Guys, Unit owner here. aside from branded deliverables like fridge, bed and fixture. Quality of unit very lousy for a Luxury brand. AC condensers are inside the unit and creating a bad noise. Like you’re having sound of a generator inside the unit. So for those taking over their unit, you should look out for this.
I have a unit in the upper floors and I don't hear the four Aircon Condensers inside the ledge of the living room. I thought about using cork material to seal the ledge during renovation but it was not necessary. Aside from cork material, I suggest adding another layer like a wooden board to seal the top and side area of the ledge if the noise is that bad. BTW, units at One Shangri-La also place their AC condensers inside the ledge and I nor my tenants have ever complained about noise.
Those monthly rates are just "teasers", There's either a large downpayment or several balloon payments, or both, since their financing term is usually a max of 7 yrs, unless buyer is able to get a better deal via their banks. Better get FULL DISCLOSURE before putting down a reservation fee or downpayment. And that's typical with any other condo development in the Phil. Also, parking slots are sold separately
@@ramlopezrealty This building while nice, is not equal to your company's other buildings, as the balcony is ultra small and the services are lacking. The Shangra-La at the Fort, Wack-Wack, & Aurea, are much better buildings/unites, in a MUCH better set of locations!

The Westin Residences, in fact, has full hotel concierge service of the Westin Manila hotel next door. You can even have turn down service, baby sitting, cleaning, laundry and have food delivered to your condo from the "Westin Manila Hotel". I doubt Shang Wack Wack or Aurelia have full hotel services. I also own several condos at OSP and my tenants can't get hotel services from the Edsa Shangri-La Hotel next door. Lack of services? I can easily tell you know nothing about the Westin and it's fairly obvious.

Show us how far the closest supermarket, stores, schools, etc are. Also what about garage or parking spaces? Don’t just show the “bling bling” 🙃 show us the closet and storage spaces. If I’m spending that much money on a condo, it better have a nice walk in closet 🙄 and large kitchen pantry.
The Westin Residences is just across the street from SM Megamall and a short walk to the Podium and Shangri-La Plaza Mall. In fact the closest entrance you'll see once you reach Megamall is the supermarket. The Westin is also located at Lourdes St which is exactly where Lourdes School is.

My bad. 1,300USD monthly is not the income for the rent (if owners wanted it to be rented, the price is different and is definitely higher). 475k is owning it and 1,300USD/mo is the amount s/he ONLY needs to pay to get the unit. So Php 208/sqm is a lot cheaper considering all those amenities and services plus gorgeous lobby. And if someone can afford to buy a 500 sqm condo (most probably the penthouse), Php 108K a month in HOA fees is just a loose change.

@goldmember298. I live across the bridge of San Francisco in the Eastbay area of San Leandro. Price of two and three bedroom condo cost around $460k to 550k. Way more spacious than condos in BGC. A 20 min train ride to downtown San Francisco and 25 min drive to Silicon Valley. Obviously there are more jobs here that pays a lot more than BGC
