    In this video, we have covered detailed information about Mahalunge Hi-Tech City. What was the past, what is the present, and what will be the future of Mahalunge?
    𝐈𝐧𝐟𝐨𝐫𝐦𝐚𝐭𝐢𝐨𝐧 𝐚𝐛𝐨𝐮𝐭 𝐌𝐚𝐡𝐚𝐥𝐮𝐧𝐠𝐞 𝐇𝐢-𝐓𝐞𝐜𝐡 𝐂𝐢𝐭𝐲-
    The Pune Metropolitan Region Development Authority (PMRDA) has planned to develop the first Town Planning (TP) scheme at Mahalunge. The scheme has been approved by the Maharashtra Regional & Town Planning (MRTP) under Act 1966, Clause 60(1), dated 05/08/2017. The Mahalunge-Maan TP scheme has been approved under 86(1)C and has been published in the gazette.
    For infrastructure development in the Mahalunge TP scheme, administrative approval of Rs. 616.90 Crores has been given in 2017. The area covered under the TP scheme is 250.26 hectares. The work order was given to M/s L&T Ltd, but it has been canceled due to the Covid-19 pandemic and other reasons.
    Currently, there is ongoing progress in the variation of Blue/Red Line plots in the map due to changes in the boundaries. Mhalunge has been added to the Pune Municipal Corporation (PMC) limits, and PMRDA has been appointed as the Special Planning Authority for this area.
    In the financial year 2022-23, Rs. 101 Crores have been provided in the PMRDA budget, and Rs. 30 Crores have been approved by the Central Government under Special Assistance for the development of the Mahalunge TP scheme.

    Such a great coverage. Aur sirji ne sahi bat kahi hai ki jab tak location pe infrastructure strong nahi banega tab tak location ka kuch nahi ho sakta. Kamse kam 8-10 saal lagenge Mhalunge ko thik se develop hone me. At this point of time rates in Mhalunge are even higher than even better developed localities like Tathawade and Punawale. Commercial development has already started in Tathawade and Punawale. There is zero social infrastructure in Mhalunge at this point.

    100 % correct sir. I also visited Mahalunge and found that there is no infra developement. No schools, hospitals, market. Than also the price quoted is too high.
    Your information is very perfect and you are the only reliable source of information for property in pune.

    Thank you sir for the real content. Your videos clarifies all doubts about the real situation in all areas of Pune and PCMC. I love drone shots you add into your videos. I was about to book 2 BHK in Godrej Hillside 3 project but this video has made me to resist myself to think more and also explore other options at Tathawade and Ravet locations.

    Good coverage. Do share an in-depth overview on Kharadi as the landscape has changed drastically in the last 2 years. Is it the next Kalyani Nagar (with a touch of IT hub)?. Reducing inventory sizes and limited premium size inventory leading to sky rocketing prices. Companies like BP, Amazon, Bajaj making it a larger base. - leading to a premium user base. Lacking infra growth , yet expanding residential and commercial investemnt.

    Par Mahalunge mein rates kitne jyada hein.. aapki baat sahi hein bilkul agar rates kam honge tohi Mahalunge mein koi flats lega. Aur sapne vaali baat bhi bilkul sahi

      Yes rates are too high. I visited Godrej projects in mahalunge back in 2019 and they were qouting 56 lakhs for 2 BHK. It was way too high considering neighboring infra

    Frequent viewer of this channel. Thanks for information. I visited the site on 5 may 23 and found high rise towers no basic infra close by. I totally understood it would take approx 10+ years to get a bit developed. Only thing is making me wonder how the appreciation is in this pace. 2019 booked falt of 50lc now quoted around 75 lc with reduced carpet of around > 650. Is this the hype made by builder or its like any Addani is there whoes inflating the prices 😂

    Very good study and explanation by Saudaghar.
    I was skeptical about rental returns while I saw this video 10 months ago. However, now that I got the possession, I got decent rental around 22-23k for compaq size 2 bhk.
    Logically what Sir said makes sense but as an investor I am happy for what I got as return 👍

    Good content sirjee. Your channel gives real view of reality without any bias. Please also do a video on recent developments in Bhugoan location and its future. I have seen few projects there, like Skyi, K pune, Forest trails etc. I like the projects and the area but I don't know why demand is comparatively low there. Pls comment.

      Manjari will take years to get developed properly. No roads, no social infrastructure in place. Just few buildings standing at isolated place. Better invest in developed locality.

    Good explanation,
    I don't understand why people are giving so much hype to this location. Connectivity is bad here. Talking about metro stations, Shivaji chowk metro - 4.7 km, Balewadi Shivaji complex metro 4.2 km. IT parks -> Hinjewadi phase 1 - 3.5 km, Hinjewadi phase 2/3 - 9 to 11 km, IT parks in Baner - 3 km. I visited both VTP and Godrej, both are just interested in talking about amenities. Fun fact, you will need to pay two maintenance, one for cluster and other for township amenities. On ground I didn't see anything what sales persons were saying. In future also there will be too much density of apartments. Prices are insanely high, 11k per sq ft in this kind of location is not justifiable. There are lots of empty land available in Hinjewadi and Maan. So being buyers we need to keep patience and always go with RERA, what is present on ground level and not fall for dreams.

