Put a note through doors of properties you’re interested in near the property you lost. The area is important, not the inside you can change that. I’m a Mortgage Broker and this bidding war some Estate Agents are encouraging is cruel. I agree with so many other people, being a FTB with a DIP in place means you should be having offers accepted! Never discuss your income with the Estate Agents in-house Mortgage Adviser, once they know what you earn they know how much you can pay. Your personal Broker is the only person you should discuss money with. x

I agree with the person who said you make a strong offer and no more viewings and take it off the market or the offer is withdrawn. If it’s a good offer and you are in a good position then they shouldn’t need anymore. We have literally just done this, we were the first to see it and made the offer straight away, told them we were not mucking about and to take it off the market. It’s the waiting that’s not good not the disappointment because you do always pick yourself back up. I’m sending you so many positive vibes. You will get there, it will happen just not this time. Keep putting your vibrations out there for THIS house. Very similar thing happened to us. I kept calling about the house even so and looking at the pictures and visualising living there every single night with positive vibrations. Next thing I know the estate agents were calling me as the original buyers had dropped out! I've now been living in my forever dream home for 6 months. Don't give up on the house if you felt that connection. It'll come back to you.

Oh Lara, it was so lovely to see you both so excited about this house, and I’m truly gutted for you. I’ve been there, it took us from starting to view house in Feb 19, to having my private sale fall through and having to start again, relocating 450 miles away just before the pandemic then finally getting an offer accepted on the dream home and having to wait 16 weeks to get the keys, and another 4 months of serious renovations before we could even move in. But I can tell you now that it’s been 💯 worth the heartache and the waiting. Agree with the advice about making a strong offer and asking for it to be taken off the market, that’s what we did. Don’t tell the estate agent too much, or deliberate with the agent, they are working for the client not you.

I really feel for you Lara, it’s such a tough process. We put in an offer on a property and had a survey done but the vendor took a higher offer so we lost both the house & £500 on the survey fee. Then it happened again on another property so we lost two houses and £1000 in survey fees, we were absolutely gutted. When our forever home came up there were 30 viewings on the first day it was available to view & we submitted an offer the same day which was not the highest offer but due to the fact that we were sold, packed and wanted to be moved in 6 weeks due to our buyer putting pressure on us to complete the vendor went with us. The right home will come up, keep the faith and even though it’s tough please keep sharing as one day you’ll look back and see that all the heartache and disappointment was worth it for what you have. Your home is out there it’s just not quite ready for you yet ❤️
We really wanted to get onto the property ladder and so bought a house which was in a location we were ok with but was much smaller than we ideally wanted and didn’t tick even half of our list, however we went with the mindset that it would only be for a couple years. I’m so glad we did it, we made money on it and 2 years later bought our dream home. I wouldn’t settle on this being your long term home, it’s really not that big a deal moving after a couple years if it gets you on the property ladder x
I’m so sorry. It’s just like this in the States as well. My husband has his real estate license and we can tell you it won’t be like this forever. As long as you’re comfortable still putting out house content, I’ll watch it. Sending love and hugs xx

As they say, everything happens for a reason. From personal experience in this market, we have been looking and offering for over a year and we have finally had success. Top tip (difficult to maintain but it is worth it!) check your instant property alerts frequently throughout the day. With our new home, we were first to view as we had called within 2 minutes of receiving the email to say it was available. After us, there were 2 whole days of viewings! We truly believed previous properties were perfect for us and then our new home popped up. I’m so invested in your journey, would love for you to keep the videos up and your house is out there waiting for you! Hopefully the market will pick up and you are first time buyers, deposit ready and MIP and you will be snapped up! Keep up the good spirits, you will get there! xx

