My goal has been to purchase a small condo in a thriving downtown area and turn it into a short term rental. I’m almost ready to pull the trigger but I may have to consider a property that will be easy to rent long term as well in case the laws change.
They’ve been outlawed in my Florida market for a few years now, unless you are in an area zone for hotels and bed-and-breakfast. If you get caught doing short term in a residential neighborhood it’s an automatic $10,000 fine and they can put a lien on your home. I’d be very reluctant to purchase a property to do short term, unless the math worked out to do yearly if laws changed.
I definitely always recommend checking the local laws before purchasing with the intent to Airbnb.. But some markets are extremely hot and people are making a great profit on them. Wishing you nothing but success John Doe.
It's so stupid how many cities are banning Airbnb's, people should have a right to rent to who they want for however long they want if they own the properity. I am not an Airbnb Host I'm a traveler & I HATE the hotel industry with a burning passion, their over priced cookie cutter rooms that have no character or personality. I like to go to Airbnb's because it's just a much better experience that's more personalized & for monthly stays are much cheaper than trash hotels. Also when I say trash I mean Hilton, Marriott, & these other "name" brands, I have no idea what value people see in them, their over priced & boring.
Finally I hear in SM about others in Big Bear also going through a slow year..and with November’s election going around it’s tough times for Airbnb

Definitely have to stay up to date on local laws but in some areas, they're THRIVING!!!
