    The price for building materials are expensive plus labour.I think the price is reasonable comparable to some estates in Accra.

    This is a great country's update news from you, Nana. However, I think you should not market the new properties from the government (State Housing Company) to the foreigners as they have the money to afford these new buildings than the ordinary Ghanaians. Also, the 18 month period of making the $34,500 or $42,550 is not a considerate months for an average Ghanaians. Even, the majority of Ghanaians in the diaspora do not get the $34,500 per annum, so, how can an average Ghanaian who do not earn around the $34,500 per year in her/his own country afford to buy such property? It looks like the authorities in Ghana are building the country for the foreigners. The average people of Ghana also, deserves to live in a nice property and be happy with their living standard as well. The affordable housing should be the most affordable that an average Ghanaian can afford to buy the property to his/her own choice. Thanks Nana, you are doing a great job and keep it up.

    As a diaspora person of African descent, i think selling to the locals priced in Dollars is gonna be hard for average Ghanaian working minimum wages. In the West it is even hard to come up with $34k on a regular 9-5 job.

      This has always been my problem with the government. I am in the UK there's no way they'll transact in dollars for what. No wonder there's corruption everywhere in ghana.

      ​@missroyale9203 unfortunately, it's not a Ghana specific problem. The cedis can be highly unstable so I guess it's safer to trade in the US. Still a problem though.

      It is priced in dollars but paid in cedis. The instability of the local currency prompts the price fixing in dollars, which is convertible to the local currency.

    Great video, but I think these home prices need to be lowered to fit the pay of the Ghanaian people. This is only inviting more foreigners in to suck up many of these properties, and sell them for massive profits in the future. We have a program called Habitat for Humanity which is not part of the US government, but is a program which allows one to contribute a certain amount of hours to the program, use personal time to eventually build and own an affordable home. We have to do better to ensure that my brothers and sisters in Africa can afford to live in a beautiful home at a price they can afford.. Thanks for sharing Nana, you're doing a great job putting out awesome content! ❤👍💯

      Visionless leaders that we have. They need to see what is happening elsewhere and how the property market is becoming a preserve for only the wealthiest people
      A house first of all is a home something which everyone has a right to.
      I am going to use what many have been fooled in to believing is a dirty word but what is needed is socialist housing policies and tight regulation so that houses remain accessible and affordable to everyone and sustainable.
      Final note, if it takes you fifteen or so years to pay off the place you calll home and after that no more payments wouldnt that be just as good or better than having equity, giving you a greater disposal income and fewer bills.
      We need to think outside the box.

    I’m a little shocked at the prices, I know inflation has hit but these are very expensive for the duration of months given. Secondly, affordable housing for Ghanaians have been in existence for years and usually, they are for Ghanaians ONLY since the government is subsidizing.

    Minimum wage in Gh is about ghc15!! How is the kenkey seller or trotro mate able to afford this?? Even teachers, nurses and lawyers cannot afford this! People are struggling. This shows how out of touch with reality the government is. Mtchewww... get real, this is not feasible for average Ghanaians

    The problem is that, all this projects ends up like a ghetto cos everyone is allowed do unauthorised expansion. There should be laws to make sure the buildings stay the same for the sake of beautification. If we want Europe look in Ghana.

    Unless your location has a minimum wage of 1000 usd per month, no tax on this salary, and a life which allows you to save 70% of it fine even if rent and displacement were included, then it will be very very difficult.
    Successful business is also about having average people with the right financial power. So this should be taken into account. Seriously.

    Why is it priced in dollars? Then it is not affordable. I know the economic problems require more thorough solutions, but this is crazy. If I was Ghanaian and lived there I would just give up hope completely. I don't mean to be pessimistic but how is 180000 dollars affordable? Affordable housing is necessary but needs to be executed well. Before you know it, only a bunch of foreigners will be living in these so called "affordable" developments. Thanks for the update

      Bank of Ghana asked everyone to stop pricing in dollars so it's a little surprising to see a government agency pricing in dollars, I must say.

      It's more affordable than most, to be fair. But it's in USD because the company put it in USD on their website. Shouldn't be so, but unfortunately, real estate here is priced in $$$.

    These prices are very high. This is definitely not affordable housing for the average Ghanaian worker. I think the name should be changed from affordable housing to simply housing since it's just not affordable. How many Ghanaians can cough up $42,000 USD in 18 months ?? Definitely not the average Ghanaian worker.

      Not even the diaspora it seems they're targeting can cough up that amount in 18 months. The mortgage duration and ridiculously short and unrealistic for pretty much anybody.

      @@NanaAshanti it’s nuts! So a Ghanaian citizen pays tax. That tax money is used to build this, then a foreigner comes and buys it at a reduced rate. Someone needs to give their head a wobble! You can’t do that in any other country.

      Agree absolutely how can you advertise affordable housing in Accra, Ghana here, but allow non citizens to buy! Aden, and this is part of problem when greed and making money is motivation. The price in dollars is also ridiculous. I'm an official dual citizen, both my parents are Ghanaian. And based in USA, where I own. And in NYC you can only qualify for affordable housing if you're a local and live in a specific area code. Actually these pictures don't look that appealing with lack of greenery and brown, boring facade colors.

    Even those Ghanaians living in disapora and are earning in dollars and Euros still wouldn't consider these ridiculously expensive price as affordable at all? And they're spreading payment for eighteen months and you're here hailing this nonsense as affordable? How many years do people do mortgage abroad that you're on this RUclips channel claiming this is affordable. There's absolutely nothing affordable on those prices you've mentioned! How many of our mothers in the market place or even graduates working in Ghana can afford those buildings? Yet these are the very people that are struggling for housing day in day out, so stop hailing this project as affordable because these houses aren't affordable to the ordinary Ghanaian at all. Maybe they did that project to sell to those in government that can steal our moneys from the public purse to buy these buildings for themselves and their families and friends. Oh Africa, it's sooo sad. A government-partnered project priced in dollars for Ghanaians that are earning in Cedis, what a pity. Hum Ghana, so will this country ever get better? People should used over $400,000 for just a three bedroom house and almost 14000 dollars for a condo apartment and you're hear claiming it's affordable? Like are you for real or you're crazy?

      Under the program, the government calls it "Affordable Housing". Whether it is or not, is up for debate to the public. I did not make up the words nor do I work for the government. Maybe next time, listen and watch before you attack me personally. It's exhausting and boring.

    Greetings i keep hearing this word affordable can the ordinary Ghanaians afford to buy these these homes where is the jobs might i ask where will they get the money from they can just about find the money to pay the money blood sucking land lords every two years they are stressed the only way forward is for them to take the money that they give to the pastors and do susu to build their homes,if they are able to trust each other