    I visited mhalunge projects this morning . No roads, no infrastructure, no shops, nothing . Everything is just on paper. Wonder how they can sell flats > 9k psqft. At price more than developed area. Builders are just trying to recover their cash asap..all price hike on paper. No real resale buyers, no real rental yield

    Absolutely correct. That is why we dropped thought of investing in VTP/Godrej concrete jungle scheme. Dreams are sold just based on branding there and showing empty land parcel.

      @@aarti731 westview reserve is Nearby upcoming WTC and the area is underdevolped now. No proper roads till and everything will be completed in Future. VJ also launched new project nearby and all are commanding premium due to WTC and eon IT park. kohinoor group is having mixed review and I my self have my flat in kohinoor coral and they dont give the same qlty which we are expecting. If you have budget then check VJs project

    Do you have any insight on park district project, they are claiming post park Titan, they will creat commercial building in remaining land parcel.....also they said there is on going discussion with two it companies..once everything goes well you will have some it companies there....do you know, how true it is?

    Soudagar bhai real-estate paisa long term ke hisab se hi lagaya jata hai , 3 to 4 saal me to koi SIP policy bhi mature nhi hoti. 3 saal phle jinhone yha par ghar liya unko kafi sasta mila isiliye unko itna appreciation mila agar road , infrastructure sab already hota to kya, yha pe itne price me ghar milta. Phle to maan or mhalunge me confusion mat kro kyunki mahalunge and Baner ka pincode ek hi hai.. apne sab bola Lekin township me jo amenities mil rahi hai, jinko already acha sa appreciate mila hai , or jo delivered projects waha pe average rental 2bhk ka 27k+ mil rha hai. apke videos achhe hote hai lekin hamesha aap hi perfect hote hai aaisa bhi nhi hai na

      Pincode same hein. Lekin water supply PMC nahi de pa raha hein. This could be a selling point and most investors who already invested are using this tactic of pin code. Agar tanker se hi paani pina hein then go for Hinjewadi.

    Mene 2019 me 2bhk 6700000 booking kiya tha abhi December me passetion mil raha he or usaki kimat 9500000 ho gai he or Pune development me Kitana fast ja raha he ye sabake samne he abhi vaha development chalu he he esliye road complit nahi he no 1 pe he project badata chala ja raha he 200 akad ka 600 akad ho gaya he lene wale kya yede he kya lene valo ki line lagi padi he tabhi to dimand badh rahi he log foucher ka sochake hi invest karate he 😂

    In short - Mahalunge has potential, but don’t take the words from any builder seriously. In reality this location will take time. If you are working in Hinjewadi, baner, balewadi then you can buy a house for self use here. 5-6 km radius travel will not be problem for most of them. But remember this will take some time to develop atleast 5/7 years. So if you are planning to move in 2027-28 then this is good location. At present roads and locality is covered with dust so not right time for move in.

      @@panp4681 Yes it will grow as usual like other standard locations. But don't expect huge price jump in this area until infrastructure gets upgraded. But I can see that people are buying the flats there so naturally developers will increase price.

      Godrej + VTP.
      I have booked flat in VTP in May 2019.
      Its almost 4 years and the building is still not near to possession.
      They haven't provided a single visit to the property/ flat till yet.
      Even they don't share progress report correctly.
      Very bad decision in selecting this place this builder.
      My Agreement date was 30-Dec-2022 which is now in past.
      Now when we enquire about possession date, they are using 2 type of extension which they have.
      1) 6 months of Rera extension
      2) 1 year of Covid extension.
      And they are combining them and saying till June 2024 VTP is not liable to pay anything to customer.
      From July 2024 we will pay compensation if project gets delayed.
      VTP Leonara and VTP BelAir, are waiting for possession very eagerly.
      Loooong waiting continues...

    Hinjwadi itself is now becoming lost city with more than Dozen Special Economic Zone in Uttar Pradesh, it is becoming next Thane Belapur belt of the past. Now you will have to abide by New Housing Policy of India. Now Baner is also lagging behind to Wakad. Wakad is fast growing.

    Is it safe to invest in Ravet where there is a dispute of proposed red zone 2?

      Red zone is impossible to force in Ravet as Cantonment board can't afford to compensate for the lacks of people relocation and neither they will take over the responsibilities from PCMC to facilitate maintenance of water road clevage plant, electricity etc.
      Plan heard that may be the cantonment board will shift from here Dehu road to some really outskirts and hopefully this is true 👍
      Secondly it's all about upcoming elections but nobody will be able to fool people now... Hope this helps 👍
