    Unfortunately it is a common frustration in the Philippines. The red tape, the lack of transparency and clarity, and the many useless people you need to deal with before you reach the end of the process. It’s even worse when dealing with government agencies.

    I can imagine how stressful and frustrating that was. You should escalate that leasing personnel to someone’s responsible for him. Based on your conversation, he DEFINITELY does not deserve his job title or anyone’s trusts.

    Though you had to undergo a very bad experience, good thing you were able to document this and make it public. Now we know how the rank and file of their office operates. I hope the Araneta family sees this. Heads will definitely roll once they find out.

    I used to work in a mall, nit exactly in that department (leasing) if I'm right, but If they are handling official business they could at least let you in the office. That's standard. Why just outside and no proper follow-up? Good thing you stood your ground. You can contact the Mall's office. Not just an "agent" be careful of scammers Seungha, there's many of it in the Philippines, I know this is a beautiful country but some people especially on metro manila not all but yes they are a lot. We also call them "manloloko" take care always. Don't get easily fooled we know your smart.

    When doing business dealing do not meet them in the mall they should have office and be with the lawyer also to protect yourself.

    Oh, Seungha. That is so frustrating. I hope you find a better mall (and a better person to talk with) for your food business. Aren't there still stalls available at SM North's new tower? At least it's near even if more expensive... Or maybe try some other building in Araneta Center

    They should invite you to their office to discuss about the leasing. When I saw the guy wearing just a polo, I know something is wrong. Anyway you will get one. Goodluck.

    @AranetaCity hope Araneta City does something about this. they’ve always been nice and welcome, but hope the leasing management in Ali Mall improves. i’ve seen spaces in the foodcourt come and go all these years. mostly empty even if there’s a lot of people bc of the govnt satellite agencies. hope the management improves. hope this experience does not ruin the good memories there.

    One possible reason why he's offering you another location is because there's already a Mr Kimbob in Cubao Gateway mall. They already have more than six locations in Quezon City. They asked for your menu to check if you're offering something better . You may be an unwelcome competition.

      they maybe failed to check the menu first and agreed to do the contract right away and because he is a small business they just tossed him to different people and now they don't know how to deliver the news to seungha

    Seungha carefull in dealing with people, go straight to the manager and ask somebody to explain every details of the contract before signing, hows your gf haven't seen her with you, God bless 😊

      Hard to compete online. Also, delivery fee is something that buyers shun away from. Really so much better if you have a physical store.

    Common sense bro, "never" trust your signature to a stranger. Know, read, understand, check the credibility, authenticity, of who are making the contract first before you decide signing. Scammers have many ways to make you a fool to use your "trust".

    Next time, i think its better to do a background check with people you transact business with. I'm not saying they are scammers, but it is better to be cautious nowadays. Also, this video is a good proof in case you run into complications/problems.

    Don't concentrate on them if they want you badly they should not waste a time also come to think of it there are sign of some delay. Let them the one chasing you because you know your value in this industry. Have a lawyer to check the contract before you sign on it. Goodluck and fighting!

    I can feel your disappointment towards that guy you were dealing with. He is really unprofessional one. After all, he doesnt know how to deal with his clients. Better try to deal with professionals having integrity. You still have time to search and deal with the good one. Be strong, u need to continue to pursue other strategic places for your business.

    As a foreign buyer in the Philippines when i bought my condos i delt with many gagos and bobos. When it comes to doing business filipinos seem to be very palpak so if you ever want to deal business with them make sure you do a background check on the company/persons and build a relationship so you can trust them and your time is not wasted. When i watched you talking to that man in a dark room that looked really unprofessional. Hes a scammer for sure. Take care bro fighting!

    Dude, that’s the problem of doing business in the Ph. The palli-palli culture of Korea can really make you feel 답답해요 when dealing with Pinoys in business. It’s either that or there’s a scam somewhere. It’s a common knowledge that people tend to take advantage of trusty and “naive” foreigners. Everyone can be hospitable and welcoming but watch your back once there’s possible big money involve. Check their ID’s, call their offices (best if landline), do your own research especially the legalities of engaging in business etc. Pinas is high-risk. Just look at the current circus called politics. 😂

    Try leasing at Farmers Plaza near the MRT it's got busier human traffic there because it's a dropoff point.
    Also I suggest next time when you do business bring along your girlfriend or a trusted Filipino friend to act as witness and interpreter for you. Good luck!

    Good luck in finding a new place for your business. I feel your frustration but you must know that you will feel a lot of inconvenience living here in the Philippines. Wait til you buy your first property here. Many people will fail your expectations 😅 As a Filipino who is already used to it, I can only get mad, scream if I must and move on. If there is a way to report them then I'll do it.

