What an exciting project Darren! Presumably the developer owns the house you’re butting on to? Do you think you’ll be building the kitchen extension for that house too? It would make sense to incorporate it when you build the new house. Good luck, it’ll be great and something for you and the boys to be really proud of.
A real treat for you and the boys Darren to be working next to a road rather than barrowing everything through a house in to an enclosed rear garden and having to hand dig everything....! I'm really looking forward to watching the series. I know you won't want to discuss prices, which is quite understandable; however, if you are able to give an indication of lead times and charges for electric, gas, water board etc connections that would be interesting. All the best can't wait.
This is a cool project, I know you guys will want to do it all yourselves and you are equipped for it. But be wise, use specialists where you need to, I.e a full time carpenter for the roof or a man and a digger who can go fast and clear things/dig foundations in half the time.
This is super for the boys Darren. Now they can learn how to build from zero to one hundred.

The land was purchased from them and they get a new roof, win win.
