A few corrections about El Gouna that Hany didn’t get right: 1. You can get a 1 bedroom apartment starting from $150k. Prices go much higher in premium locations like the marina. You can buy off-plan and pay over 5 years starting from $250k. 2. Rental yields are around 5-6 percent based on data from property management companies that perform much better than El Gouna’s own property management. Occupancy rates vary based on location and prices since there’s a wide range in El Gouna. 3. El Gouna has a large community of Europeans (particularly Brits, Germans, and Swiss) that bought homes and have been living here for many years. Some have been living here for 20+ years. 4. El Gouna has very unique homes, designed by world-renowned architects like Michael Graves. It also has lagoons going through most of the town, making it possible to have water-front homes that has direct access to the Red Sea. I feel like this video missed a lot of what makes El Gouna unique and why it has had a very strong real estate market for the past 30 years. Next time you’re in Egypt, I suggest you come back again to El Gouna, accompanied by someone that’s more experienced.
I really like how honest and transparent you are in your videos by being upfront with the risks associated. Your partner seems like forcing the positives and cutting you as you mention the challenges. He should learn from your ethics. No need to bring back positives every time you mention a challenge. Your videos are some of the most valuable I watch on youtube, honest, direct to the point and informative. I am of Egyptian origin living in the west and have thought about buying in this area. I do feel in newer developments like Souma Bay rental returns are low and competition is high with lots of rentals available but if you combine value and lifestyle factors it may be worth it.
Very interesting. I had been extremely sceptical of the Egypt property idea, even though Ladislas always does very well thought-through videos. Having watched this one, I would now consider looking into one of these Red Sea properties, possibly a full block of 3 flats, especially if there are 4-5 bed flats available, rather that 2 bed flats. One of the points of interest for me is that Egypt may offer the prospect of uniting under one 'roof' members of the family who live elsewhere, with different passports, on a cost effective basis, while remaining a 'short hop' from a lot of other places we might want to get to.

How is the process to ensure that the properties will be accepted for CBI? Is it based on the price on the sales contract or will it be estimated by the gvt? Are all residential properties / location in egypt eligible?
@@carstensanonym7527 Sales contract and taxes paid and actual proof transfer of the money. All registered properties in Egypt except for anything in the Sinai Peninsula. Hany can help with all this.
Investing in Egypt is a No GO. They have no foreign currency so if you buy property there with the Dollar, Euro or sterling in the future when you sell your investment, 1. You will lose out on any investment as the country is not stable and keeps and devaluating it's pound. 2. Which is the most important issue you will not be able to take your foreign currency back because they do not have any in the country and if they do you will not be able to transfer it over to your country. The only way is if another foreigner buys it off you however Egypt has minimal investors from abroad so this can take many years maybe never. Don't invest in Egypt until foreign currency is available like water.
So, I just had a conversation with a friend who said his Drivers license has a cross on it because he is a Christian and Egypt has very anti Christian vibe. As an expat, would you have to have an Egyptian license?

Egypt is not safe for sure
I bought an apartment in New Alamein- Palm hills. I plan to retire there. I love Egypt and the people. El Gouna is so beautiful!
A few corrections about El Gouna that Hany didn’t get right:
