    29 June 24...Hey Craig...
    Thanks for this video, one of the few we have seen about Cadence at Century Farm not the Cadence at Bainbridge in North Meridian. My life partner and I relocated from Sun Lakes AZ (a large retirement community South of Phoenix this past year).
    We thought we would also purchase a retirement home up here similar to the one we left in Arizona... i.e. in a retirement community. And we almost did... we found a nice home in a retirement community in Napa, but we were a day late in making our offer and lost out to another couple. Lucky for us as it turns out...
    We looked at Cadence/Century Farm, but ultimately ruled them out. For us... the lots were just too small, the houses were too close together and the prices, for what they offered, were at the very top end of our retirement budget. The annual HOA fee is $2400+ a year I believe. Ironically, we ended up buying a home in Century Farm literally less than 100 yards South of Cadence... we got a bigger home on a bigger lot with a bigger garage for about the same amount of money or even less per square foot than Cadence. And the HOA at Century Farm is just $600 a year. (But... you have to shovel your own sidewalk and driveway and mow your own grass...) Sure, our Century Farm home was not new, but it was LIKE new and only five years old. There are more families here in Century Farm as well as retired people and we prefer a mixed neighborhood. Our neighbors have been very welcoming. And, we are just as close to the Y as is Cadence. We've been very happy in the ten months we've lived here...
    We love Meridian especially SOUTH MERIDIAN which I admit is more residential and less commercially developed than is North Meridian. We actually prefer that. It's less than 3 miles to the freeway. And once you learn the secondary streets you can beat rush hour traffic as well if you have to. We think everything is close as even the airport at less than 10 miles is. All the places we shop, WINCO, Fred Meyers, Walmart, COSTCO, Lowes and Home Depot, Walgreens, most of our doctors... are also just 6-8 miles away.
    Yes... the new Albertson's is less than 1/2 mile away... their prices are higher than your other food options and their business reputation is... shall we say... somewhat questionable IMHO. We only shop there for an emergency milk or carton or eggs.
    Brighton Homes is a great developer who typically develops large home tracts and invites several quality builders (NOT the low end charlie builders) to build within their developments. Here in their Century Farm development there are over 600 homes and they rarely become available (only 4-5 now for example.) Brighton is building a new development (Pinnacle) to the SW at Lake Hazel and S Locust Grove Rd. It has some great designs and great builders if you want to be in S. Meridian which I would encourage anyone who cannot find a pre-owned home or wants new and can afford the $600k+ starting prices.
    Lastly Craig, we also looked at the Trinity Valor Retirement Community in Kuna. It was just too far out for us. Kuna is a rural rapidly developing farming community with few shopping, grocery or restaurant options (though a new larger than usual COSTCO is coming there in a year or so. ) We don't golf any longer, so the golf course was not an attraction for us. We also were disappointed that the builders there do not allow any design changes (garage extensions for example to expand their too small garages.) We also thought that the pricing was too high considering the rural location, the lack of shopping amenities nearby and the price per square foot of the homes compared to other areas. We did not even get to the HOA fees with the agent.
    I hope sharing our impressions will help you and your team Craig. All that said, we love Idaho and it's very friendly people in general. Come up here and see it all for yourselves... Whether you decide on Eagle, Star, Meridian, Boise, the Bench, Napa, etc. will be dependent on numerous factors such as location, costs, amenities, convenience etc. In any event there are some great real estate agents like Craig and others who will gladly and professionally help you find the home that's right for your family.     Do these types of communities allow for pets? This community sounds great but the HOA dues are much higher than I would want. I like the idea of group activities being offered and not having to worry about keeping up a yard, so I might consider something like this IF there was a guarantee that HOA dues wouldn't be increased, making living there unaffordable and selling impossible. I also don't like the patio being right next to the wall of the neighbor's house. It seems claustrophobic to me. Also, I like the sun, and it seems like a patio placed this way wouldn't get much sun. I would be more interested in a patio home with a view and fewer amenities to keep the HOA costs down. Maybe just a simple club house and a nice communal greenspace - no gym or pool or pickleball court or activities director to pay for.

    I'm 60 and Cadence sounds terrible. I'm also an introvert, so the high HOA fees would not be worth it to me since I wouldn't socialize at the clubhouse. I think this neighborhood would be great for people who are 75 and older.
