    The squatter faked the lease 1000% because if she didn’t, why wouldn’t she communicate with the homeowner and make plans to leave after she realized they were both scammed? She did the scamming. That’s why.

      sounds right to me. If she didn't, she would be able to show the receipts, bank statements of the rent payments. Doubt anyone would pay 8k in cash. If she is paying in cash, she would then be able to tell the police who is she paying to. What a bizarre story.

    The fact that the woman living there won’t even talk to her makes it clear that she is the scammer. If she had done nothing wrong she feel sorry for the real owner and be willing to work with her. Laws about squatters need to changed to protect the homeowner. This is ridiculous.

    The reason why they don't do anything about squatters is that they generate money for the courts. I suggest you hire a P.I. to stake out the property. Soon as the person leaves, break BACK into your home (for which you have the legal deed to) change the locks and store their belongings off site. When they call the police on you, you show them your deed. Then have a 24 hour house sitter til the property is sold.

      It's for the money. This should be very easy to solve, and remove her from the property. They just want people the homeowner to pay, disgrace. Anyone can make a lease, she has to show proof how long she lives there, received mail there, utility bills. Ask the neighbors if they seen her, I thought they had to be openly living there not hiding in the house. Seems this woman was hiding in there. Any idea the damage they can be done to her home and the landlord will have to also pay for that.

      I volunteer with homeless people, of all kinds, & sometimes people do these false rental scams. But yeah, they tend to be quick to try to find the person who sold them the house, the lease, etc.

    Our legal system in country is really messed up, You can rent a car with all the proper paper work and still be arrested if the rental company claims the car has been stolen. Someone can move into a empty house and show a fake lease and police can not do anything about it. Something is very wrong with the legal system that allows this type of thing to happen.

      People rent a car for a day and don't return it and have absolutely no intent of ever giving the rental company another dime. I know several members of the same family that has done this a number of times. If that isn't stealing I don't know what is. As far as the house goes people know that they can move in and have a place to live for several months and get money from the landlord to move again and rip somebody else off. Like they said the police have no way of knowing if the papers are fake or not. People just have no morals anymore they're disgusting and where did this woman get so much money that she can afford to put $8,000 down to rent a crummy house in a bad neighborhood. Who knows maybe it's karma and the woman who actually bought the house bought it with ill gotten means herself.

      ownership is not being contested, the false lease must be proven in court to be false. Maybe she can evict her for non payment of rent? The squatter cannot produce receipts with the owners signature unless she is an excellent forger. I wonder what the owner can do about HER personal effects that may be in the home. Sounds like a recipe for further trouble, ID theft.

      Right, but even in the "non payment" situation, you can't just throw someone out right away. My dad had rental property and one of his tenants just refused to pay and it took him six months to finally kick her out.
      There's only one real solution here, and it's simple: if you're going to have vacant property that you're selling, you need to have cameras that alert you. Someone..
      * approaches your house
      * opens the door.
      * opens a window
      * walks inside your home
      Imagine this thief walking to your house and you immediately respond with, "Hi, can I help you?" That will immediately end this right away. If they ignore you and try to pick the lock, you'll be there the same day with cops to toss them out, with the video footage as proof. It's unfortunate, but in this day and age, you have to be super smart, because someone is always, always ALWAYS trying to rob you.

      Or, the owner could pretend to be a door-to-saleswoman, knock on the door, and then when the woman inside answers the door she can push her way inside and force the squatter out, locking the door behind her. When the squatter refuses to leave the property, the owner can call police and have the woman arrested for trespassing and attempted B&E. The owner can then change the locks again and get a burglar alarm installed.

      @@polkadots716 The owner would get arrested, since the squatter already established residency. Must go through the eviction process. That is what the cops told my brother in 2010 when his house got invaded by a squatter before he can move in.

Once the cops realized that he was a repeat offender, they called my brother and notify the squatter has 24 hours to move. My brother got lucky! Originally, the 2 cops told my brother to go through the eviction process that would have taken 3-6 months.

