Welcome to 210 Spaulding Pond, a truly authentic Maine-made lakefront cottage that offers the perfect blend of rustic charm and modern comfort. Situated on the serene shores of Lombard Lake, this hidden gem is a testament to the beauty of nature and the craftsmanship of its owner. Here's what you need to know about this remarkable property.
This cottage is a labor of love, with a significant portion of its lumber sourced from trees on the owner's land in Wells, Maine. It's a testament to sustainability and the pride of cabin ownership. From the built in bookshelves, daybed storage, lakeside windows to the screened in porch, the design was well thought out.
Lombard Lake, covering 277 acres with a maximum depth of 38 feet, provides a tranquil and private setting. The lake is home to brook trout, salmon, and white perch, making it a paradise for fishing enthusiasts. You'll have access to various water activities, from canoeing and kayaking to swimming in the clear waters.
The town of Lakeville, with its population of around 100 residents, offers the seclusion you've been seeking. This haven allows you to escape the hustle and bustle of city life while providing endless outdoor adventures. Explore the four seasons of recreation, including boating, hiking, mountain biking, ATV trails, and snowmobiling in the winter.
This seasonal off-grid property comes with the perks of road maintenance by the association (approximately $200/year). However, please note that the road is typically not plowed in the winter. Additionally, commercial activities and cottage rentals are not permitted, ensuring your peaceful retreat remains just that-peaceful.
The cottage, built in 2005, features two bedrooms, one bathroom with a shower stall, a composting toilet, and an outdoor privy. An engineered gray water system services the cabin, providing an eco-friendly solution for wastewater management. The cottage also boasts a sturdy concrete on-grade ring beam foundation, 12+- inches thick by 24+- inches high, which provides better weight distribution ensuring stability and durability for the structure.
You'll be captivated by the stunning western exposure, offering breathtaking sunsets over the lake. The property spans from the base of Lombard Mountain at 480 feet above sea level to 780 feet at the back of the lot, making it a hiker's paradise. The soil is Canaan, known for its stoniness and sandy loam texture.
As for the property itself, it comprises 12 surveyed acres with an impressive 368 feet of lakefront. You will find growing throughout the lot, towering Northern White Pine trees, Hemlock and Spruce trees that are well over 200 years old. It is an impressive and rare forest.
If you're looking for a getaway that's not too far from civilization, you'll find Lincoln just 40 minutes away, Bangor and the International Airport within a 1.5-hour drive, and Boston a manageable 5-hour journey.
This is an opportunity to own a slice of Maine's natural beauty, a place where you can immerse yourself in the tranquility of nature while enjoying the comforts of a well-maintained cottage. Priced at $260,000, this property offers 12 acres of pure serenity with a cottage built in 2005. Don't miss out on the chance to make this charming lakefront cottage your own piece of paradise.

I wonder why the owners went through the trouble off having a gray water system engineered but didn’t take the extra step of making it black as well. Seems it wouldn’t be that much more difficult and solves a lot of the problems of not having septic. I find it odd that septic systems are expensive and hard to approve and they allow a privy that is worse for the environment.

Well presented, beautiful cottage well worth the money. If I was 30 years younger and the drive into the cabin was not so long I be signing the papers already. I hunted the area for many years and spent many days there in the summer and fall. Tanks for sharing.

I know Lincoln very well. Most of my Mother's siblings lived in the area. Nice main street small town. no stop lights. Decent people.
You go out and do stuff despite the weather because it you don't it wont get done! :)> Generally 3 degrees in January. Stop at intersections cause you can't see anyone coming because the snow is too high/ deep :) Snow chains and ice fishing.

I think you forgot to show “coffee dock”, so this does have a dock? I saw one in the back ground, looks like an aluminum dock?
My biggest concern is the boating. I am all for peace and quiet but if I can’t get the kids out there on the water wake boarding and jet skiing they will not want to go up to camp. Quads and snowmobiles are fun too.

in 1975 I rented a studio apartment in Beacon Hill, Boston for $39 a month ... add two zeros today!
in 1980 farm houses and 5 acres in rural Maine were listed for less than $10,000!
The $5000 was lake front land value around 1950 according to my Dad.@@michaelb.8953

Hard to say what it is worth. Without power, water, or septic the market is limited. Also the time of year it can be used is limited. Winter access would make for a lot of work when you just want a vacation spot to get some rest.
I really like the property and the cottage, especially the screened porch.
I just don’t know if the reality matches my idealist wanderlust.
