    The main key to finding a quality builder is ask him how much the banks generally appraises his houses over for what he sells them at. If he says over 10 thousands dollars; then the extras money you put into your new house you give the builder directly. He can then add this money to his original price; but must agree to credit the money back to you towards your closing cost. It is totally legal and it is works well once you find a quality builder for yourself as I did. Cheers

    Thank you for the great information! We're thinking about buying a new home and can't decide between bexley and starky ranch. Do you have any thought on those two community? We' re also wondering about sink hole insurance, how important is it to have that in pasco county?

    Hello Lance!! What if you have signed a contract but the agreement of the buyer and builder was that the contract will not be good until the earnest money is put down...the buyer was suppose to send that in the next day...but the next day they didn't want to move forward until they added an agent...the builder I guess loan officer is saying that upper management will have to make that call...what can be done at this point? Also, the buyer never negotiated anything...It is a new construction..

    Great information on how to get the builder to extend his year warrantee on the house that is currently being built for me. Asking the builder to contact his roofer for any roof problem in the future. His drywall person for cracks in the wall in the future. His floor and light people. And so forth and so on should any problem arises in the next ten year. Yes I will politely ask my builder to contact theses people to see what they can do for me. Makes total sense to me. Because what they might have done wrong effects my builder's reputation as well and he knows it and now so do I. Thank you.

    We are having a problem finding a preowned home because of the market. We are looking into buying a new construction home in Lakeland. We have an FHA loan. Is that a loan that will cover new construction? Dont really know where to start. We dont want a high end home we just want a home but with the market we cant find it. Help!

    I have never seen the need to use a buyer agent to help me buy a house (home). The so called buyer agent is being paid by the builder. Therefore that salesperson is representing the builder and not the buyer.
