    I stop working for a year because it was becoming stressful. But im slowly getting back into. With all that I know now i will continue to grow my business

    Yes that’s absurd Unc Griff! I’ve had some companies say use “signing agent” as title. Nitpicking sounds like it because they didn’t find any other issues.

      I agree. This is the 2nd time they came at me with the "title might reject it" statement. I guess I should start calling title to verify what their thoughts are on this.

    Lol , you know I put it there but it’s easy to forget it , but every title co I deal with is cool , it’s these signing co that are pains in the asses , they are just worried they won’t get biz , also as a loan officer which I am we also fill out a PA form too , so they already have double duty .. also the signer does a POA for Type O’s , not sure wouldn’t they be allowed to add it if need be ?

    I think I know what company it is but, it's a company I work for in the pass and they have too many requirements so I just don't accept there orders anymore because they put so much stress on me just to complete there orders.

    Title Companies can be picky due to mortgage rates are up. Mortgage professionals have been laid off in droves, so their just being picky due to their not alot of mortgage business like it was a couple of years ago..... They know notaries who are trying to stay a notary their so many asking for business and margins are slim... Thank you for the information.

    Notary Public is different from a Notary. A notary public refers to “one who holds an Office relating to Notarial acts.” In other words, it is more concerned with the person who performs the duties as the act being preformed. This is the official definition in my State of Florida.

      Yes I have heard that. My main question is why would the title company reject the patriot act for having notary vise notary public as the title

      This must be something state specific, the words are used interchangeably in Texas, but the official title is "Notary Public". I've seen documents that say Notary Signature and Notary Public Signature

      Great video . I put Notary Public / NSA on the Patriot Act and nothing has been
      rejected that I know of. Now I have seen in the instructions they ask to sign the Patriot Act as Notary Public so I just follow the instructions. I also had a unexpired ID & the lady knew this signing was 2 weeks out . I called the signing company because she didn’t have any picture ID. I called title & they said to stop the signing . The signer wanted to reschedule right there & they said no call them after she gets a valid ID.

    Understood Griff. I write the full official title of Notary Public where it's necessary. I've never went wrong by doing that. If a Title company has a problem then they can argue with the California state legislature. LOL!

    Right on Griff. I even walked 3/4 mile or so to drop docs at FedEx last week . I didn’t let a car issue be a potential problem for late Docs.

    In FL, a Notary is different from a Notary Public. But some don’t see it that way. As the NSA, we are asked to completed the US Patriot Act only to “certify” that we properly identified the borrower at the “signing appointment” so that the mortgage lenders and financial institutions can fulfill their PATRIOT ACT Regulatory Obligations; therefore, I’m lead to believe that a Notary isn’t authorized to completed said form. Either way, many many years ago, I was taught to always write Notary Public. I guess it all depends on the day of the week it is….Hope this helps!

      I understand what you are saying. I just wanted them to actually tell me the reason with some proof. Because I would need to go back and change about 200 of them. There is just to many person preference rules with no explanation.

      You bring up a great question...Who is authorized to fill out the USA PA. Some say Loan Signing Agents but where is it written that specifically a LSA, Notary Public, etc is authorized to fill it out.

      Keep in mind, Signing Companies and Title Companies aren’t perfect by no means. Think about it, they may have recently learned about it or just picked up on it and decided to bring it to your attention. If they allowed it this far, that’s clearly on them.

      @noteadoc I agree with your statement. that is why I was pushing for them to lay out the legitimate reason for the change. We are not their employees to just do what they say no questions asked. I am researching what the financial industry says about this form. The form is really from the lending institution to ensure no money laundering is taking place.

      Regarding who’s authorized: It’s my understanding that a Notary Public, and a NSA is authorized so long as they are certified and Commissioned by their State: meaning proper training of loan documents. I’ve found several “grey” areas when dealing with notary topics which isn’t always good.

    I had a Title company that SPECIFICALLY put in their instructions a few times to put Notary public, they also had a sample sheet, and told me on the phone. I was so put off by it I contacted the NNA. They told dont put Notary Public unless Im notarizing in that capacity. I contacted the Title and advised them I wouldn't be putting it down, why, and what the NNA advised. They said okay that's fine. I still get signings from them. I write Notary Agent....... always.

      See this is what I am concerned about. So many different views on this one form. Yet no one can give just cause to their view on why a notary should put notary public. Thanks for sharing

      I always put Signing Agent on that form… 3 yrs..never had any problems…

      Yes I was told years ago that I should be putting Notary signing agent on the patriot act form because I was not acting as a Notary Public for that form. All those signing agent titles are made up anyway. You can probably put CEO your company way and it would not be rejected by the bank.

      He did his license renewal in front of me at the title office by logging into the DMV site, paying and printed the confirmation sheet with his new expiration date on it. Which had same ID# as his expired license

      Only downside is you can't do online renewals back to back (at least in my state).
      My last renewal was done online so my next one has to be in person.

      @@GriffinNotary Cool if you can do that in your state. In CA it doesn't work. I have to get 2 credible witnesses if the ID is expired.
