When I was 19 I moved to Florida. In 1991. Basically I married an American, met him in uk, moved there with him. I lived in Kissimmee / St Cloud area. He was a Disney cast member for years, I worked at a day care center. Both my boys were born there. They are now 27 and 22. Time flies. I'm glad for the experience. As I was so young living at home, I only needed my passport, a green card (red tape pain in the bum but worth it) and a rather large suitcase. I lived there 12 years, I was there during the Bush sandwich with clinton stuck in the middle.....oooooooh they were fun times!!!!!!! but I'm glad to be home in the UK. I was 50 when we retired to Italy. We sold our 3 bedroom house in the UK and bought a 5 bedroom house for less than we bought our house in uk. It was the best thing we did! Alas my husband passed away and I'm still here 6 years later. The cost of living is much cheaper than the UK, but if I did want to come back in wouldn't be able to live the way I do here I hope you're all keeping well
That's incrediable. We moved to The Netherlands in January. The cost of living is high here. I lost my job and my own business (cleaner). It was clicking nicely into place as well. As for moving back to the UK, I think I would but it would have to be for the really right circumstances as its so gorgoeus here. However, the cost of food is high, not a lot of choice but flowers are cheap! Ha

We're in the middle of sale and purchase - depending on your situation it's still possible to move. If the property you're moving into is empty it's possible to proceed as long as you have access to a van and can do the move yourself. Depending on your lender, desktop valuations are possible and if property is empty you might be able to get a surveyor to go round. Local searches are still going ahead, depending on the area and the land registry is able to register transaction as long as it's digital. Our solicitor is advising simultaneous exchange/complete to their clients at moment.

Hi Lara. I really enjoyed your videos. I bought my first home at age 19 with cash. For 43,000 pounds I bought a small cottage near Canterbury in Kent. Back in 1991 properties cost a lot less than they do for the average person. Then I sold it in 2005 and it gave me 120,000 pounds ready for buying my modern house overlooking fields in North Somerset. My disabled son was born in 2007 and then my daughter was born in 2009. I was forced to move to a bungalow to give my son a downstairs bedroom and wet room. My house sold for around 120,000 pounds due to the recession. I had to get a mortgage for that bungalow in 2010. I borrowed 60,800 pounds in August 2010 and paid off my mortgage in June 2017. Mortgage
We are moving from the mainland US to Hawaii.. (I'm English, moved here 18 yrs ago and married my American husband) we had planned it for years... needed to fix and sell house... get rid of 90% of a 3 bed house ( lived in for 14 yrs). We thought it was going to be stressful... but now with Covid19... there are so many unknowns??!! We just booked our flight for the end of June (bringing cats too!...a whole other mountain of paperwork... etc)...we are just taking each day as it comes. Fingers crossed we make it! Hi Lara, watching this has brought back a flood of memories! The only way I could afford to buy was on a shared ownership scheme with a housing association, and it was just before the 2008 crash lol! My 50 percent share took a long time to get back to its original value and has now probably dropped again lol. Thankfully I love the house and have now been here 12 years xx
Hi Lara, Just binged watched your house buying series. I'm in a similar position in that me and my partner are ready to buy and then all of this has happened. I spoke to my mortgage advisor today and going to have an appointment early June but basically she has told me that lenders are doing 10% deposits, there is just a lot less of them out there. HSBC are one of them who are still offering 10%. The thought of having to hold out and save more than this just makes me want to cry. Interesting though I had my mortgage in principle extended with halifax today which expires August 2020. And this passed on 5% deposit also. xx
Oh wow that's interesting! We had a viewing today (vid coming soon!) And we might make an offer although I just don't know if it's a stupid time to do it with the uncertainty in the market. Our mortgage advisor said she could get a 10% one too although most are 15 so it's interesting to hear about the 5!! Xx

You are best off waiting 6-12months especially if you are still looking... We are still going ahead with our purchase (which is still nerve wracking no one knows what the future will hold) but we would only be moving 5 min drive away, we have been told that we can exchange and complete on the same day, the property needs to be vacant for a few days before you can move in, can still rent a van (letter needed from solicitor), some removals are working, we plan on getting some larger items moved and the rest we will do ourselves with a van. Every situation is different though. My partner and I spoke about what might be the best and we considered not going a head but something ‘a feeling’ was telling us to continue
Love watching your house moving journey. We have sold our property and bought a new build, we are both at the point of exchanging but they stopped building ours when the lock down began! So we are just waiting now. Our buyer is fantastic though and he has said he is happy to wait to complete once ours is built! Its still been very stressful! This won't last forever though and then hopefully you will find your dream home! xx
Ah I'm so pleased he's being so reasonable! I expect he knows no one else will be able to buy unless it's a cash buyer as they can't get surveys done etc but it's still really nice to know you don't have to worry. I hope it works soon for you xx
Hi from Arizona! We moved to Arizona almost 4 years ago. Finding a house to buy was really difficult. We lost out on a number of homes for different reasons. Some we could not beat the price war and some were because the inspection came back so poorly. I held onto the faith that when the exact right house came on the market we would find it. It happened! I was online everyday, saw this house come on the market, immediately called our real estate person and the rest is history. Full transparency, my heart was broken when we lost one of the homes but I really just kept thinking about how fortunate we are with all we do have. Keep the faith! :) I know it is difficult at times but there will be a time when you are in your new home.