The other thing I meant to suggest (and this is how we found our house) is, if you aren’t already, to be on the emailing list for all the estate agents in the areas you are looking and they should let you know as soon as the property comes to the market! I’ve just binged watched your videos over the last few days as we bought our first house together in January 2021, completed in June - I think we just got in before the market went absolutely nuts and after watching this honestly think we got in just in the nick of time. It will get better - this current situation can’t last forever and I think you would be far better off waiting now for things to calm down, otherwise you will end up paying way over the odds for a property that will end up going down in value when the market eventually comes crashing down. Not even considering the emotional toll this is clearly having on you.
So sorry Lara. We had a similar situation when we viewed a house on Thursday and they had lots of viewings booked for Saturday. We quickly made an asking price offer and they accepted and took it off the market and cancelled all the other viewings. They had 3 children so I guess not having to keep the house clean and tidy was a bonus for them!

I think your videos are very valuable. This is the reality for probably thousands of people as the cash buyer is now more of a concern than it probably ever has been before. I hope you keep making as many of these videos as you feel you can without it being upsetting but it’s an insight I think many people appreciate or may look back on in a year and appreciate. I’m so sorry. Get hard with those agents Lara. They are there to get as much for their clients as they can. You are in a perfect position and they should have given the vendor your offer immediately for them to make a decision on. Go for it x
Hey - please know that this kind of video isn’t boring at all! I love love love watching this and the way you talk us though the process and your updates. I agree with some other comments that estate agents aren’t to be trusted too much. It’s their job to get the best possible price for their client however I don’t agree with those that say ‘just get them to take it off the market’ - maybe a few years back, yes, but not now in this fast changing market. I bet none of these people has ever had to buy a house in this kind if situation - things are absolutely crazy out there. All the people moving out of London are going somewhere no?! Well, except all the Europeans going back home (well done Boris!). I personally know 4 or 5 families from my daughters school in London, all relocating to the countryside. It’s an exodus. And because those people all bought during the financial crash at excellent prices in London, now they’re seeing amazing returns abs are able to buy in cash and be mortgage free. Terribly, terribly unfair for people in your situation trying to buy where you have always lived! I am keeping everything crossed for you x

Also, watch old episodes of LLL, to pick up negotiating tips from Kirstie & Phil. From the snippets of what you're showing on here, you're giving too much away to the estate agents. You basically told them up front that you could put in an over asking price offer, but then you would struggle to go to above it - don't tell them ANYTHING about your budget. Put your offer in,follow it up with an offer email and make your offer subject to contract, survey and the property coming off the market IMMEDIATELY, with all other viewings cancelled. In a fast moving market, make your offer time sensitive - e.g. give THEM a deadline to accept the offer, that way, you're in the driving seat. They will ask to see your financial evidence at that stage, in order for it to come off the market. When submitting it, redact any financial information that gives your position away, e.g. max mortgage price. When chatting to estate agents, use silence strategically - no one likes silence, they will talk to fill it, and in doing so, may give away telling information. They will try to do this to you, so be aware.
Thanks so much for the advice!! I agree people used to be able to say here’s our offer and it’s subject to it coming off the market immediately but this market is just something else! It’s not like those Kirsty and Phil chats back then when that seemed to do the trick. 9 offers here, 27 on the last one, it’s not really like buyers have much control over it while there’s such little stock and so much demand. Will definitely use silence more next time! I wish they could all be as honest as I’d like to think they are. Xx
Don’t hesitate to put in what we in the States call a back up offer or at least let them know you’re still interested should something fall through. Sometimes the craziest of things will line up in your favor. We searched for a home for nearly 5 full years. It’s not easy. Thinking of you!

