Welcome to 210 Spaulding Pond, a truly authentic Maine-made lakefront cottage that offers the perfect blend of rustic charm and modern comfort. Situated on the serene shores of Lombard Lake, this hidden gem is a testament to the beauty of nature and the craftsmanship of its owner. Here's what you need to know about this remarkable property.
This cottage is a labor of love, with a significant portion of its lumber sourced from trees on the owner's land in Wells, Maine. It's a testament to sustainability and the pride of cabin ownership. From the built in bookshelves, daybed storage, lakeside windows to the screened in porch, the design was well thought out.
Lombard Lake, covering 277 acres with a maximum depth of 38 feet, provides a tranquil and private setting. The lake is home to brook trout, salmon, and white perch, making it a paradise for fishing enthusiasts. You'll have access to various water activities, from canoeing and kayaking to swimming in the clear waters.
The town of Lakeville, with its population of around 100 residents, offers the seclusion you've been seeking. This haven allows you to escape the hustle and bustle of city life while providing endless outdoor adventures. Explore the four seasons of recreation, including boating, hiking, mountain biking, ATV trails, and snowmobiling in the winter.
This seasonal off-grid property comes with the perks of road maintenance by the association (approximately $200/year). However, please note that the road is typically not plowed in the winter. Additionally, commercial activities and cottage rentals are not permitted, ensuring your peaceful retreat remains just that-peaceful.
The cottage, built in 2005, features two bedrooms, one bathroom with a shower stall, a composting toilet, and an outdoor privy. An engineered gray water system services the cabin, providing an eco-friendly solution for wastewater management. The cottage also boasts a sturdy concrete on-grade ring beam foundation, 12+- inches thick by 24+- inches high, which provides better weight distribution ensuring stability and durability for the structure.
You'll be captivated by the stunning western exposure, offering breathtaking sunsets over the lake. The property spans from the base of Lombard Mountain at 480 feet above sea level to 780 feet at the back of the lot, making it a hiker's paradise. The soil is Canaan, known for its stoniness and sandy loam texture.
As for the property itself, it comprises 12 surveyed acres with an impressive 368 feet of lakefront. You will find growing throughout the lot, towering Northern White Pine trees, Hemlock and Spruce trees that are well over 200 years old. It is an impressive and rare forest.
If you're looking for a getaway that's not too far from civilization, you'll find Lincoln just 40 minutes away, Bangor and the International Airport within a 1.5-hour drive, and Boston a manageable 5-hour journey.
This is an opportunity to own a slice of Maine's natural beauty, a place where you can immerse yourself in the tranquility of nature while enjoying the comforts of a well-maintained cottage. Priced at $260,000, this property offers 12 acres of pure serenity with a cottage built in 2005. Don't miss out on the chance to make this charming lakefront cottage your own piece of paradise.
that's a beautiful place, I'd want to live there year round !
I could spend the rest of my days there. They would be glorious days. Plenty of spaces and acreage to make any dream come true. Thanks for sharing this access in the special way that you do.
I'm off to buy that lottery ticket...
I agree. Thanks for watching.
I wonder why the owners went through the trouble off having a gray water system engineered but didn’t take the extra step of making it black as well. Seems it wouldn’t be that much more difficult and solves a lot of the problems of not having septic. I find it odd that septic systems are expensive and hard to approve and they allow a privy that is worse for the environment.
That’s an awesome cottage! I’m so happy to see someone using those Solar Tubes. Gorgeous property. Nice to see an old growth wooded area. Thanks Peter & Carson for the tour!❤️
❤ the father/son team!
Just beautiful. Someone is going to be very lucky to own that.
Yes they are. Thanks for watching.
Wow! That’s a cool cabin. You will sell that soon.
*United Country Lifestyle Properties of Maine* What a gem, thank-you gentlemen for taking the time to show us around. GOD Bless.
Glad you enjoyed it
Well presented, beautiful cottage well worth the money. If I was 30 years younger and the drive into the cabin was not so long I be signing the papers already. I hunted the area for many years and spent many days there in the summer and fall. Tanks for sharing.
Thank you Robert.
Beautiful spot! Looks like a lovely place to swim 😊
More Carson, and we love the Peter & Carson Show!