Buying a house is uncertain at the best of times. We completed on our dream home last September and there were still bumps in the road, at one point our buyers didn’t have the money (right at exchange!) as it was a shared ownership with a housing association and they don’t have to prove funds like the individual does! So we went through a period of possible chain collapsing. The main thing is that you’re in a position now to buy a property. I wouldn’t fully start the process until everything is more stable and continue to save save save! Xx
Lara Joanna Jarvis it is stressful, my sister bought off a developer about 2 months ago and at exchange he wanted an extra 5k and was threatening to pull out. When you’re buying a house you need to keep your head and try and keep your emotions under control 😘 xxx
We actually managed to exchange and complete back on the 10th of March. This was obviously right at the beginning of lockdown. We were also quite far into the process which helped as well as moving into a house that had been empty for about 6 months. Good luck with buying!

@@LaraJoannaJarvis It's actually been great having a bit of a project and something to take our mind off of the current situation. I'm a teacher so aside from sending work to my students I've got more time to redecorate and make it our own. As far as the housing market goes we're not too worried about the value of the property going down as we are looking to stay here for a long time anyway. I really feel for those people in a similar situation to your own, or those who were so close but weren't as lucky as we were xx
Yes that must be so nice being able to do all of the jobs you might not have had time for!! And yes, the market will definitely recover over time so it will be fine for if you do come to sell xx
Love watching your updates, we have put in an offer, we have the mortgage approved and surveyor done before all this happens but we now need a structural engineer go check some issues and the lady still lives there and is over 70 so in isolation so we are waiting now until the lockdown is lifted, it's hard because we are nearly done but can't do anything now until we can get bits checked out first. However we have seen it as a positive because it gives us some time to save more money and then we can do more when we move in, so you just have to look at the positive bits at the moment. Hopefully all will be sorted soon for everyone. I am sure you will get the house of your dreams soon. X

My friend had the survey done on her house during lock down so I think it depends on who it is and where. Hers is progressing like normal but just a little slower. We thankfully got our keys 2 days into lockdown as the sellers were keen to get it sorted in case it felt through. We’re renovating and that’s becoming tough x
I’m in the process of selling (we’re relocating, so going into a rental first) and our buyer put an offer 2 days before lockdown. He was due to exchange/move out today but there’s been a delay to the funds (solicitors fault) but our buyer has been able to get a removal van from a popular company and arrange for his things to go into storage as it complies with social distancing. I viewed a property yesterday that was empty, the estate agent had opened the house and all the doors and I viewed it by myself, didn’t touch anything, wore gloves and left. All our legal documents are still going ahead but we’re just awaiting our buyers mortgage offer to be agreed. He’s been told that any house with a LTV over 80% would need a physical valuation but he’s been able to reduced the original LTV to allow a ‘desktop valuation’ instead. There were talks of a ‘drive by valuation’ originally! I completely agree that there are no new houses on the market as we’re struggling to find a decent rental in the area we’re moving too. We’re keeping everything crossed that it all keeps moving and hope you and your lovely family get something sorted soon! x p.s we talked about moving to Canada and it’s some we still discuss but think we’ll still go holidays as I’m a home bird at heart! x
We were also told that there would be a 3 day window where our house would be left empty before he could move in and I’d disinfect/bleach everything anyway! The trickiest part is moving with a 3 year old, as our friends and parents would usually help! x

Just for info...the survey required by the mortgage provider is often a desktop survey so the surveyor doesnt actually visit the property. This survey also will not tell you whether the property is structurally sound it will only tell you whether the bank think its worth what they're lending you. This is why it is recommended that you get your own survey from a chartered surveyor. A bit random but thought youd like to know :) Ps RUclips turned off the notification bell for your videos so might be worth mentioning in your next video!

I’m half way through the buying process at the moment alone. I have had my survey and searches have come back. My solicitor is still working and wants to proceed but the sellers solicitors have closed. No idea when anything will move forward and incredibly anxious time. I’ve also lived in Australia, do it !!!!!! Such an amazing lifestyle. I was an au pair but you could definitely find a nanny job that just may involve picking kids up from school and giving them tea before their parents get home. X
Hi If u buy in UK then the seller solicitor can be closed but mostly they work from home as they just need computer to do their job (1 a week collect post) thats it. Plus if your solicitor waiting for searches result it took up to 6 weeks mine just come back after 9 weeks of waiting so even the seller solicitor “not work” there is still long waiting period for searches result so nothing can be done :( I was on the same position but I contact the seller and say to him that his property is empty and just because of his solicitor will be delay so he will lose money on rent as house is empty and get money from me latter as from his side will be nothing done etc. He change solicitor str8 away as he want sold the house before it “lost value” just try to push both sides and u will be able exchange even Covid 19
We are First time buyers and we were waiting for an exchange and completion date to move and now we have had to put it on hold. We had a mortgage offer which was to expire 30th April but has been extended for 2 months, so hopefully this ends before the mortgage offer expires.