We had 20 viewings for the last house we loved. They had 24 offers considering over the asking price. Although we said we would pay above, the estate agent told us not to bother. Gutted. Hope this works for you

I really feel for you and I am in exactly the same situation. Currently it is an absolute nightmare especially for FTB. We can't compete with those that have cash to buy especially. I contacted some smaller estate agents yesterday for some advice and to be placed on their lists hoping that something may come along. It is heartbreaking and understand how you feel. With what you're saying at the end about it being groundhog day - maybe the best thing at this point is to keep filming and then when you eventually find somewhere you could put together a long video with all the clips (although hopefully the next one will be the one anyway!). That way your channel doesn't get taken over by lots of similar videos, but people can still see all the frustration and time that goes into buying a house eventually- which I guess was part of the point of filming everything.
Oh I am absolutely heartbroken for you! I really struggled to get an offer accepted on a house as a single buyer, as my budget was limited. I got there in the end with a buyer who chose someone who wanted a family there over an investor, but I completely get the despair every time you are turned down. I really do hope your forever home is round the corner x x

What is with the home markets all over the world? So many people out of work yet everyone has money for a new house? Are businesses buying up the houses to rent them? I feel for you Lara. I do know that the home meant for you will come to you. We literally fell into our forever home last year when we werent really looking. My advice is to pray, live your best life and keep looking. My daughter bought her first home last fall in a very hot market after being heartbroken a couple of times. Her perfect home also came to her almost effortlessly in the end. The sellers were touched that my daughter and hubby were first time buyers who really loved the house. The seller stopped showing the house and accepted their offer immediately vs. waiting and getting more. They were already getting more than expected because of how hot things are. Trust God and your untuition. Maybe take a break and evaluate everything again. Make sure you're listening with your heart and pray. God can and does move mountains ❤

We’ve been selling and buying in this scary market too, I’ve never seen anything like it but things are still coming up for sale so things are moving. Hopefully now the stamp duty holiday is coming to an end normality will resume and somewhere lovely will come on for you guys soon. Since your last video we’ve been going through the many highs and lows of offering on a gorgeous house about 30 seconds’ drive down the road. We’ve now got our full mortgage in place, had the structural survey report back and the seller has agreed to lower the price a bit for everything that needs to be done. I don’t think you truly relax until you exchange contracts to be honest. It’s such a hard market to be a part of at the moment but try to keep upbeat and attract good news your way. Your house is out there, it’s just waiting for the right moment to be put up for sale 🤞❤️

Thats why the estate agent didn't want you to put a higher offer as there was a cash buyer with the exact purchase price. When you like a house go direct to the vendor, pay a visit afterwards. Some not all estate agents undermine the duty of good faith etc ...
We have just been through EXACTLY the same situation with a place! It was so so incredibly stressful! It just felt like there was no hope! It's so helpful seeing someone else go through the same situation so you know you're not the only ones! It really is so emotionally draining! We have actually now found our DREAM house and had the offer accepted but we had to view and offer on the day it went on the market which is crazy?! I’m so sorry for you , it’s took us 2 years of looking and 20 weeks to complete it’s a nightmare at the moment: when the market went quiet I posted on local Facebook sites if anyone was selling privately and I was surprised how many were. The sellers are more flexible on price as they’re cutting the agents fees out and you both just go straight to solicitors to put the sale through. Maybe an option for you to find something that isn’t on general sale x
@@theduchessofmearns it kinda worked for us. We spotted a house that was for sale but not receiving viewings as it was being de-shaled. The agents wouldn’t contact the seller for me so I found her through Facebook. Was first in the door for viewings, had offer accepted and no one else viewed it. We hopefully complete on Wednesday all going well. It’s 100% worth an ask on Facebook someone always knows who is selling it and sometimes helps to be able to speak to the seller rather than a money hungry agent who wants to squeeze every penny of commission out of you
I have been through the exact experience recently, so crazy, so stress, the moment I have been informed my offer has been rejected, I felt so sad..But like other people said anything happened for a reason, definitelt not worth stress.
Remember the estate agent works for and is paid by the vendor. Never give anything away to them that is not absolutely necessary as it may be used against you. Although you are in a good position because you don’t have a house to sell and are not in a chain, there is a real shortage of availability at the moment so sellers can pick and choose.
I’ve just got around to watching this and arghh how frustrating for you! 😢 I honestly feel your pain we’ve been looking for the last year and everything’s going so quick and over asking! Would you consider looking at new builds again? I know they tend to be more expensive but if you have the money, I’d say go for it to cut out all of the heartache and stress from viewings, offers, annoying estate agents etc! Oh gosh cash buyer 😭. That's how we lost our ideal house area. We were told it would go back on the market in a few months as property is being done up and resold - expect to pay an extra 300k though for the development. We loved it as it was. Desperately wanting our family home but there is nothing. Hang in there. They say things happen for a reason.

