When you are looking to buy Land people always think more is better. But when you purchase lots of land comes with it lots of expenses. In fact the more land you own the less likely you are to make a profit.
This is because you will spend most of your time taking care of the land and wasting valuable time and effort on things that are very unprofitable. Things like raising sheep for lamb. This is not a good way to make use of your time, money, and land. So how big is an acre of land and is it enough to start a smallholding..?
You could earn more profit from a no-dig garden on One Acre than you would raising sheep over 10 - 20 acres.

People don't really understand how big One Acre of land is. You can get 30 Homes on one acre of land and you can grow way more produce than you will ever be able to eat.

30 homes on 1 acre? Better stack them on top of each other. No parking and no green space. I don't want a postage stamp lot. A 1/4 acre lot is to small. Good info.

I agree...just saying it's the approximate size of an American football field isn't enough - put a mannequin in the middle of the graphic at least to give you some type of scale...
We're in Ireland, on an acre of land (freehold). Discounting the cottage and a couple of small barns, the acre's hedged thickly with native trees and shrubs. We grow enough veg to feed ourselves for a year, using no dig and raised beds and we're about to sow grain crops to feed the sizeable flocks of meat and egg hens we rear. We're elderly so more than this would be too much for us to handle. Part of the acre also contains a small woodland including apple trees. We use a small polytunnel but it's helpful for winter crops. I can't speak for the UK but honestly, an acre is plentiful for self reliance for a couple or even small family. It's still hard work..the land is hard packed clay, hence the raised and no dig beds. We'll be growing the grains in traditional lazy beds. It's all doable. We also harvest rainwater for personal use. No lack of rain in Ireland!
Hi Trish you are doing quite a bit on your acre. It goes to show how much you can do with one acre. I hear too many people wanting large parcels of land but they have no idea of the work involved and also how they are going to care for the land as they get older. The more land the more machines and expense it takes to look after it. I have just 2.5 acres and it's all go I really need help lol which I hope to get in the future but at the moment it keeps me fit looking after what I've got. I've been fixated on looking at 4-5 acre plots lately in Wales but you made a great point about the work involved regarding the upkeep of the land around you. Always learning useful information from your videos lately. Good news for my budget too now I can stop dismissing smaller plots!
Yeah, your right don't dismiss small plots obviously if 5 acres comes up at the right price yep buy it. You may be able to sell some and get some money back as I did. But deffo don't dismiss 2-acre p[lots they are a lot of land to care for and you can get around it in minutes. No need for machines to care for it and you have to look to the future as you get older you want to make sure you can care for it all so that you get the use out of all the work you put into it. Lol I get asked all the time and people are always saying is that an acre pointing at my fields. They are shocked when I say what an acre actually is lol and the size of it.
@@SmallFarmerLife on a side note. I "discovered" two thirds an acre on my plot! One field is around 6 acres. But the fencing was within its boundaries. I only discovered this extra land when I was looking at the way the land fell away (hilly in places) and where an old tree line still stood.
I checked the land registry map to a Google image and overlayed them.
Joy for me. Extra wood for the fire. And a possible future argument when I mark this as mine down the line!

Wow,,you walking around puts it into perspective...I just bought 2.2 acres of land and thought it would be too small and was considering buying the plots around it, but now I dont think I'll ever need those other plots so I'll be ok with the 2.2 acres..thanks
I live in the US and just wanted to say thanks so much for this video. It helped me to understand an acre and possibly what really is needed for a small farm. We're looking now and I thought more is better but you're right, you can do a lot with just one acre.
Hi, I have traveled across the US drove the Ford Mustang convertible all down the west coast and on to Las Vegas was stunning country. I have looked at land for sale in the US and if you find a piece in the right zoning area then you should find it cheap compared to the UK

Hi mate go out start asking people around local villages don't be shy, yes there will be lots of NO'S but you only need one yes this is how I did it and all my friends who own land. The person you ask may not be selling any but they may be someone who is, we got passed down the road from a horse tack shop and the land was like right next to me all along. Took about 3 months all in. Good Luck...!

Hi, start a speciality mushroom farm and micro greens. You need little space, no large machines or anything. You could do both at any age and can make a pretty penny doing either one, maybe plant some garlic to sell as fresh garlic they don't call it the mortgage payer for no reason. You can do a lot with that amount of land using only a fraction of it no need for lots of animals or massive work load. Mushroom spawn is like yeast once you have it you don't need to keep buying more and micro greens are any salad green or vegetable which grows or spouts in most cases to harvest in 10 - 14 days
You would be surprised with how much you can do with a garden tractor and implements ( used of course ) or a walk behind tractor.
Yeah, you certainly can but you see people buying way more than they need. I don't use anything to keep on top of my 2.7 acres except hand tools and the mower.

I want to own my own small farm to include small Dexter cattle and rare breed pigs and have all the trials and tribulation to look forward to however in your opnion what would be the minimum acreage required for this type of enterprise?

That all depends on how many animals you are keeping..? I cannot say how much land you would need if i don't no the amount of animals. Im sure there is a minimum amount per animal, but depending on how you keep hem indoors in winter and grazing in summer. you could possibly rent land to graze as it is really cheap to rent land and you should find some local. Plus if you rent land and it takes you over 12.5 acres you get permitted development rights to build a barn on your land

Hi not really it may make it easier to go down the 4 year 1 day route but would make no difference to getting planning unless you could applye to have barn converted but it would have to be an old barn or stable etc
Awdo,quick question...I'm looking for a piece of woodland to live in and create a family homestead but a lot of the woods for sale are sold through companies such as Woods4u etc and they make you sign a covenant before you buy basically saying you can't live in the wood.
How legal is this? Should I simply not bother with any of the pieces of land there selling?

They are arseholes they buy the woodlands without covenants and sell them with. What you want to do is try and find someone willing to sell land with woodland attached to it. Have you watched my video on the best way to find land..? This is how I and my friends all found land and we are like within a couple of miles of each other. Mist land is sold under the table to people who are local or just people in the know. You really need to be out there asking and leaving your number with people

i have been looking at exactly what you mentioned in your video, the 12.5 acres to get permitted development so we can start a small farm but the cost of land is off the charts in the uk. you make such a good point about the size of 1 Acre of land and what you can do with it.

Honestly, if you had 12 acres which is a lot of land you would either not use it or be forever cutting and maintaining it. If you listen to the people who are successful in farming they are always asked the same question what would you do differently they always say start smaller. 2 acres is plenty for permaculture and no dig systems, mushrooms, or chickens. You only need a lot of land for cows and sheep. As far as permitted development goes it is not a dead cert that you will get it because you have the land. Not only that but you do not need to own 12.5 acres you can rent 10 acres which still counts as permitted development. Also 2 acres and you will still get planning permission for barns, and stables and to start a small farm. I know people who have done it on a quater acre plot. Good luck with your venture

@@eugenebench5895 I would suggest you try get the farm to the point where you cn start to farm as soon as you have the caravan on the land. Also do not tell them you are moving into the caravan yet or straight away tell them it is for health and safety in workplace which is the law and you have to provide. It is not as if they are going to watch 24/7 to make sure you are not living there. Plus, when you do come to say you are living there, you will have your farm up and running and can say it was just not possible to do the farm or take care of the farm without being on the land 24/7. If you just move onto the land without anything working on the land then they will just think you are trying to have one over on them and they will check all the time to make sure you are doing hat you say.