We are first time buyers due to exchange and complete on the 29th 3 days away! 🤞🏾. We offered and got mortgage offer in Dec. We were lucky to do all that before COVID, I doubt we woulda been accepted with all this going on. Such an anxious time. I will defo have my head in the sand till Wednesday! 😅
We have finally saved a deposit and agreed a sale! But can't even begin the process because of everything going on! Really hope things improve soon for you guys. We are just hoping some cash buyer doesn't come along and swipe our house and that the vendor is willing to bear with us!
Some moves are still progressing. In terms of removals, where we live there is a son and father who run a business together and live together, they are really busy as they can still move people given that they don't need to social distance. Moves are also going ahead where the vendors are moving into an empty property for example. I think it's just case by case. Good luck xx
Im in the final stage of buying my first property, Mortgage came through yesterday and my help to buy application was approved... everything is going through for me with no problems. I feel like the seller is pushing the sale a bit and at the moment i just want to move in otherwise il be stuck renting! Such strange times i don't know weather to pull out or not. ive spoken to a few well known property investors and they have told me they would never buy in my position, especially for my first. My plan is to hang on untill i get an exchange date then re access. Interesting to see what other people are doing 😊

Ours was up from beginning of March and randomly we got the full asking price the first week of isolation from someone who hasn’t been inside to see it - ours is a generic flat from a little estate so if she might have been in another one? Anyway she’s asked to press on with the purchase and we’re happy with that, we saw a nice house before lockdown so hoping that we can go see it again after this is all done! Although not sure how much to offer for the house we want

I think rates will remain low for some time. I think be some fall in house prices. What's tricky is some lenders are looking at high 40% deposits and squeaky clean excellent credit rating. Husbands retail sales and on furlough. We been lucky to get 3 month mortgage break to try save extra money into emergency fund we plan over pay by 3months in next 3 years as 5 year fixed so we up to date. Good luck be patient things will move again before and of the year. The UK house prices are mental.
We had an offer accepted the week before lockdown. The buying process has been so slow for obvious reasons. The mortgage lenders can’t do a valuation of the property so the mortgage offer hasn’t been given yet. We haven’t been given any information about what happens now 😅
We're in the exact same position, offer accepted, searches paid for. We're currently waiting to hear from the valuation team to see if it can be done whilst the vendors are out at a relatives and what counts as an empty property. If it counts we can continue, if not we wait. Great time to pack and clean the current house though and be ready to move the second lockdown is lifted! Good luck and hope it goes smoothly for you 😊
I never bothered with a mortgage adviser in the end, he basically told me that I couldn’t even own a house & that my self employment job wasn’t guaranteed for life (what job is?!) but now I’ve been living in my own house for 3 years with only 85k left on my mortgage.. keep your chin up, you’ll get the perfect house. X

We moved to Australia for a when our girls were 5 and 12 years old. We lived in a beach front apartment in a resort. We literally took a couple of steps from our from door to the sand. The resort had pools, tennis courts and a gym. It was the best thing ever. That and travelling to 21 countries in 8 months with our youngest daughter 3 years ago.
@@LaraJoannaJarvis we moved to Hervey Bay and lived in the Sandy straights marina resort in a ground floor apartment. My husband is a vet so he got work there before we left home. I'm a science and maths teacher so I knew I could pick up work as we moved just before the start of a new school year. The first week was stressful - arriving in a place we had never been, Craig starting a new job and not having anywhere to live. But we sorted it pretty quickly - living in the resort was great. Our apt came with everything including towels, bedding etc so it meant we didn't have to buy any of that stuff as we knew it was for just 1 year. We had an incredible time exploring new places every weekend and achieving one of our life goals - living on the beach. Every day was sunny and warm. Which coming from NZ was amazing (We often get all 4 seasons in 1 day😂🤣). At the end of our year we hired a campervan and drove from Port Douglas all the way down to Melbourne over the course of a month. That was in 2010. Then in 2016 we sold everything - our house, car, Craig's partnership in Wairarapa Vet Services and most of our furniture and belongs. We kept a few things in a storage unit the size of a walk in wardrobe. Our oldest daughter had started uni and decided not to come with us as she had a boyfriend. So we just took Ali who turned 12 the day we landed in London. We travelled to 21 countries doing a fair bit of housesitting including looking after a small hotel in the South of France. Our oldest daughter and her boyfriend joined us for the last 6 weeks when we travelled around the States. So pleased we did this before all this craziness. We are now bank in New Zealand living in New Plymouth (in a suburb called Strandon) Ali walks 800m to school, Craig bikes 2km to work and I tutor kids from home. We live a 5 minute walk from the beach and a 3 minute walk from the Te Henui walkway which is lovely Bush walk. Access to these places has kept us sane during the lockdown. I've been watching your videos and hoping for an awesome house to come along for you guys. I'm know it will (we have brought and sold 23 times. The house we live in now is the house we have lived in the longest - it's just been 3 years this Easter. Usually we move every year or more frequently. I think we just finally feel at home.