Buy it see if you can get even if it interest only mortgage. Then you can change to repayment mortgage. Renting is money down the drain. Best of luck. My prays are with you all xxx

Just the way you want to. Live in a caravan or with friends and build your dream home. Pray to God and he will make it happen for you and your family xx
I feel your pain, we have sold and moving out of our house in two days and finding it impossible to buy at the minute! Keep losing houses to ridiculous offers when the houses are nowhere near that value. So many people wanting to buy and house prices are getting ridiculous because of it 😩 xxx
Instead of a bidding war we asked the people interested to write why they want the house and then the price they want to offer ? We took the best couple who could move quickly and the lowest price . Keep going
I know everyone will say it happens for a reason, but that doesnt help. I lost my dream house in a bidding war to a cash buyer! Then several weeks later the agents came back to me and said the sale had fallen through, no idea why and as the sellers had found a house they desperately wanted did I still want it? I then put an offer in that I could afford as in the bidding war I went over budget, I got my house, so yes if its meant to be it will. x
Oh Lara I feel so sad for you. The right one is out there for you. Maybe going back to new builds is the way to go. The Market is just so silly, What I don't understand is how mortgage lenders loan £50k-£60k over the asking price. I pray we're not going to enter a period of lots of negative equity once this has all settled.

But I can tell you now that it’s been 💯 worth the heartache and the waiting. Agree with the advice about making a strong offer and asking for it to be taken off the market, that’s what we did. Don’t tell the estate agent too much, or deliberate with the agent, they are working for the client not you.
I’m going to have to give this “take it off the market” a go! I think in this crazy market at the moment they’ll just laugh at us! Xx

I really feel for you Lara, it’s such a tough process. We put in an offer on a property and had a survey done but the vendor took a higher offer so we lost both the house & £500 on the survey fee. Then it happened again on another property so we lost two houses and £1000 in survey fees, we were absolutely gutted. When our forever home came up there were 30 viewings on the first day it was available to view & we submitted an offer the same day which was not the highest offer but due to the fact that we were sold, packed and wanted to be moved in 6 weeks due to our buyer putting pressure on us to complete the vendor went with us. The right home will come up, keep the faith and even though it’s tough please keep sharing as one day you’ll look back and see that all the heartache and disappointment was worth it for what you have. Your home is out there it’s just not quite ready for you yet ❤️

We really wanted to get onto the property ladder and so bought a house which was in a location we were ok with but was much smaller than we ideally wanted and didn’t tick even half of our list, however we went with the mindset that it would only be for a couple years. I’m so glad we did it, we made money on it and 2 years later bought our dream home. I wouldn’t settle on this being your long term home, it’s really not that big a deal moving after a couple years if it gets you on the property ladder x

As they say, everything happens for a reason. From personal experience in this market, we have been looking and offering for over a year and we have finally had success. Top tip (difficult to maintain but it is worth it!) check your instant property alerts frequently throughout the day. With our new home, we were first to view as we had called within 2 minutes of receiving the email to say it was available. After us, there were 2 whole days of viewings! We truly believed previous properties were perfect for us and then our new home popped up. I’m so invested in your journey, would love for you to keep the videos up and your house is out there waiting for you! Hopefully the market will pick up and you are first time buyers, deposit ready and MIP and you will be snapped up! Keep up the good spirits, you will get there! xx

I’ve just binged watched your videos over the last few days as we bought our first house together in January 2021, completed in June - I think we just got in before the market went absolutely nuts and after watching this honestly think we got in just in the nick of time. It will get better - this current situation can’t last forever and I think you would be far better off waiting now for things to calm down, otherwise you will end up paying way over the odds for a property that will end up going down in value when the market eventually comes crashing down. Not even considering the emotional toll this is clearly having on you.
You'll get there in the end, lovely. God blessed us with our first & forever home, so I know it's possible for others x
So sorry Lara. We had a similar situation when we viewed a house on Thursday and they had lots of viewings booked for Saturday. We quickly made an asking price offer and they accepted and took it off the market and cancelled all the other viewings. They had 3 children so I guess not having to keep the house clean and tidy was a bonus for them!

