    Meet friend German Yakubov.
    We met at a night club and we both happened to share a table in the VIP section in Philly (not flexing, just being honest) and we hit it off. My trip lasted for several days after that night and we hung out one more time before I left.
    After that we fell out of touch for a year or so. Then he hit me up out of the blue on Facebook and told he me was coming out to LA. We me up and touched base and then thats been our trend ever since, either we'll travel together whether its Cabo or Vegas or go sky diving or whatever, everything is based around us doing something cool with other likeminded people that are either in tech or own businesses or have something going on and are successful in their own right.
    We share ideas, we learn from one another, we grow together as a unit. For me, I think relationships like these make you a better person. It's been great to watch him grow and see him climb.
    He started Haverford Square Properties in 2008 with his brother (who is also a great guy) they co-own the property company together and started with one small deal. They buy deals, (good deals) and either remodel them and rent them and do whats called a cash out refinance (take money out of the property in the form of a new larger mortgage replacing the existing mortgage) and then use those funds to buy a new property and rinse and repeat this process.
    The key to finding a good deal so that you can continue this process.
    The next phase of his strategy is to buy cheap land and use his crew to build multi family properties on these lots and either sell them for a profit. The key is activity, healthy activity and buying good deals.
    Together they focused on small deals, tons and tons of small deals, and now they are in the process of selling off some of their small deals to focus on larger deals as those big deals have economies of scale and will yield bigger returns long term and they are also easier to manage.

    He might gross $212,000/month with this building but what’s the cash flow to him, that’s what we’re all really interested in!

      About 50% to him now however, down the line that $212,000 will only increase and debt will only decrease. He plans to sell a lot of the smaller deals this year and move his equity to larger size deals and double his inventory and do the same to his cashflow.

      ThisisJohnWilliams $100k is still insane cash flow I think!
      I’m in the UK, I’m 22 and I’m trying to get in to property as it’s my end goal, I’m obsessed with it. What’s the best way for me to generate the income level necessary to get into property? Looking mainly at student housing here at the moment, houses with 4-5 rooms paying £500 per month each (quite a decent amount here for students to pay).
      Would you say there’s a way that can accelerate how quickly I can get I to this sort of thing John?