    This is B.S if you own the house. Nobody should be able to live in the house until the case goes to court. She should also be able to have all parties involved charged with break and enter and expenses paid for any damages and utilities. These are not tenants they’re con artists and the law should not cater to them by giving them free rent until the court case...they have probably done the same thing before... get rid of these freeloaders and protect home owners

    Why would they change the locks if they rented the place fairly? Who changes the locks on a rental? That should have been evidence enough. That alone shows they were up planning for the return of the original owners, and ready for confrontation.

      I changed the locks on my rental and told the landlord and put her locks up so when I move I will have them professionally put back on. I live In Memphis and I did it for my safety.

      That’s very true it doesn’t stop them but gives me a heads up, you know a lot of these rentals places have these lock things on the door and give you a code to get the key and you put the key back once you leave. But here and even others states criminals were making copies and just like this case would rent them out and not be the owner, and the owner had no idea. So many people have gotten scammed that way. Better to be safe then sorry. I changed locks at apartments as well, the maintenance man may be off his rockers so I don’t need no surprises.

      Once a person has established that they live there, its going to be a long process. Some states, even a friend overstays and refuses to leave, you have to do an eviction notice..talk about irony.

    Always said that to avoid these inconsistencies all leases should have to be registered with the county clerk. If county clerks across America had copies of leases it would be impossible to fake at lease

      If she knows what shes doing, she has a signed lease for each month for as long as she wants to stay. In that lease, it will say that the rent includes utilities.
      She can even put in the lease that the rent includes cable and internet service. If the house isnt already hooked up and turned on, guess what.......it soon will be. At the home owners expense.

Whether the victims likes it or not she is legally now a landlord until she can evict the scammer. If she starts intentionally making the home unlivable she will be committing a crime.       The 2 year moratorium closed eviction courts for 2 years. Now courts are backed up another 2 years. Laws are on tenant's side. Time is on Tenant's side. Forgery goes to a different court so judge will release suspect with low bail to repeat the crime all over again.

    As a landlord you can have someone stay in your property for free during renovation. I know someone who did it because he needed a place to stay anyway. It’s for reasons like this and it helped him to get his money together while securing the property.

    If the tenant was truly on the up and up, she would be willing to do the right thing and work with the real landlord to catch the people that duped her and work with the landlady who said they can work something out but the fact that she is unwilling and not afraid of eviction tells me she herself is a scammer and I don't believe a word she says.

      Exactly. Because if she's telling the truth, she's still going to get thrown out after it's proven the lease is bs. So she should want to work with law enforcement to find the true crook.
      At the end of the day, there's only one true solution and it's to install cameras everywhere so that you're alerted right away when someone even approaches your home, opens a door, opens a window or walks inside. Imagine someone approaches your home and they hear, "CAN I HELP YOU?" If they ignore you and try to pick the lock anyway, you can immediately call the cops and tell them someone is breaking into your house and you're on your way there.
      So imagine both you and the cops are there and you tell them, hey, you just broke into my house. They're done, because 1. you have the video evidence proving this and 2. they didn't have enough time to call a locksmith to get the locks changed.
      It's unfortunate, but in this day and age you need to constantly be thinking of how thieves are trying to rob you.

      This only happens if they're there for more than 30 days, which means it won't happen if you, for example, go buy groceries and come back. For those that haven rental property or for those who just bought a home and they haven't moved in yet and don't plan on doing so and the house will be vacant for more than a month, the solution is simple: install cameras that alert you of any activity. If someone
      * approaches your front door
      * opens the front door
      * opens a window
      * walks around your property
      you'll be alert right away.

    The owner states she never made a lease with the "tenant" and that is good enough for eviction. The lease is invalid, and the woman must leave. The tenant may have done nothing wrong, but was taken advantage of by crooks. Where someone comes up with $8,000 in cash to rent a house is a wonder in itself. The "tenant" has to prove her lease is valid, and it is not. This should not take long if the court is not already backed up with eviction cases.

