Sir at 22:03 because you wrote the wrong future value for calculation i.e, Rs 258120, but actually it was Rs 251820, its because of that the difference was big for Rs 2500. Difference was coming for Rs 3 only not Rs 2500, its just as the value was by mistakenly taken wrong. Still doesnt matter your teaching way is awesome please add more free lectures of advance questions on youtube...

Vry well explained Time value of money bt.in my view a mgmt.professional the IRR method recognises the the time value of money.Both IRR nd NPV methods account for the time value of money nd r generally consistent with the wealth maximizing objective.under a number of situations the IRR rule can give a misleading signal for mutually exclusive projects or in other words it is discount rate at which the projects net present value is zero.There r so many factors which effects time value.useful nd Informative vdo lecture.Thanx.