I'm in the US. I will be building an ADA home starting next week. No problem looking at model homes, lots, meeting one-on-one with lenders or builder as we are practicing social distancing, wearing masks and gloves. Living in an apartment through this pandemic showed me how impractical it was. No maintenance repairs (only refrigerators; not stoves), sporadic mail delivery, and no place to get fresh air. There is no way we will stay here for long and as we are immunocompromised the best fit will be to have a house out in the country. Good luck with your dream.
@@LaraJoannaJarvis An ADA home is a home built with adaptations recommended by the American with Disabilities Act for accessibility. I use a wheelchair so I need 36 inch wide doorways etc. I am a disabled veteran.
Great video- we have just pulled out of our chain as we really feel house price will go down and as we are going up the chain it would be silly to buy now. We are just sitting and waiting 😉
If house prices do crash or go down, there will be loads more competition for properties and there will be more bidding wars so prices will get pushed up anyway, assuming the area is in demand. So I would have stuck with it if you loved the house, especially if this isn't a first time purchase. The price of your house will go down too so its all relative
Thanks for the insight @elliecatify, it's so hard to know what will happen, like you will say there will be more demand but there will also, inevitably, be more supply (sadly for those who have been negatively impacted) I am worried about the rates being out of our reach and also the deposit needing to be 20%!! For what is worth, I personally would not entertain looking at moving until we are well and truly out of this current situation. I hate to say it but I think the housing market is going to be one of the many luxuries that could suffer a major downturn. I would sit tight and see what the market is like in 6 to 9 months and what this has also done to funding.
Thanks, Martyn. I agree there will be a big impact to the market, but also lending. Looking at a 20% mortgage will put us at half the required amount saved, so we'll be back to square one! I really thought this would be our year to buy!!
Lara Joanna Jarvis But also bear in mind that you may be able to buy a house for a lot less, and therefore the max loan you require will be less. I think you could find yourselves in the driving seat in another 9 months. I think patience is the name of the game. You’ll make it!.
it's awful for you Lara. But being older and wiser your position is better than many comments I've seen here. You haven't moved on any offers etc yet. Reductions in mortgage offers will align with a fall in prices too. Sit tight, you've come a long way and this situation I believe will become a good situation for you in the shorter long term. Be ready to go with all in place yes,, however don't just 'jump' and grab. I feel you'll actually be in a stronger position as a buyer though it may not feel like that just yet. You'll make a good move this year, definitely. 😘 Just breathe and take your time. It's all outwith your control. Take care lovely. xx
I know someone who has reserved a new build with her boyfriend, from plans/ show home as it was only half built. Building work has stopped for now and she was hoping to be in by the end of Summer but obviously that's not going to happen now. It's such a strange position to be in but at least they are still living with parents so it's not like they are paying rent in the mean time. We bought a couple of years ago but I think in your position I would probably continue casually looking but wait til things settle down a bit to do anything, definitely couldn't make an offer based on a whatsapp viewing. We had to make a decision same day as our first viewing due to other offers made and that was stressful enought having seen it in real life, it's such a huge decision.
It's crazy to think I was adamant we would be having Christmas somewhere else this year and now we might not be able to!! Same as your friend. There are no houses coming onto the market here which is a big sign of how things are, shame as I do love the searching part!! Thanks for watching xx
We bought our house from a virtual tour and are quite happy with it! We are US military and we flew over to Maryland to look at home and didn’t find anything. Saw the house we are in now online and put in an offer. It would have been a 22 hour drive or another flight to go see it in person. Military families do it all the time :)

The new build fell through as we didn't have the requirements for the help to buy loan back in December, so we're looking at pre owned now and apparently it's the surveys that can't take place?

We luckily completed on our flat we sold just before lockdown ( temp staying at my dads house). We have a new house reserved (brand new) so no chain, got a mortgage in principal but hoping house prices drop 🤞🏻🤞🏻.We are just across the border in Surrey 😊.

I lived abroad (Canada) for five years. Interviewed for a job, got it and then they relocated me. Being sponsored means being in golden handcuffs for a long while. Forget career moves or being self employed as both are really difficult in a country where your residency status determines everything, and to move from basic work permit to anything permanent, means jumping thru many constantly moving hoops as well as costing a lot of money. Albeit it great life experience, if you're only considering it for a few years, it's not worth it financially. Emotionally, it can be really hard on families and spouses as for a long time (unless you are the sponsored spouse) you may feel like a second rate citizen. Moving abroad for the life experience makes sense to do before having a world income, owning real estate, starting to build a pension and other life insurances, and having kids. Doing it after you've started on those things, it is so much less interesting because you'll lose a lot of money on your move (not just costs), longterm. Unless you do it after you retire.
Don't get me wrong, I loved living in canada (even winters were ok). It was a good place for me then and there. Now i have my daughter and I have different priorities and living back home in the Netherlands suits us better.

Sorry, probs should have added more context haha. We are first time buyers, we have our mortgage approved and contract has come through but we are stuck in the process now due to corona! Hopefully it will be go go go when are out of lockdown?! I'm just worried in the future if/when we decide to sell it in a few years, if the market crashes and if our house would be worth less than what we paid for it! Not sure what to think of it all! Xx
We are currently in a chain for a house not far from where you are but everything is on hold for the foreseeable and may still fall apart due to others losing jobs/income etc. Just had to postpone our wedding until next year as well so all life plans pushed back so far this year :(

I'm in limbo atm, my application was sent 6 hours before the lockdown was announced. Weve continued with the legal side of things but atm were at a stalemate. It's so frustrating I just want to continue but I'm at the whims of bank. I've got a 38% deposit but my bank is only considering 40% deposit, there also not doing surveys.
I'm in Australia, we were looking to buy on the Gold Coast. I'm now just monitoring the properties, hundreds more now for sale, but I think there will be a crash of about 20,%. I think we will wait for at least six months, as that is when the government's financial assistance to people who lost their jobs ends, as well as the mortgage holidays from the bank's end. If they don't go down, oh well. Six months more to save.
Homeowners are the ones possessing their title they aren’t scared of anything. scared ones are the ones with mortgage - a legal agreement by which a bank lends money at interest in exchange for taking title credit of the debtors property. So the writing scared homeowners ain’t correct!
Ah cool, thanks for letting me know! What I meant was people who have bought a home using a mortgage loan and who are now facing the worry that it might drop in price and be in negative equity, but I figured that was a bit long winded to write out. Hope it made sense all the same :)
My cousin Worked for KFC and they wanted someone to move to Australia so she said yes please. She had a work visa for 4 years however she stayed there as she met a man. She married him and had to apply to stay there. She had a terrible time applying. i visited them in the year 2000.