I agree with some other comments that estate agents aren’t to be trusted too much. It’s their job to get the best possible price for their client however I don’t agree with those that say ‘just get them to take it off the market’ - maybe a few years back, yes, but not now in this fast changing market. I bet none of these people has ever had to buy a house in this kind if situation - things are absolutely crazy out there. All the people moving out of London are going somewhere no?! Well, except all the Europeans going back home (well done Boris!). I personally know 4 or 5 families from my daughters school in London, all relocating to the countryside. It’s an exodus. And because those people all bought during the financial crash at excellent prices in London, now they’re seeing amazing returns abs are able to buy in cash and be mortgage free. Terribly, terribly unfair for people in your situation trying to buy where you have always lived! I am keeping everything crossed for you x

Also, watch old episodes of LLL, to pick up negotiating tips from Kirstie & Phil. From the snippets of what you're showing on here, you're giving too much away to the estate agents.
You basically told them up front that you could put in an over asking price offer, but then you would struggle to go to above it - don't tell them ANYTHING about your budget. Put your offer in,follow it up with an offer email and make your offer subject to contract, survey and the property coming off the market IMMEDIATELY, with all other viewings cancelled. In a fast moving market, make your offer time sensitive - e.g. give THEM a deadline to accept the offer, that way, you're in the driving seat.
They will ask to see your financial evidence at that stage, in order for it to come off the market. When submitting it, redact any financial information that gives your position away, e.g. max mortgage price.
When chatting to estate agents, use silence strategically - no one likes silence, they will talk to fill it, and in doing so, may give away telling information. They will try to do this to you, so be aware.

Thanks so much for the advice!! I agree people used to be able to say here’s our offer and it’s subject to it coming off the market immediately but this market is just something else! It’s not like those Kirsty and Phil chats back then when that seemed to do the trick.
9 offers here, 27 on the last one, it’s not really like buyers have much control over it while there’s such little stock and so much demand.

Don’t hesitate to put in what we in the States call a back up offer or at least let them know you’re still interested should something fall through. Sometimes the craziest of things will line up in your favor.

We had 20 viewings for the last house we loved. They had 24 offers considering over the asking price. Although we said we would pay above, the estate agent told us not to bother. Gutted. Hope this works for you

I really feel for you and I am in exactly the same situation. Currently it is an absolute nightmare especially for FTB. We can't compete with those that have cash to buy especially. I contacted some smaller estate agents yesterday for some advice and to be placed on their lists hoping that something may come along. It is heartbreaking and understand how you feel. With what you're saying at the end about it being groundhog day - maybe the best thing at this point is to keep filming and then when you eventually find somewhere you could put together a long video with all the clips (although hopefully the next one will be the one anyway!). That way your channel doesn't get taken over by lots of similar videos, but people can still see all the frustration and time that goes into buying a house eventually- which I guess was part of the point of filming everything.
Oh I am absolutely heartbroken for you! I really struggled to get an offer accepted on a house as a single buyer, as my budget was limited. I got there in the end with a buyer who chose someone who wanted a family there over an investor, but I completely get the despair every time you are turned down. I really do hope your forever home is round the corner x x

