It’s crazy cause Nashville was an affordable city to raise a family in. Since 2013 when I graduated high school I noticed everything continued to get high. Same apartment you can get back in the day for $600-$700 a month is now almost $2000 in a 10 year span

It's going to have a trickle down effect on the community.....folks won't have any extra income for intertainment or dinners out... businesses will suffer, jobs will be cut again. Longterm, apartments will be vacated by folks looking for homes to share.

I remember when a 501 square foot apartment w/a stackable washer/dryer, covered parking, no fees, one payment when u moved in for a pet deposit and didn’t matter which floor u lived on, rented for $450 in dallas...this was 1997-2003 and as long as u resigned, ur rent usually stayed the same!! I wked as a receptionist and always had alot of money left over!!! Just so sad for young people today!!
It is me. I am young people today. It is so hard to find anything affordable. I speak/ know 4 languages, have a diploma in Healthcare, and make 18$ an hour, and still need my mom's help. Please let us vote for better policies in housing. ^.^
I still remember 2nd, 3rd, 4th tier cities were having reasonable rents that fit the income level. Now the rents are CA level while income isn’t. Also, if landlord insists on 3x income to rent ratio, many ppl would not qualify when rents are this level.

Even if they offer affordable housing, most residents will not have the credit score or income to qualify. Affordable and market rate housing is not low income housing. You still need about a $60,000 a year job or more, and a good credit score to qualify. Not to mention the one bedroom per child rules.
Most rentals do NOT prohibit having roommates (even 1 bedroom units) so long as they're also on the lease. Many rentals actually turn a blind eye so long as you're not causing trouble.

Young people are doing everything they were told to do....work hard, go to college, get a job, pay your college loans....but it's still not enough to rent an apartment by yourself. Naturally, rent will increase over time and especially when there is inflation due to additional "true" costs, such as maintenance. I agree with you on this point and think it is reasonable to increase rents over time. However, when a management company increases rent from $12000, to $1,700 or higher in one year on a small apartment, you can be assured this is price gauging. This type of greed is becoming the American way. It is changing our society too where there is a growing divide with fewer middle class families. Not many could afford a 20%, 30%...60% jump in rent. With inflation, salaries remaining fairly flat, and increasing housing prices, many are barely able to scrape by.

Rent control has already been proven to hurt tenants over many different instances in which it was trialed.

Commuting is an issue but as of today there is an all time record high number of remote work jobs available. That's an angle to pursue.

There is no such law. The rent/mortgage to income ratio is just a guidance for tenants and landlords. It's not a requirement.
