  • This vine-covered house is on the market for an astonishing $475,000. The house may have three bedrooms and two bathrooms, but it also has a floor cracked by tree roots and a garage covered in the vines. The 60-year old home was once inhabited by a hoarder. Realtor Dave Walter believes the eyesore is a great deal for somebody with vision and a buyer would profit by flipping the house. After a major remodeling, he predicts it could sell for $600,000. #InsideEdition

      +James Louis it's not, it's more expensive to do what he said. If you stripped it down to the studs you would wast an extreme amount of labor to save a couple pieces of wood. In one day with an Escavator the house could be gone, keeping the foundation only. In three to four weeks the shell would be up and someone can use their own imagination to build what they want. Flipping this house cannot be done, you would wast more money putting in to it. If you buy it for $470,000 and sell it for $600,000 that means this guy thinks you only need to put $130,000 into it to BREAK EVEN? Ya, guy sells houses, he's not a contractor. Hell? He can't even sell houses. Place is worth $150,000 tops.

      If you can pay a framer and a roofer to make it right on the cheap end. If you have the spare time you can do alot yourself as long as you follow the codes. You would be surprised the price difference to hire a GC then GC it yourself as they mark up time, materials, contractor's by 20% to 50%

      Me and my husband bought a foreclosed house that was almost like the first house.. if you buy it before the seller fixes its up it's about 10-15 grand cheaper. (In some cases) we lucked out.

      Especially, since *other* houses on the same block, *only* go for $500k!!! (already renovated; mind you 🤔)
      This property should cost no more than $200k to 250k (max)!!!
      To make the numbers make since/profitable for the buyer/flipper/investor!!!
      **So even if you put $100k to, let's say $150k (due to the structural/new electrical/drain & sewer systems/water heater, etc etc; "you have to" put in to past state inspection)....
      You'll make between, $100k & $200k in profit!!!
      *Then it's worth flipping/purchasing; said property even in this "current" dismal condition* 🧐
      SIDENOTE:
      If you *wilfully/willingly* purchase this property for $450k in a $500k (house appraised) neighborhood....
      *You've got "sucker" written all over your face* 😜/⚠️

    Even if you bought it for 475k and flipped it, and sold it for 600k, you wouldn't profit. It would take well over 100,000 to remodel. I'd tear it down, clear it out and sell the property.

    Even if the house has potential, no one is going to shell out $475,000 to do all that work to possibly profit $120,000. Even then, there is labor fees, parts, taxes, realtor fees, insurance, etc. this house has to sell for less than $100,000 -$150,000 to catch someone's eye.

    I agree, stripping down to the studs, the frame is probably okay. My only concern is the roots, probably ruined the plumbing underground. Also, it's gonna cost a lot to profit on a flip unless you're getting good deals on new materials and doing a lot of the work yourself.

    UPDATE: This home was sold for $375,000 when it was in this condition. It then had a gut renovation and sold for $625,000. Glad the people who bought it knew that $475,000 was way too much

    I'm a remodeler. That will cost them $50,000-$200,000 for a remodel like that. Depending on the actual frame and under the house.

      God isn't making more land. Anything that comes with land anywhere will always have value. Some land is just more desirable than others. It's the same anywhere. Put a dumpy house on a lake and the value goes up 10x.
