican destination ask a ticket to make money and then wire all that profit overseas. Everybody is just taking and not giving back. That being said don't give up continue to do your part by investing in your country even though the leaders are making hard. Don't give up

    If regulations do come taxes will most likely be a part of it. However, most persons forget that taxes are on profits and not revenue. The issue is, most hosts can exactly calculate an exact dollar amount for the amount of profit made (depreciation expenses, I'm sure, are never usually considered). So perhaps a small surcharge on revenue is most ideal way to go forward. So you have businesses register and inspected to meet certain standards, then a small surcharge on revenues to government. No way regulations come in without a tax component to them.

    Thanks for addressing this issue I've been using Airbnb for some time whenever I come to JA because I know how important it is to support our own and spend money with the locals you don't get that in the big hotels I find them to be too expensive and disconnect from real life I will continue to utilize Airbnb BTW I plan on staying at your place on my next visit

    This is what was said in a Jamaica Observer article, "The minister believes that the millions being raked in by the rapidly growing Airbnb segment of the market augers well for the retention of the tourism dollar in Jamaica."
    Minister Bartlett said, "The reality, in terms of revenue, is that just a little over US$100 million of actual earnings went into the pockets of these ordinary Jamaicans who have been part of the shared economy. That's exciting for us because what that is doing for us is it is broadening the tourism value chain and enabling more and more of the Jamaican people to benefit from tourism and for a larger level of retention of the tourism dollar into our economy."
    So this sounds like he's not fighting but rather embracing the benefits Airbnb's have for the locals. So maybe they are just looking to regulate the industry so that people have the right documents to list their homes as an Airbnb, we shall see.

      That would be ideal if local jamaicans own these Airbnb but they dont so just as the hotel who are owned by some jamaicans and offer wages to locals, these Airbnb owners are taking money out of Jamaica too while pricing out the locals of the country. Soon homelessness will increase, unemployment rate around these areas where Airbnb are located will be increased because people cant afford rent to live close to their work, and so will the prices of services like simple chartered taxi or rentals will increase for locals.

    Excellent video, AirBnB has allowed individuals to become in effect self employed being able to generate income for themselves, locals and the wider economy. Their are graduates who cant even get a job in Burger King and they have the nerve to talk about brain drain. The government wont be so foolish as to curb peoples income potential, espcially in a crime ridden society where scammers are prevalent. I love Airbnb it's my home away from home, i get to have my own space, fridge, washing machine, car space and be a part of Jamaica. Hotel nah see mi again. Big up

    This is really a tuff one. I can see the effect of Air BNB on both side. Air BNB open alot of opportunity for both ther lower class and middle class people. However, there is still a big gap between the rich including people investing from overseas and the middle class and the lower class. On the side of the rich and foreign investors, they have invested millions more than the average, and so they will have an issue with this. It's sad, but in cases like these people on the lower spectrum usually falls on the unfortunate side of things.
    Keep up the good work, and i hope that whatever is decided have the consideration of what is truely best for all.❤

    The thing is you not supposed to build or buy a house soley for airbnb.
    Rent out a room in your home for airbnb is how airbnb was created.
    If there is no regulation local will crying in the future because foriegners will come in a buy up all the houses and turn them into airbnb.

      This is the best suggestion so far, if you dont live on the property, you shouldnt rent it out to Airbnb. In that way people who live in Jamaica will actually benefit from Airbnb, and they will also be the ones impacted based on they types of guest they do short term rentals to. It will also reduced the chances of having locals being priced out for Airbnb

    It's great to have a home that you can rent out to make a profit but the other side of it is that you might live in a nice community and have strangers with no vested interest in the community constantly going and coming.

    Great FACTS outlined here Cass and Adrian, quite agree with you. Any Regulatory Implementations MUST include the prescence of the AirBnB Hosts so they too can have their input in whatever will be Implemented.

    I have stayed at many Bed and Breakfast before I bought my house since it was cheaper than a hotel and I could stay longer due to the cost per day. One issue I have is that I've never stayed at a property where owner lives in Jamaica... And all the prices are quoted in USD...

