    I’m waiting to see architecture unique to Africa, this style is very beautiful but has been seen in Europe. I love watching these property topics though.

    Another thing I don't get is the pricing $300,000-$500,000 usd American prices but no basic American amenities like roads, stable electricity, water infrastructure, school systems. And most people don't pay cash for there homes in America they have loans that can be paid back in up to 30 years that how people afford homes in the US, so the price is not that affordable when you look at from that point of view.

      This house is not in that price range. It’s $279k which is actually a really good deal for what it is and its location.

      @@moretodela Lol...$279,000 is basically $300k especially since they did say prices will increase and they said they have a $500k project coming soon. However I understand why you said or think it's affordable because you are comparing it to American and European prices however that's not America or Europe most locals in Africa live off of less than $2.00 usd per day or less than $60.00 per month. And most Americans and Europeans don't have liquid cash in that price point just sitting in a bank account. That's why in America you can take out a 30 year home loan not sure how it is in Europe but I am sure they have similar programs. So yes its affordable if you can take out a 30 year loan and you make over $4,500 usd per month.

      @theg4520 you also have to bear in mind the fact that the cost of materials here is really high so even if you want to keep costs down it’s very very difficult. With the depreciation of the cedi materials are increasing everyday. I do understand your general point though.

      @@moretodelaWhy is the “cost of materials” high when many of said materials are sourced from West Africa. People are waking up and not accepting the same phrases without applying critical thinking. Love your work, Dela.

      @@moretodela This is the problem that I notice with a lot of African home builders they think all diaspora are rich because they live in America or Europe so they price the homes according to American and European prices but in most cases the area lack basic amenities that's found in those countries like roads,stable electricity, treated water supply and public transportation,ect. I guess my question is who are these homes for? And what advantages do one have paying hundreds of thousands in Africa for a home vs in America or Europe? I don't see diaspora buying these homes like that maybe I am wrong maybe they selling like hotcakes. I guess the point I am trying to make is that for developing country that lack basic amenities those prices are extremely expensive when you also consider the average wages/income of the local population.

    The thing I don't like how they build in a lot of African countries is the lack of green space. They literally just slap a nice concrete building on a concrete slab and add very little plants or fake grass and call that green space. Also they don't think about how people interact with these spaces they lack sidewalks, seating, lighting, trees, roads and the list goes on. They need city wide planning and regulations because there will be a lot of flooding because they lack of green space .

      I wouldn’t say a lot of Africa countries, I would say Ghana, and maybe Nigeria.
      It’s unfortunate but in Ghana in particular with the lack of maintenance culture, the lazy option is just to concrete everywhere, ignoring the fact that nature has its purpose.

      Create a greener home and document the process for us to see. Thank you. 😅 It's often those who aren't involved in development or don't own homes in Africa who hold these views-most people who buy these homes don't live in the country to maintain the lawns.

    Much needed house design from the usual boring design. I bet it's cool inside due to the high walls very nice. But the cost of materials will also be high. Im not a fun of stairs though so i will build it all on one floor. But still nice. I used to watch grand designs religiously, and its giving that and nostalgia.

    Dela - Is this a gated community? Excellent presentation. Also are modifications possible-like having a balcony placed?

      Yes it’s a gated community with 24 hour security. I’m sure you could make some modifications but you’d have to speak to the boys

      @@moretodela I'm not a mind reader, but the apprehension I expressed was soly in reference to their aforementioned quote, which I delineated in my original comment...that quote was not something a typical straight laced business person would make. It's more akin to what a shady used car salesman would state. They might be completely above board, yet the dynamic duo triggers my spidey senses. Before I invest I must cross all tees and dot all eyes, pray wait and watch.

      3-4 levels , solar, drinking water from fountain, roof top pool, hand-carved wooden tubs, beautiful city and Mountain View. Pay for it over 2 years / $ 197,000

      Cookie cutter? In what way? I’ve not seen these in Ghana before and I’ve been here 10 years. The boys will even confirm that it’s extremely difficult to build these types of homes here because Ghanaians don’t know how to do it. They prefer standard construction homes. I’m genuinely curious about your comment.

    Dela barn style homes are called barndominiums, and to be honest, these are really not giving barndos at all. The only thing that has a look of a barn is the facade, and that's it. When you walk in the house, nothing about the interior says barndo.

      @@moretodela Dela you are missing the undertones . Seems like some in comment section upset that a house in Ghana can be priced for $270K and median home price in US is $440K .
      The historical image portrayed of Ghana does not match that spending power for some in the US . Blame the media and personal ignorance of some people .

      @@moretodela Also in US without mortgage 70% of the population would never afford to buy a home since 65% of people live paycheck to paycheck .
      The homes are their own signature with double volume abundant lighting . In a tropical environment you take advantage of the sun big time .

    I purchased my land in Accra 2017 and the price was 10,000 dollars, after completing building 12 apartment units for rent, the whole house cost me 125,000 dollars, so why should I buy this for 270,000 not even in cedis. I will rather buy land and build. P😊 period!
