Im probably not the buyer all cash as I would have to offer a whole sale number and as you know thats ARV x .8 - repairs and in this deal I want to be the highest offer. To be the highest offer I would just need the terms. Would the seller be open to the idea of seller finance or just a simple taking over the payments with a down payment to cover there stated equity, as you know equity is only what you put in your pocket minus your commission, escrow, all closing cost. You would represent me and get dual agency. Seller will get highest offer and I will even pay for both sides of closing cost. I have a transaction coordinator, escrow, and title team who specializes in these creative ways? ……No!…… Do you know anyone that would be interested in saving there home from foreclosure or any other listing sitting on the market to long or just need the highest offer? Is it ok to save your information and I will follow up with you and this listing in 30 days if things change? Thank You kindly for your time you’ve been awesome!!
Cold calling comes with reps. When I started a few years ago I would call people and hang up before they answered sometimes cause I was so nervous now I actually enjoy it.

Newbie here, and this call is pretty much how my typical initial agent calls have gone (made dozens but no leads yet). Most Realtors definitely aren't keen on creative finance. You could tell she was wary on the first call, they are so apprehensive these days. Also didn't help not to be straight up. Telling her you wanted to move for work, but then also contradicting that with saying you already had a property already in the area. That definitely told her you weren't the buyer they were looking for.
I don't agree with the take of it being contradictory. Only because people can have rentals in areas that they don't already live, and later decide to move for themselves without sacrificing that rental to turn it into a primary home. I don't think it implies anything about not being the buyer she's looking for, but provides credibility after the rocky intro.