    In every place there is a snake,if you try to rent a space ,you should do it in their administration office ,always have a witness ,take a pic of a person & id or ask an id , if something happens there's a lot of Filipinos who helps foreigners in legal matters , not every Filipino is like that , a scammer! Praying for you but next time be careful

    Hope the top management of Ali Mall has already contacted you. It’s really shameful. They don’t know the meaning of “word of honour”. Next time you negotiate a contract, specially when you pay, look for the highest officer in charge in his office (Administration Office). Don’t rely on people roaming around. Sadly that is the culture of most people in the Phils. We seldom meet people who are really knowledgeable. Even voting an appropriate President is a problem.

    OMG. Do they even have an office? Just meeting you in the mall? The contract should be read by a lawyer first to protect yourself.
    Perhaps that was a blessing in disguise!
    Deal only with professionals to save yourself from scams. Remember, always consult a lawyer and also checkout the background of the person you are dealing with.
    Good Luck on your plans and do not give up on it. It will come with many challenges that will make you stronger and well-informed.

    There were several influencers who sign contracts to endorse brand but filed complains in Raffy tulfo show , rights to their tiktok vlogs became property of the one who gave them contract .

    Please go directly to the mall's office. You can talk directly to their staffs about your business. Signing contract outside its office is not a good sign or idea bec.if not,people are going to scam or fool u. Please,be more careful in the future.

    Hi Seungha. I don't want to jump into any conclusions since there are info I'm not aware of like how you got in touch with the said contact in the first place. Is he really part of the leasing department? I don't think he has any authority coz I heard him he will need to submit your papers to upper management (who does the deciding). It will be better if you have contact with a decision-maker. Also possible scenario here is that even though it is first-come first-serve, it will also depend on the type of food you offer. Maybe you are replacing a vendor that used to sell milk tea (so maybe they are looking for other milk tea or drinks vendor?). So they will look for the first applicant with the same food type. The only thing amiss here is that they did not PROPERLY RELAY to you the process, the reasons, etc. Maybe your contact person is not the best at communicating in English or re this matter.
    I would suggest though instead of or maybe aside from looking at malls, look for places near a school. Your food might be well-received there esp in universities. Check out Ateneo, UST, La Salle areas, etc. You might also want to look into Cloud Kitchens. There are so many now here in the Metro and I see them on Grab. It's not obvious they are cloud kitchen but I notice that they all have the same address even if they are offering diff food. I think this will fit you more.

    Yeah Boo, take SM Cubao basement food court more people goo there but maybe more expensive than Ali Mall food court in the third floor not more customers 😂
    What i like in sm cubao foodcout is Goto Lechon yeahhh i love it when we're there 😂

    Exposing him was the right thing to do. His superiors should be taking a long hard look at his performance because he’s hurting the brand!!! Employees like him that are inefficient shouldn’t be performing the task that he has. If his employers don’t see it, then they’re just enabling him to underperform and paying him well I’m sure, to do so.

    Ali Mall is a very old, probably one of the first mall in Manila. They're a bit outdated. Don't waste your time in Araneta Center. Araneta was one of the first commercial center but they're lagging behind Ayala, Robinsons, Megawold, SM. Aranetas poor when it comes to managing their businesses.

    Why AliMall? Does it have a good market? I would start first with weekend markets. Maybe it's a blessing in disguise not to commit so much. If starting small business that has something to do with food, it's better that you personally oversee it (though that would take away your time from doing other things) coz pilferage of stocks and even earnings are very common unless you have specific amount of stock/inventory easy to check.

    Be careful he might be a scammer. You should deal with their management office not with a person who might be scamming you. Ask the infomartion desk of Ali Mall on your interest and do ask other mall tenants on how they made contract woth Ali Mall. Usually they have office at the mall.

    Don't be sad not a getting a space in Ali Mall. The mall is one of the oldest in the Philippines and foot traffic is less compared to SM or Ayala malls. The gay manager is so unprofessional. Maybe you're not his type thats why he acted like that .😁

    Just to warn you, but not to discourage you... When you want to do business in the Philippines, be prepared to meet those types of stupid people (unfortunately), and if you will employ a person to work for you, also be prepared that the person/people will borrow money from you. that's the "utang" or "bale" culture of workers here in phils. (hidden costs of doing biz lol)

    He is making it hard for you. You can probably report him to the management or don't bother reaching out to him. Something better is waiting for you. Why don't you try to sell through Facebook online in the meantime first and let the customer pay for the delivery fee like lalamove delivery. Just post a picture of your kimbap and let the customer order from you. Just a test market.