When I was 19 I moved to Florida. In 1991. Basically I married an American, met him in uk, moved there with him. I lived in Kissimmee / St Cloud area. He was a Disney cast member for years, I worked at a day care center. Both my boys were born there. They are now 27 and 22. Time flies. I'm glad for the experience. As I was so young living at home, I only needed my passport, a green card (red tape pain in the bum but worth it) and a rather large suitcase. I lived there 12 years, I was there during the Bush sandwich with clinton stuck in the middle.....oooooooh they were fun times!!!!!!! but I'm glad to be home in the UK. I was 50 when we retired to Italy. We sold our 3 bedroom house in the UK and bought a 5 bedroom house for less than we bought our house in uk. It was the best thing we did! Alas my husband passed away and I'm still here 6 years later. The cost of living is much cheaper than the UK, but if I did want to come back in wouldn't be able to live the way I do here

That's incrediable. We moved to The Netherlands in January. The cost of living is high here. I lost my job and my own business (cleaner). It was clicking nicely into place as well. As for moving back to the UK, I think I would but it would have to be for the really right circumstances as its so gorgoeus here. However, the cost of food is high, not a lot of choice but flowers are cheap! Ha

We're in the middle of sale and purchase - depending on your situation it's still possible to move. If the property you're moving into is empty it's possible to proceed as long as you have access to a van and can do the move yourself. Depending on your lender, desktop valuations are possible and if property is empty you might be able to get a surveyor to go round. Local searches are still going ahead, depending on the area and the land registry is able to register transaction as long as it's digital. Our solicitor is advising simultaneous exchange/complete to their clients at moment.

Hi Lara. I really enjoyed your videos. I bought my first home at age 19 with cash. For 43,000 pounds I bought a small cottage near Canterbury in Kent. Back in 1991 properties cost a lot less than they do for the average person. Then I sold it in 2005 and it gave me 120,000 pounds ready for buying my modern house overlooking fields in North Somerset. My disabled son was born in 2007 and then my daughter was born in 2009. I was forced to move to a bungalow to give my son a downstairs bedroom and wet room. My house sold for around 120,000 pounds due to the recession. I had to get a mortgage for that bungalow in 2010. I borrowed 60,800 pounds in August 2010 and paid off my mortgage in June 2017. Mortgage
We are moving from the mainland US to Hawaii.. (I'm English, moved here 18 yrs ago and married my American husband) we had planned it for years... needed to fix and sell house... get rid of 90% of a 3 bed house ( lived in for 14 yrs). We thought it was going to be stressful... but now with Covid19... there are so many unknowns??!! We just booked our flight for the end of June (bringing cats too!...a whole other mountain of paperwork... etc)...we are just taking each day as it comes. Fingers crossed we make it! If you want to move to Oz.. GO FOR IT! Don't wait... start planning... dream big! Stay safe.

Hi Lara, watching this has brought back a flood of memories! The only way I could afford to buy was on a shared ownership scheme with a housing association, and it was just before the 2008 crash lol! My 50 percent share took a long time to get back to its original value and has now probably dropped again lol. Thankfully I love the house and have now been here 12 years xx

Just binged watched your house buying series. I'm in a similar position in that me and my partner are ready to buy and then all of this has happened. I spoke to my mortgage advisor today and going to have an appointment early June but basically she has told me that lenders are doing 10% deposits, there is just a lot less of them out there. HSBC are one of them who are still offering 10%.
The thought of having to hold out and save more than this just makes me want to cry.
Interesting though I had my mortgage in principle extended with halifax today which expires August 2020. And this passed on 5% deposit also. xx
Oh wow that's interesting! We had a viewing today (vid coming soon!) And we might make an offer although I just don't know if it's a stupid time to do it with the uncertainty in the market. You are best off waiting 6-12months especially if you are still looking... We are still going ahead with our purchase (which is still nerve wracking no one knows what the future will hold) but we would only be moving 5 min drive away, we have been told that we can exchange and complete on the same day, the property needs to be vacant for a few days before you can move in, can still rent a van (letter needed from solicitor), some removals are working, we plan on getting some larger items moved and the rest we will do ourselves with a van. Every situation is different though. My partner and I spoke about what might be the best and we considered not going a head but something ‘a feeling’ was telling us to continue
Love watching your house moving journey. We have sold our property and bought a new build, we are both at the point of exchanging but they stopped building ours when the lock down began! So we are just waiting now. Our buyer is fantastic though and he has said he is happy to wait to complete once ours is built! Its still been very stressful! This won't last forever though and then hopefully you will find your dream home! xx

Hi from Arizona! We moved to Arizona almost 4 years ago. Finding a house to buy was really difficult. We lost out on a number of homes for different reasons. Some we could not beat the price war and some were because the inspection came back so poorly. I held onto the faith that when the exact right house came on the market we would find it. It happened! I was online everyday, saw this house come on the market, immediately called our real estate person and the rest is history. Full transparency, my heart was broken when we lost one of the homes but I really just kept thinking about how fortunate we are with all we do have. Keep the faith! :) I know it is difficult at times but there will be a time when you are in your new home.

