I compared Country Garden Danga Bay with R&F Princess Cove. R&F is abt 50% higher in price and the building density is quite high. Personally i prefer CGDB.
PC specifically targeting Msians/Sporeans who are doing daily or regular commute. Hence it can command a premium. Other than that, it is too high in density, worse than the density of HBDs of S'pore. Do factor this in in case anyone is considering PC.
Guys, MM2H rules have been changed to 3 tiers now. Now, I stayed at R&F last month and actually it exceeded my expectations. Night foot traffic was decent and all of the eating places were quite good. Frankly, car traffic in this area is already semi bad, so to think one will be able to just Grab/shuttle in every day to CIQ when fully operational is doubtful IMO. I would rather walk it on the covered walkway. We all need exercise. LOL

@Ben-gp5ty KL , Penang is 2 million SG for foreigners, JB is 1 million n above , difficult state got different laws , Sarawak n Sabah r states protected by Malaysia government, if purchase Malaysia property u need state consent which the Malaysia government want a slice of the property market, if buy direct from JB developer it’s cheaper n u need lawyer to see to written documents because it’s all in malay .buying a Malaysia property don’t equal a visa u need proper n valid documents to reside in Malaysia, customs will Question your purpose of visit, even it it’s for 2 weeks stay , your stamp entry n exit will reflect on your passport, Singapore has agreements with ASEAN for 30 social visit, but social visit not meant living in Malaysia, I did a lot of homework on developer of condos, developer should have enough funds to see to completion of condo , if not u r left stranded with Skelton of condo n u paid most of it n can’t move in n if left vacant Malaysia gov takes over n divided it n pay u back but not in real value , maintenance of building, condo facilities like swimming pool, gym etc should serve condo unit owners , some condo facilities not enough to serve owners ! condo fees r charged per square foot of your condo unit, the bigger your unit u pay more , some condos have sinking funds , condos built near customs checkpoints r very noisy with loud lorry horns blaring throughout day n night , heavy traffic jams, foot traffic, a 10 mins ride back home is 3 hours stuck in traffic jam, I bought a property in Malaysia n utterly regretted immensely.
Research R&F developer and don't fall for their trap. I heard the 2nd phase is only cash buy, that's a real red flag as it indicates something...you know what I mean. Research properly before buying JB properties.

yah i think being too close to CIQ will not be good unless you are intending to commute daily to Singapore
Overpriced for locals. The shopping mall is deserted. Even the cinema has closed down. The Jaya Grocer is expensive.

There is no more covered walkway from RF to customs. It has been literally chopped off.

SG medisave is accepted in quite a few hospitals in JB. Medical is inexpensive in JB.
At medini there are several sg-run hospitals. Can use medisave.
