My advice as an experienced remodeler: plan on at least six months to complete the work, don’t put any carpet back-use a wood or vinyl-wood plank product instead (buy some extra for future repairs), short- or long-term tenants will trash any carpet immediately and you would be constantly replacing it. I would either put underfloor heating throughout, or just the room units, not combine the two systems. The underfloor would give a lot more wall space. No wallpaper, only scrubbable paint. You have a big damp problem in the small bedroom, that’s what making the wallpaper peel. I’m sure you will make it beautiful!

We were just planning on doing electric underfloor heating in the kitchen as we had that in our first house & it worked great but would be expensive to run if we did it in the whole house. Plus there is no gas, so we couldn’t do radiators or plumbed underfloor heating, so will just update the heaters in each room
I personally think Air B&B is a huge issue for people looking for somewhere to rent long term. So many landlords are now doing it which is adding to the housing crisis. Also the flats are deemed to be party places which make it a nightmare for other residents.

Hi Charlotte, great about getting the flat. I would ask you to consider something. We sold our home in the Yorkshire Dales a few days ago to a teacher who was desperate for a first home of their own. We all need to make money but If everyone buys property to 'air bnb' then we all become part of the housing crisis. We could have taken more money from an investor but our village is being taken over by second home owners and locals can't afford to live here anymore. Please do remember that not everyone is in your fortunate position and we all have to start somewhere to get on the ladder. This particularly applies to coastal areas. If locals can't live nearby, there won't be anyone to work in the lovely bars, restaurants and shops nearby and they will have to close!

Congratulations on the flat! Just a little advice: no matter if you rent it out or make an AirBnb out of it go for materials that are more durable, like a great vinyl floor and kitchen worktops. You will pay maybe more to buy it but the upkeep will be way easier and cheaper. Also: make sure your walls are washable and easy to fix. People just don't take care as much of other peoples places.
@@modelmouth I personally went with quartz, it is a real stone (therefor not cheap) but very durable. Stay away from marble or real wood, you will have to sand down and re-stain/seal often. Apparently there are new stone-like worktops nowadays called "engineered stone coutertops". I heared they should be great! maybe look into it
Composite (stone mixed with resin) which might be the same as quartz is the best for a durable work surface. It doesn’t mark (my old manager even tried to mark it with turmeric with no success). It is also really difficult to chip, and you don’t have to reveal it like wood or natural stone. It DOES cost more that standard worktops, but as the OP says, much more long lasting for a rental.
Great idea you guys 👌🏾✨ I rented my apartment on Airbnb for over a year and I recommend. In my opinion it's easier to control and you get more profits than traditional renting. Airbnb does the background checks and mediates problems with the tenants so less worry. It was a successful venture and I would do it again. I would hire a maid to go clean and verify after each stay.

I have a couple of short-term rentals and have loved them. You definitely need to have an arms-length approach because things happen and not everyone will love the place as you do. However, it can be so rewarding and hopefully be successful enough so that you can add more property!
Hi Charlotte, I have done both; I used to run an air b&b. We are now long term letting that property. It’s less work and also much more cost effective. Think of rising heating costs, council tax etc etc.

It's a huge struggle to find a good quality one, made from good materials (not polyester but lyocell, cotton, viscose) and most importantly something that doesn't crease like crazy! I wouldn't mind spending a little bit more on a good quality shirt but I'm giving up and don't know where to look for it anyomre as everything looks just cheap and 30 seconds after ironing it is creased... Have you considered taking the wall down between the sitting-room and the kitchen and making one big kitchen/diner/sitting-room? That arrangement seems to be very popular as you can keep an eye on children while you're working in the kitchen, and if you are in the kitchen you don't feel left out of family activities.
Do you want to commit to an Air BNB? You’ll have to go clean, wash the sheets and towels, etc., after every rental, even for one night. Or hire someone to do it. These units get thoroughly trashed by some tenants, throwing pizza and drinks on walls and ceilings, etc. I think being a conventional landlord is work and expense enough. I recommend that you really think that through before you invest in higher-grade finishes and fixtures, and furnishings. Don’t ruin your lifestyle to make a bit more money.

I would assume Lou knows about home renovation, but that guest room you showed in the new apartment looked to have extensive water damage on the lower half of the walls. The drywall appeared wavy and damaged so be sure to check for mold behind that drywall on the joists in the wall. Oh, and try to pinpoint the cause of the water damage in order to properly remediate. Mold can be harmful to breathe for the eldery and the very young.

Sure you will just play safe as usual, with your neutrals, white, cream, beige etc. Maybe your Mum and boyfriend will help you with the decisions.

Charlotte, I am in the US, and seeing the apartment you are renovating, is it common to have separate fridge and freezer under counter compared to a big standing combination unit?
I’m not a property management person but the way fuel prices are at the moment & for the forseeable future, I’d go for tenants rather than air b n b. That way they are responsible for heir utility bills whereas with the air b&b you will have to absorb the energy guests use plus the costs of laundry/cleaning in the nightly price as well as periods of no occupancy. Where margins may once have been higher on air bnb, I think the guaranteed income from a rental would be a safer bet in the current climate.
Not a property management person but it would seem long term would be better because there is a more constant income coming in on the prorperty and short term it may be empty at long spurts of time and after each tenant leaves you will have to go in and clean up and put things back to order if needed. I wear a 34H bra and of course no of the bras you showed here come in my size.
It looks like there is mould in the walls. Are you concerned with that? If there is moisture ingress coming from the building envelope that would be a big concern.
Did you talk about the water mold damage? Careful I saw lots of mold damage. That can take a lot of effort and money to remove. If not removed can cause lots of health issues.
If you can afford it, I'd drop all the ceilings and have them reboarded and if the walls are in bad knick, I'd just replaster straight over what's already there instead of wasting time peeling wallpaper etc. You'll save so much time and hassle and redecorating will be a cinch once all walls and ceilings are square again.
@@modelmouth You can plaster over wallpaper, you'll just need to remove any loose bits first. It's what people do instead of removing old woodchip paper which is a nightmare to remove. Any modern paper might not be the same but that rose patterned paper will be a bugger to get off. Speak to a plastering company and see what they say, my plasterers told me about this after I'd already spent a few weeks removing 50 year old wood chip paper. It'll save you so much time and elbow grease.
Thank you but it’s already off, it was so old it came off fairly easily so definitely wouldn’t have been good to plaster over it. We were advised to remove it all x

I would open up the wall between the kitchen and living room so it makes the space feel bigger, brighter and less broken up.

Close to the beach I wouldn't go with wood sand is very abrasive. If you want wood look, there is now beautiful wood look tile available.

Quite common yes, I used to rent a flat in london that had the same. I guess it just depends on space. But we will replace with tall fridge freezer x

I’m not a property management person but the way fuel prices are at the moment & for the forseeable future, I’d go for tenants rather than air b n b. That way they are responsible for heir utility bills whereas with the air b&b you will have to absorb the energy guests use plus the costs of laundry/cleaning in the nightly price as well as periods of no occupancy. Where margins may once have been higher on air bnb, I think the guaranteed income from a rental would be a safer bet in the current climate.

Not a property management person but it would seem long term would be better because there is a more constant income coming in on the prorperty and short term it may be empty at long spurts of time and after each tenant leaves you will have to go in and clean up and put things back to order if needed. I wear a 34H bra and of course no of the bras you showed here come in my size.

It looks like there is mould in the walls. Are you concerned with that? If there is moisture ingress coming from the building envelope that would be a big concern.

Did you talk about the water mold damage? Careful I saw lots of mold damage. That can take a lot of effort and money to remove. If not removed can cause lots of health issues.

If you can afford it, I'd drop all the ceilings and have them reboarded and if the walls are in bad knick, I'd just replaster straight over what's already there instead of wasting time peeling wallpaper etc. You'll save so much time and hassle and redecorating will be a cinch once all walls and ceilings are square again.
Yes we are having the ceilings plastered & all of the walls but still have to remove the wallpaper as we can’t just plaster over it x
@@modelmouth You can plaster over wallpaper, you'll just need to remove any loose bits first. It's what people do instead of removing old woodchip paper which is a nightmare to remove. Any modern paper might not be the same but that rose patterned paper will be a bugger to get off. Speak to a plastering company and see what they say, my plasterers told me about this after I'd already spent a few weeks removing 50 year old wood chip paper. It'll save you so much time and elbow grease.
Thank you but it’s already off, it was so old it came off fairly easily so definitely wouldn’t have been good to plaster over it. We were advised to remove it all x