Buying a house is uncertain at the best of times. We completed on our dream home last September and there were still bumps in the road, at one point our buyers didn’t have the money (right at exchange!) as it was a shared ownership with a housing association and they don’t have to prove funds like the individual does! So we went through a period of possible chain collapsing.
The main thing is that you’re in a position now to buy a property. I wouldn’t fully start the process until everything is more stable and continue to save save save! Xx

Lara Joanna Jarvis it is stressful, my sister bought off a developer about 2 months ago and at exchange he wanted an extra 5k and was threatening to pull out. When you’re buying a house you need to keep your head and try and keep your emotions under control 😘 xxx
We actually managed to exchange and complete back on the 10th of March. This was obviously right at the beginning of lockdown. We were also quite far into the process which helped as well as moving into a house that had been empty for about 6 months. Good luck with buying!

@@LaraJoannaJarvis It's actually been great having a bit of a project and something to take our mind off of the current situation. I'm a teacher so aside from sending work to my students I've got more time to redecorate and make it our own.
As far as the housing market goes we're not too worried about the value of the property going down as we are looking to stay here for a long time anyway.
I really feel for those people in a similar situation to your own, or those who were so close but weren't as lucky as we were xx

Love watching your updates, we have put in an offer, we have the mortgage approved and surveyor done before all this happens but we now need a structural engineer go check some issues and the lady still lives there and is over 70 so in isolation so we are waiting now until the lockdown is lifted, it's hard because we are nearly done but can't do anything now until we can get bits checked out first. However we have seen it as a positive because it gives us some time to save more money and then we can do more when we move in, so you just have to look at the positive bits at the moment. Hopefully all will be sorted soon for everyone. I am sure you will get the house of your dreams soon. X

My friend had the survey done on her house during lock down so I think it depends on who it is and where. Hers is progressing like normal but just a little slower. We thankfully got our keys 2 days into lockdown as the sellers were keen to get it sorted in case it felt through. We’re renovating and that’s becoming tough x
I’m in the process of selling (we’re relocating, so going into a rental first) and our buyer put an offer 2 days before lockdown. He was due to exchange/move out today but there’s been a delay to the funds (solicitors fault) but our buyer has been able to get a removal van from a popular company and arrange for his things to go into storage as it complies with social distancing. I viewed a property yesterday that was empty, the estate agent had opened the house and all the doors and I viewed it by myself, didn’t touch anything, wore gloves and left. All our legal documents are still going ahead but we’re just awaiting our buyers mortgage offer to be agreed. He’s been told that any house with a LTV over 80% would need a physical valuation but he’s been able to reduced the original LTV to allow a ‘desktop valuation’ instead. There were talks of a ‘drive by valuation’ originally! I completely agree that there are no new houses on the market as we’re struggling to find a decent rental in the area we’re moving too. We’re keeping everything crossed that it all keeps moving and hope you and your lovely family get something sorted soon! x p.s we talked about moving to Canada and it’s some we still discuss but think we’ll still go holidays as I’m a home bird at heart! x
We were also told that there would be a 3 day window where our house would be left empty before he could move in and I’d disinfect/bleach everything anyway! The trickiest part is moving with a 3 year old, as our friends and parents would usually help! x

Just for info...the survey required by the mortgage provider is often a desktop survey so the surveyor doesnt actually visit the property. This survey also will not tell you whether the property is structurally sound it will only tell you whether the bank think its worth what they're lending you.
This is why it is recommended that you get your own survey from a chartered surveyor. A bit random but thought youd like to know :)

I’m half way through the buying process at the moment alone. I have had my survey and searches have come back. My solicitor is still working and wants to proceed but the sellers solicitors have closed. No idea when anything will move forward and incredibly anxious time. I’ve also lived in Australia, do it !!!!!! Such an amazing lifestyle. I was an au pair but you could definitely find a nanny job that just may involve picking kids up from school and giving them tea before their parents get home. X

If u buy in UK then the seller solicitor can be closed but mostly they work from home as they just need computer to do their job (1 a week collect post) thats it. Plus if your solicitor waiting for searches result it took up to 6 weeks mine just come back after 9 weeks of waiting so even the seller solicitor “not work” there is still long waiting period for searches result so nothing can be done :( I was on the same position but I contact the seller and say to him that his property is empty and just because of his solicitor will be delay so he will lose money on rent as house is empty and get money from me latter as from his side will be nothing done etc. He change solicitor str8 away as he want sold the house before it “lost value” just try to push both sides and u will be able exchange even Covid 19
We are First time buyers and we were waiting for an exchange and completion date to move and now we have had to put it on hold. We had a mortgage offer which was to expire 30th April but has been extended for 2 months, so hopefully this ends before the mortgage offer expires.