What is with the home markets all over the world? So many people out of work yet everyone has money for a new house? Are businesses buying up the houses to rent them?
I feel for you Lara. I do know that the home meant for you will come to you. We literally fell into our forever home last year when we werent really looking. My advice is to pray, live your best life and keep looking. My daughter bought her first home last fall in a very hot market after being heartbroken a couple of times. Her perfect home also came to her almost effortlessly in the end. The sellers were touched that my daughter and hubby were first time buyers who really loved the house. The seller stopped showing the house and accepted their offer immediately vs. waiting and getting more. They were already getting more than expected because of how hot things are.
Trust God and your untuition. Maybe take a break and evaluate everything again. Make sure you're listening with your heart and pray. God can and does move mountains ❤

Oh Lara, you will get there. As you say, everything happens for a reason. We’ve been selling and buying in this scary market too, I’ve never seen anything like it but things are still coming up for sale so things are moving. Hopefully now the stamp duty holiday is coming to an end normality will resume and somewhere lovely will come on for you guys soon. Since your last video we’ve been going through the many highs and lows of offering on a gorgeous house about 30 seconds’ drive down the road. We’ve now got our full mortgage in place, had the structural survey report back and the seller has agreed to lower the price a bit for everything that needs to be done. I don’t think you truly relax until you exchange contracts to be honest. It’s such a hard market to be a part of at the moment but try to keep upbeat and attract good news your way. Your house is out there, it’s just waiting for the right moment to be put up for sale 🤞❤️

Thats why the estate agent didn't want you to put a higher offer as there was a cash buyer with the exact purchase price. When you like a house go direct to the vendor, pay a visit afterwards. Some not all estate agents undermine the duty of good faith etc ...

We have just been through EXACTLY the same situation with a place! It was so so incredibly stressful! It just felt like there was no hope! It's so helpful seeing someone else go through the same situation so you know you're not the only ones! It really is so emotionally draining! We have actually now found our DREAM house and had the offer accepted but we had to view and offer on the day it went on the market which is crazy?! I’m so sorry for you , it’s took us 2 years of looking and 20 weeks to complete it’s a nightmare at the moment: when the market went quiet I posted on local Facebook sites if anyone was selling privately and I was surprised how many were. The sellers are more flexible on price as they’re cutting the agents fees out and you both just go straight to solicitors to put the sale through. Maybe an option for you to find something that isn’t on general sale x
I agree. Quite a few folk are putting feeler posts out on the local FB community pages and others lettering houses in their chosen area.
@@theduchessofmearns it kinda worked for us. We spotted a house that was for sale but not receiving viewings as it was being de-shaled. The agents wouldn’t contact the seller for me so I found her through Facebook. Was first in the door for viewings, had offer accepted and no one else viewed it. We hopefully complete on Wednesday all going well. It’s 100% worth an ask on Facebook someone always knows who is selling it and sometimes helps to be able to speak to the seller rather than a money hungry agent who wants to squeeze every penny of commission out of you

Remember the estate agent works for and is paid by the vendor. Never give anything away to them that is not absolutely necessary as it may be used against you. Although you are in a good position because you don’t have a house to sell and are not in a chain, there is a real shortage of availability at the moment so sellers can pick and choose.

Oh gosh cash buyer 😭. That's how we lost our ideal house area. We were told it would go back on the market in a few months as property is being done up and resold - expect to pay an extra 300k though for the development. We loved it as it was. Desperately wanting our family home but there is nothing. Hang in there. They say things happen for a reason.

Just the way you want to. Live in a caravan or with friends and build your dream home. Pray to God and he will make it happen for you and your family xx

I feel your pain, we have sold and moving out of our house in two days and finding it impossible to buy at the minute! Keep losing houses to ridiculous offers when the houses are nowhere near that value. So many people wanting to buy and house prices are getting ridiculous because of it 😩 xxx

Then several weeks later the agents came back to me and said the sale had fallen through, no idea why and as the sellers had found a house they desperately wanted did I still want it? I then put an offer in that I could afford as in the bidding war I went over budget, I got my house, so yes if its meant to be it will. x

The Market is just so silly, What I don't understand is how mortgage lenders loan £50k-£60k over the asking price. I pray we're not going to enter a period of lots of negative equity once this has all settled.