I know Lincoln very well. Most of my Mother's siblings lived in the area. Nice main street small town. no stop lights. Decent people.
You go out and do stuff despite the weather because it you don't it wont get done! :)> Generally 3 degrees in January. Stop at intersections cause you can't see anyone coming because the snow is too high/ deep :) Snow chains and ice fishing.
BEAUTIFUL....I COULD LIVE THERE FOR THE REST OF MY LIFE!!!
What an amazing property! With acreage!
It really is. Thanks for watching.
What a serene locationn and sweet cabin.
Beautiful property
Omg that’s lovely!!
Thanks for sharing.
Beautiful I would love to live there!
I can’t believe they are selling. It looks really well made and has some nice details.
The seasons of life. You are correct, it is very well made and attention to detail was not spared.
Wow beautiful place !
It is a beautiful place inside and out. Thanks for watching.
Just outstanding.
I agree. Thanks for watching.
I would never want to leave
That is the feeling you get when you are there.
Sweet camp!
Really nice!
I think you forgot to show “coffee dock”, so this does have a dock? I saw one in the back ground, looks like an aluminum dock?
My biggest concern is the boating. I am all for peace and quiet but if I can’t get the kids out there on the water wake boarding and jet skiing they will not want to go up to camp. Quads and snowmobiles are fun too.
You will need to find another lake for wakeboarding and jet skiing.
Quintessential, love it!
Me too!
Lovely spot!
Very!
I agree!
That is a great place, love the details on the building, shows a lot of attention to detail.
I would buy it if I could run jet skis and my ski boat on the lake. Why is it there is always something?? Frustration! I think I am going to go kick my dog! Just kidding about the animal abuse 😂
Beautiful property. Are there other camps around the property or open lots that could be developed?
There are other camps on the lake but none you can see from the cottage.
VERY nice
Can septic system be installed given this camps location?
Yes. You just need to have a soil scientist design the system. Give me a call to discuss details.
Very nice just a long way from south texas
That it is. Thanks for watching.
Wow I missed the hobbit house the first time.
Love it
Me too! Thanks for watching.
Does the ATV stay?
What is the name of that big lake you two are standing in front of while speaking wearing light green shirts?
Cold Stream Pond
can septic be installed? and power?
I doubt power other than solor panels. Septic I wouldn't know. Wish I could live there. City life sucks.
he really likes that suntube
It is cool. I’ve always wanted one.
@@petercarson7277 Appears it would never leak.
Is the HOA of 200 for road only can they keep u from plowing
You can plow at your expense. I belong to an association and I plow 3 miles of road to get to my camp.
Ok thax u hear alot of BS about associations is the 200
Fee for road only
The $200 is for road and brush cutting. The road was brush cut and graded this year…
What are boat limitations? Jet ski’s?
There is no major boat launch so it would be difficult to launch a big boat. I see no restrictions on jet ski's.
It's beautiful except that it seems to be an off grid.
Off grid is part of the beauty! Thanks for watching.
Is there electricity?
No. it is off grid. Power is supplied by generator and a 12 volt battery system.
Back in 1948 this property would have cost $5,000 :)
Adjusted for inflation this property should now cost $64,000 using your numbers.
in 1975 I rented a studio apartment in Beacon Hill, Boston for $39 a month ... add two zeros today!
in 1980 farm houses and 5 acres in rural Maine were listed for less than $10,000!
The $5000 was lake front land value around 1950 according to my Dad.@@michaelb.8953
If only it was a smallmouth lake...
You are minutes from a boat launch to small mouth bass fishing on bottle lake, junior lake and scraggly lake.
Gandalfs Cottage
Great place. Sure
hope hurricane Lee doesn't make a lot more of Maine into lakefront. Looks like this cabin should be well above a flood.
That’s a lot $ for what it is.
What is your opinion based on?
To expensive. 180
12 acres with almost 400 feet on a pristine lake, cottage and workshop/garage. What are you basing your opinion on?
@@petercarson7277 my opinion. That's all I would pay for that
Hard to say what it is worth. Without power, water, or septic the market is limited. Also the time of year it can be used is limited. Winter access would make for a lot of work when you just want a vacation spot to get some rest.
I really like the property and the cottage, especially the screened porch.
I just don’t know if the reality matches my idealist wanderlust.