We were lucky to do all that before COVID, I doubt we woulda been accepted with all this going on. Such an anxious time. I will defo have my head in the sand till Wednesday! 😅

We have finally saved a deposit and agreed a sale! But can't even begin the process because of everything going on! Really hope things improve soon for you guys. We are just hoping some cash buyer doesn't come along and swipe our house and that the vendor is willing to bear with us!
Some moves are still progressing. In terms of removals, where we live there is a son and father who run a business together and live together, they are really busy as they can still move people given that they don't need to social distance. Moves are also going ahead where the vendors are moving into an empty property for example. I think it's just case by case. Good luck xx
Im in the final stage of buying my first property, Mortgage came through yesterday and my help to buy application was approved... everything is going through for me with no problems. I feel like the seller is pushing the sale a bit and at the moment i just want to move in otherwise il be stuck renting! Such strange times i don't know weather to pull out or not. ive spoken to a few well known property investors and they have told me they would never buy in my position, especially for my first. My plan is to hang on untill i get an exchange date then re access. Interesting to see what other people are doing 😊

Ours was up from beginning of March and randomly we got the full asking price the first week of isolation from someone who hasn’t been inside to see it - ours is a generic flat from a little estate so if she might have been in another one? Anyway she’s asked to press on with the purchase and we’re happy with that, we saw a nice house before lockdown so hoping that we can go see it again after this is all done! Although not sure how much to offer for the house we want

I think rates will remain low for some time. I think be some fall in house prices. What's tricky is some lenders are looking at high 40% deposits and squeaky clean excellent credit rating. Husbands retail sales and on furlough. We been lucky to get 3 month mortgage break to try save extra money into emergency fund we plan over pay by 3months in next 3 years as 5 year fixed so we up to date. Good luck be patient things will move again before and of the year. The UK house prices are mental.
We had an offer accepted the week before lockdown. The buying process has been so slow for obvious reasons. The mortgage lenders can’t do a valuation of the property so the mortgage offer hasn’t been given yet. We haven’t been given any information about what happens now 😅
We're in the exact same position, offer accepted, searches paid for. We're currently waiting to hear from the valuation team to see if it can be done whilst the vendors are out at a relatives and what counts as an empty property. If it counts we can continue, if not we wait. Great time to pack and clean the current house though and be ready to move the second lockdown is lifted! Good luck and hope it goes smoothly for you 😊
I never bothered with a mortgage adviser in the end, he basically told me that I couldn’t even own a house & that my self employment job wasn’t guaranteed for life (what job is?!) but now I’ve been living in my own house for 3 years with only 85k left on my mortgage.. keep your chin up, you’ll get the perfect house. X

We moved to Australia for a when our girls were 5 and 12 years old. We lived in a beach front apartment in a resort. We literally took a couple of steps from our from door to the sand. The resort had pools, tennis courts and a gym. It was the best thing ever. That and travelling to 21 countries in 8 months with our youngest daughter 3 years ago.

@@LaraJoannaJarvis we moved to Hervey Bay and lived in the Sandy straights marina resort in a ground floor apartment. My husband is a vet so he got work there before we left home. I'm a science and maths teacher so I knew I could pick up work as we moved just before the start of a new school year. The first week was stressful - arriving in a place we had never been, Craig starting a new job and not having anywhere to live. But we sorted it pretty quickly - living in the resort was great. Our apt came with everything including towels, bedding etc so it meant we didn't have to buy any of that stuff as we knew it was for just 1 year.
We had an incredible time exploring new places every weekend and achieving one of our life goals - living on the beach. Every day was sunny and warm. Which coming from NZ was amazing (We often get all 4 seasons in 1 day😂🤣). At the end of our year we hired a campervan and drove from Port Douglas all the way down to Melbourne over the course of a month. That was in 2010.
Then in 2016 we sold everything - our house, car, Craig's partnership in Wairarapa Vet Services and most of our furniture and belongs. We kept a few things in a storage unit the size of a walk in wardrobe.
Our oldest daughter had started uni and decided not to come with us as she had a boyfriend. So we just took Ali who turned 12 the day we landed in London. We travelled to 21 countries doing a fair bit of housesitting including looking after a small hotel in the South of France. Our oldest daughter and her boyfriend joined us for the last 6 weeks when we travelled around the States. So pleased we did this before all this craziness.
We are now bank in New Zealand living in New Plymouth (in a suburb called Strandon) Ali walks 800m to school, Craig bikes 2km to work and I tutor kids from home. We live a 5 minute walk from the beach and a 3 minute walk from the Te Henui walkway which is lovely Bush walk. Access to these places has kept us sane during the lockdown.
I've been watching your videos and hoping for an awesome house to come along for you guys. I'm know it will (we have brought and sold 23 times. The house we live in now is the house we have lived in the longest - it's just been 3 years this Easter. Usually we move every year or more frequently. I think we just finally feel at home.

I'm in the US. I will be building an ADA home starting next week. No problem looking at model homes, lots, meeting one-on-one with lenders or builder as we are practicing social distancing, wearing masks and gloves. Living in an apartment through this pandemic showed me how impractical it was. No maintenance repairs (only refrigerators; not stoves), sporadic mail delivery, and no place to get fresh air. There is no way we will stay here for long and as we are immunocompromised the best fit will be to have a house out in the country. Good luck with your dream.