    AIRBNB profits is not taxed. This is what the Gov't have their eye's on. So a registration will bring host into tax compliance.

    You are correct about New York City geography. However, in terms of tourism to other areas of New York , one as to think about transportation. The major airports for international visitors are located in New York City. Open land availability are 2- 4 hrs away from these airports .

    Just checked the facts Yourism is the biggest part of the gdp accounting for 25% of the population jobs. Imagine if they don't put some guidelines on aibnb who is affecting hotel levels. Airbnb cannot replace that revenue for brand Jamaica. Having said that I believe it is fair to set parameters for Airbnb. The governments first responsibilities is to revenue. I'm expecting they will levy a surcharge on rentals either nightly or monthly or yearly. As well as changing tax status of Airbnb owners of multiple properties etc... fair is fair. I have Airbnb's in Florida rented out ti corporate staff of companies to avoid the constant traffic which has its own set of challenges. Yes I don't have an issue with the tax or even the tax status at years end.

      The government first responsibility is to the people, not revenue. Its because of its responsibility to the people why revenue should be optimized, however not at the expense of the locals. These Airbnb aint even owned by most of the locals and its pricing them out of the real estate market. Not only that but its also affecting the hotels who employ many people who pay taxes.

    Yes there are positives but you just show the Government a reason to strengthen their Regulation because the Hotel Industry is definitely affected by the Air BnB and remember that Hotel Industry is one of the main source of income for the country. In addition, and you may already know this, Jamaicans living at home cant get homes to purchase because persons overseas purchase these houses especially in the developments and leaving those actually living at home deprived of the opportunity to purchase in these developments. As you talk about house price sky rocking, it is felt that the overseas buyers buying thses houses and turing then into Air BnB is contributing to the increases in prices. I believe that you are speaking from your own experience and how you personally regulate your own, however, there are persons who are not going about it the way you are and that is the disadvantage as well. Also these property because of how it is being used as a business will attrack taxes. You just made the point about the increased prices in the market that, people feel is also influence by Air BnB. We know is an opportunity to create wealth, to get into Business but some people have made bad. Question, do you have an Air BnB Association that guides and regulates you here in Jamaica, do you have a united voice.

      I don’t think you can place the blame at the feet of Jamaicans living overseas…some Jamaicans living overseas can afford homes in the locality and Jamaica is the only place they can afford a home…the problem is there needs to be an improved inventory of affordable homes in Jamaica so that locals can also benefit ….the private developers are setting prices wherever they want because they are capitalizing on the demand…the government takes NHT taxes from every single working Jamaican but it’s not building any affordable homes…I would agree that Airbnb hosts should pay some kind of taxes on their income though..

Taxes are the least, the number of persons who can obtain the license should be limited. Its not good for the locals because the locals are the ones affected the most and they dont own most of these Airbnb's

Whether Airbnb or not private Developers set their price however way they see fit without regard for the Locals ability to purchase; therefore it’s government’s responsibility to use tax payers’ money to build affordable housing and employ a stricter vetting process for applicants….too much corruption in these public entities…if the government is failing at regulating the public sector how will they succeed at regulating what the private sector does?     To say Jamaica is largely undeveloped is problematic. As a tropical island a lot of foliage us needed to moderate the heat. "Development" techniques currently involve paving and concreting over large areas for housing and homes which, using Kingston as an example, could transforms the place into a large skillet. Perhaps density could be increased if the construction techniques preserved and enhance the foliage.

