We really want to renovate our garage but in our area the council charge to even enquire about changing a space let alone the cost of producing plans, getting building regs in to check the space, paying to get to the planning permission looked at. At every stage there’s a charge and it’s going to cost thousands and they can still say no. We aren’t even connecting water or changing any of the external building but just change of use for the space is very expensive. It feels like a pipe dream to be honest. Thank you for this fab video it’s helping to keep my dream alive! You’ve done a wonderful job! I’d be very interested in knowing from an estate agents perspective how much value that space has added, it seems like a very worthwhile addition! Great job!
We’ve actually have had our house revalued and it’s added about £40-50k to the house so not massive increase but it’s more interesting and appealing to wider audiences as well if we were to sell now. Thank you and I hope you’ll manage to get yours dreams come true soon.
Nice work. Just figured out it's rectangular so the front door is on the side and the old garage door entrance is the bedroom living space, so it'd be smaller become you actually added space from your existing restroom. It's like a little motel room. I think a 2 car garage would've been perfect or better but it's ok for most. It's a great idea though and really nice work very pretty, you chose everything brilliantly. ❤️
Yes I decided to be transparent and tell the whole story including the costs although many factors contributes to the end price and I’m sure same thing could have been done for less or even more money. We need no permission. Only building inspector needed to ensure things are done right. But this might be different in your council so you can call them to get advice for free.
Yes that’s right and also it depends what materials you choose. This could be much more expensive if we were to put underfloor heating or a fancier bathroom/ kitchen in place
Can you please tell me that you replaced the old garage door with a window plus infill bricks to match existing brick work? Where is the entrance door? Is it not part of the old garage door?
The door were put on the side where they were originally installed. The garage door were blocked and changed into a window. Else you don’t need a permission just a building regulation inspector to approve the work

With current property prices, it's wise to use the space you have to build or convert. Not only its cheaper option to buying property, it also adds value to your home. I am sure you daughters will keep you company and help with house work.✌️😊

Hi, if you let out, can you avail the "Rent a room" scheme? I am planning to convert the garage attached to the house, but not sure if "Rent a room" scheme could be availed if an ensuite is provided along with a kitchen like what you have done.

No, but I had to notify them about the work as the building inspector to to approve the final work so I can than include this as a legal room as opposed to garage when selling the property

Nope it was not done for rentals but for family members and guests. Also it increased the house value for more than the investment price so I’d say it was a good move.

well then you got yourself an amazing deal. I never said my work was done on a budget, I was just listing how much I paid for this. Also my builders were not indian builders which as I gather usually work out cheaper. Thank you for sharing
@@AgnesMann I might have missed it, but the budget breakdown was a bit limited - details on the small things and then £25 grand total. I was also a bit surprised it was quite so much. Could you elaborate on where the main costs were? Builder on his own would be say £300 a day but I suppose there were other technical trades as well. Were there areas you felt were expensive? Its all relative when you have a 4 bedroom house in Surrey that's probably worth a million and you need to do it to a high standard I suppose!
@@Ghhyuttgg yes the breakdown was provided in the video as to what elements costed what. And I couldn’t go into more detail as the builder was buying all of the materials excluding kitchen and appliances. and yes I do believe the standard was higher than just basic
That was very expensive even in London standard. I am doing more or less the same, builder's quote is around £10k without fixture and fittings. The kitchen units should cost around a few hundred £ with trade account.

Don’t be daft. You must be used to getting ripped off, doesn’t even cost 10k for a decent size kitchen or even a lift conversion.. maximum and that’s with both bath and shower separate WITH tiles and materials 5k TOP END…

I got my 1970s prefab garage , removed the asbestos roof, insulation, stud wall, epdm flat roof, double glazing , electric,led strip lights, network connection, duration weeks, total £16k all in
done well there. 16K all in wow

It would have been nice to see a breakdown of the builders cost for mat and labour 20,000 sounds rather dear for 2 months work.
That was over two years back. Now would be 30-40% more I can imagine

We couldn't get anyone cheaper, We had quotes over £40k from english builders.