@@LaraJoannaJarvis An ADA home is a home built with adaptations recommended by the American with Disabilities Act for accessibility. I use a wheelchair so I need 36 inch wide doorways etc. I am a disabled veteran.
Great video- we have just pulled out of our chain as we really feel house price will go down and as we are going up the chain it would be silly to buy now. We are just sitting and waiting 😉
If house prices do crash or go down, there will be loads more competition for properties and there will be more bidding wars so prices will get pushed up anyway, assuming the area is in demand. So I would have stuck with it if you loved the house, especially if this isn't a first time purchase. The price of your house will go down too so its all relative
Thanks for the insight @elliecatify, it's so hard to know what will happen, like you will say there will be more demand but there will also, inevitably, be more supply (sadly for those who have been negatively impacted) I am worried about the rates being out of our reach and also the deposit needing to be 20%!! X

For what is worth, I personally would not entertain looking at moving until we are well and truly out of this current situation. I hate to say it but I think the housing market is going to be one of the many luxuries that could suffer a major downturn. I would sit tight and see what the market is like in 6 to 9 months and what this has also done to funding.
Thanks, Martyn. I agree there will be a big impact to the market, but also lending. Looking at a 20% mortgage will put us at half the required amount saved, so we'll be back to square one! I really thought this would be our year to buy!!
Lara Joanna Jarvis But also bear in mind that you may be able to buy a house for a lot less, and therefore the max loan you require will be less. I think you could find yourselves in the driving seat in another 9 months. I think patience is the name of the game. You’ll make it!.

it's awful for you Lara. But being older and wiser your position is better than many comments I've seen here. You haven't moved on any offers etc yet. Reductions in mortgage offers will align with a fall in prices too. Sit tight, you've come a long way and this situation I believe will become a good situation for you in the shorter long term. Be ready to go with all in place yes,, however don't just 'jump' and grab. I feel you'll actually be in a stronger position as a buyer though it may not feel like that just yet. You'll make a good move this year, definitely. 😘 Just breathe and take your time. It's all outwith your control. Take care lovely. xx
I know someone who has reserved a new build with her boyfriend, from plans/ show home as it was only half built. Building work has stopped for now and she was hoping to be in by the end of Summer but obviously that's not going to happen now. It's such a strange position to be in but at least they are still living with parents so it's not like they are paying rent in the mean time. We bought a couple of years ago but I think in your position I would probably continue casually looking but wait til things settle down a bit to do anything, definitely couldn't make an offer based on a whatsapp viewing. We had to make a decision same day as our first viewing due to other offers made and that was stressful enought having seen it in real life, it's such a huge decision.
It's crazy to think I was adamant we would be having Christmas somewhere else this year and now we might not be able to!! Same as your friend.
There are no houses coming onto the market here which is a big sign of how things are, shame as I do love the searching part!! Thanks for watching xx
We bought our house from a virtual tour and are quite happy with it! We are US military and we flew over to Maryland to look at home and didn’t find anything. Saw the house we are in now online and put in an offer. It would have been a 22 hour drive or another flight to go see it in person. Military families do it all the time :)
Furlough can include regular commission but of course max 80% is £2500.00. X

You can still move, as long as the property is empty, working in the profession we are still selling houses. Yours is a new build isn't it?
The new build fell through as we didn't have the requirements for the help to buy loan back in December, so we're looking at pre owned now and apparently it's the surveys that can't take place?

We luckily completed on our flat we sold just before lockdown ( temp staying at my dads house). We have a new house reserved (brand new) so no chain, got a mortgage in principal but hoping house prices drop 🤞🏻🤞🏻.We are just across the border in Surrey 😊.

Love your updates. Everything is so up in the air at the moment which is really quite stressful! We had an offer accepted on a house and have our mortgage offer subject to survey, but as you mentioned the surveys can’t take place so absolutely everything is on hold. The current owners haven’t yet found a property either 😭 such a shame as like you guys, we finally managed to be in a position where we can buy but now we can’t progress with anything! I lived abroad (Canada) for five years. Interviewed for a job, got it and then they relocated me. Being sponsored means being in golden handcuffs for a long while. Forget career moves or being self employed as both are really difficult in a country where your residency status determines everything, and to move from basic work permit to anything permanent, means jumping thru many constantly moving hoops as well as costing a lot of money. Albeit it great life experience, if you're only considering it for a few years, it's not worth it financially. Emotionally, it can be really hard on families and spouses as for a long time (unless you are the sponsored spouse) you may feel like a second rate citizen. Moving abroad for the life experience makes sense to do before having a world income, owning real estate, starting to build a pension and other life insurances, and having kids. Doing it after you've started on those things, it is so much less interesting because you'll lose a lot of money on your move (not just costs), longterm. Unless you do it after you retire.
Don't get me wrong, I loved living in canada (even winters were ok). It was a good place for me then and there. Now i have my daughter and I have different priorities and living back home in the Netherlands suits us better.

We are currently in a chain for a house not far from where you are but everything is on hold for the foreseeable and may still fall apart due to others losing jobs/income etc. Just had to postpone our wedding until next year as well so all life plans pushed back so far this year :(

I'm in limbo atm, my application was sent 6 hours before the lockdown was announced. Weve continued with the legal side of things but atm were at a stalemate.
It's so frustrating I just want to continue but I'm at the whims of bank. I've got a 38% deposit but my bank is only considering 40% deposit, there also not doing surveys.
I'm in Australia, we were looking to buy on the Gold Coast. I'm now just monitoring the properties, hundreds more now for sale, but I think there will be a crash of about 20,%. I think we will wait for at least six months, as that is when the government's financial assistance to people who lost their jobs ends, as well as the mortgage holidays from the bank's end. If they don't go down, oh well. Six months more to save.

Ah cool, thanks for letting me know! What I meant was people who have bought a home using a mortgage loan and who are now facing the worry that it might drop in price and be in negative equity, but I figured that was a bit long winded to write out. Hope it made sense all the same :)
My cousin Worked for KFC and they wanted someone to move to Australia so she said yes please. She had a work visa for 4 years however she stayed there as she met a man. She married him and had to apply to stay there. She had a terrible time applying. i visited them in the year 2000.