    These properties are built 🎉with Inferior materials. As soon as you move in you start repairing basic stuffs and no able to get answers from the Housing Authority. It’s Crazy😮. It’s like building the house all over again. If the foundation is Not Correct how can the house Stand? Not just the building Foundation. The Foundation of Inspecting these Structures. Where is Credibility People? Inviting persons who worked abroad all their lives and returning to your Home this is how you are treated? Now at an older age? 🤩 WOW WOW !!!😮

    I’m all in favour of AirBnB but I think it needs a reset. In Canada, particularly Toronto, the short supply of housing has been made more chronic as a result of short term rentals. You have to fork out over $2500 Cdn for a one bedroom apt in Toronto. Students (immigrants and others) in many provinces can hardly find much less afford long term rentals as many of these have been switched to short term rentals. It gives owners a better opportunity to pay their mortgages which are increasing beyond their ability to pay. It is a vicious cycle that is affecting us here in Jamaica. Just look at the cost of new apartments which are empty for most nights of the month. Maybe a room tax will be the way to go.

    Jamaican is the only country i know where the government is only for foreign investors. So many treaties inplace to protect foreign investors but as soon as locals find a way to improve themselves the government blocks it .

    I agree with you both. As an airbnb host, I knew this was coming when I saw NYC city put in AIRBNB regulations, because jamaican politicians are just a carbon copy to the USA. Everything USA does, they copy. No mind of their own. And you are correct if its not to boost the airbnb sector, then what would be the use of the regulations. I am waiting to see, because I personally will not be fatting up no politicians pockets. So let me watch and see, because with any industries, its not all glitter like gold, there are slow times in the airbnb industry too, just like the hotels industry.     We first need to understand the actual effects of airbnb on the market and not just what we feel like the effect is, what are the actual numbers. What is actually causing prices to rise, developers dont want to build efficient lower cost housing, cuz the money is in luxury homes and I think that ideology contributes more to increased pricing than strictly air bnb. Normal people dont need huge pent houses with pools but thats whats being built how would that ever be affordable, (and where me live NWC lock off water everyday, so all these pools cannot be ok😂😂😂). I agree with you guys, air bnbs compete more with the hotel chains and there in lies the problem, conflict of interest, 'how dare local jamaicans steal from our tourism market". But still we cant make these assumptions cuz i have not seen any location specific research

    There are indeed many benefits of airbnb to Jamaica and you’ve identified them well. There are also quiet a few disadvantages but you’ve failed to acknowledge them. There needs to be a reset. How do we know how much of the profits from Airbnb rentals in Jamaica is repatriated to their owners who live in the US/Canada/UK/ Cayman? Many Jamaicans are not able to afford the almost 300k/month mortgage that Port Ridge and Oak Estates will run you and the Government has stepped to the back of the class by not being competitive in their quest to provide affordable housing. I do feel your pain and hope the regulations won’t affect you too negatively but it is affecting others.

    Airbnb should be illegal in St Catherine and Kingston as it's just raising the cost of living for ordinary working citizens, especially in places where it's land locked. Seeing 2 bedroom apartments in Kingston for $300-500k usd and rising isn't sustainable, even the upper class locals can't afford it.
    I fully endorse airbnb in parishes that mainly lives off of tourism though as it only adds to the tourism product + most of the land being used was undeveloped and without airbnb it would just sit idle.

      So you believe it’s all because of Airbnb? Don’t be fooled! Airbnb is just providing a viable option for persons to pay thier mortgages. Mortgages have far surpassed the rental rates so persons have looked to Airbnb to help bridge the gap.

      @@TheDelprattFamily Yes, i do believe a huge part of it is due to airbnb, these developers aren't even listing most of these properties in jmd anymore as it's clear they're targeting foreign investors who are buying for the purpose of airbnb.
      You can see where a popular youtuber who bought his Phoenix Park Village home for $15m jmd and then tried to resell a year or 2 later for $300k usd under the guise that it's a great airbnb investment. If this was to happen en masse it's literally pushing the working class away from owning or even being able to rent in the city or close to the city.

      So true…they need to address the root of the problem..why allow so many foreigners to come into Jamaica and buy up real estate that Jamaicans can’t own? Why allow locally built homes to be sold in USD and we know they don’t pay wages in USD to build those homes. The government should try regulating that first…We need leaders that put the interests of Jamaicans above all others.. non seen yet!!!! Government also needs to build affordable housing with NHT tax dollars…don’t use NHT money to build uptown and then shut out contributors…we need a government that works for its ppl…