    I would watch and wait until that squatter leaves the property (she can't be there 24/7). As soon as she leaves, I would call in a locksmith to change the locks, and remove all her belongings.
    So what if she calls the police? It's a CIVIL MATTER, right? She doesn't have a lease with the owner. Good luck trying to win that case in court. I would also temporarily move in to prevent the squatter from breaking in. If I have to leave, family would be there. Then post huge signs in all the upstairs windows that no locks can be changed on the property without proof of ownership.

    Since she owns the house she should be able to access the house and rent the bottom floor as a practice space for a local band or two.
    Also, how does a squatter shell out 8k for a rental property? Maybe she had that kind of money, but I’ve never seen a squatter carrying around 8k. Anyways, you’d think police would be able to connect the address to the correct owner much like can be done with vehicle registration. I don’t think you can steal a car and then claim you are renting it and get away with it. Well, then again, maybe in Chicago you can!

      When I had squatters that damaged my rental property, the police told me they could not even go into the house with me to check and see what damage there was inside after seeing what there was outside. And they warned me that I could not legally do anything that would “interfere with their enjoyment of their domicile.”

    In addition to the tips in this video, anyone who owns vacant property should frequently check Facebook marketplace, craigslist and just Google the address to see if the property is listed for rent.
    I am looking for a rental now and I have already found several that were scams. A couple I almost applied for before I realized they were scams.
    I am nervous about situations in which someone other than the rightful owner of a property rents it to me.
    When I was a teenager, someone rented my parents a house they didn't own. Luckily, when it was found out, the rightful owner allowed us to stay while we found a place. They were really nice about it.

      Another very obvious thing to do if you're going to have vacant property: install motion cameras that alert you if
      1. Someone steps on your property
      2. Someone opens your door
      Imagine someone squatter thief approaching your property and you immediately respond with, "Can I help you?" That should take care of that problem right away. If they ignore you and starting picking the lock, you can IMMEDIATELY call local police and tell them there's a break in happening at your address and then you can make your way down there. The video of them picking the lock will show, hey, this person hasn't been there 30 days and you'll have no problems 1. getting them thrown out right away and 2. being able to sue them for whatever damage they did while getting into your house. Hopefully, the cops would thrown them in jail as well.

    🤔Okay so let me get this straight…anyone can move into a vacant house that is owned and paid for by someone else, print a FAKE LEASE put their name on it, say they paid some mysterious person $8K up front and now police say there’s nothing they can do because it’s a civil matter!!! 😡 So the real owner has to go through a legal process to get the trespasser removed and get their property back!       By law, once a person resides at an address for three consecutive days, they are legally allowed to remain in that home/apartment. That's why leases specifically state that visitors are only allowed for 2 days and no longer, otherwise they become legal tenants and you have to go through the eviction process.

    If someone squats in a home that you own. Get your deed to the house, wait quietly to leave. As soon as they are gone, move yourself in, change the locks and barricade the doors. If they call the police, show them the deed to the house. If the squatter breaks into the house with you in it... well, the law is very clear about self defense against home invaders. :)

    I think the important step here is if you're leaving your property vacant then you need the security cameras. Obviously the squatter broke into this home. Ring cameras or something like it could have alerted this owner that her property was being broken into. Then the cops could have arrested the squatter for breaking and entering or trespassing with video evidence. What a shame for this woman.

    This is called " Squatting". I stumbled across a you tube channel out of detroit 2 years ago that deal with evicting squatters all day long. Squatters find vacant homes and illegally move in. They bootleg and manipulate energy and a water source if they can. Sometimes they even have small children living in these unstable environments.

    In 2010 my boyfriend and I left NJ and went to AZ. Another person remained in the home until the foreclosure went through. One day we got a call from his brother saying his house was on craigslist and people were trying to move into the home. We looked online and saw the stolen pics taken from the real estate listing. The person staying at the house was a felon and not afraid to attack strangers so it was a disaster waiting to happen. He moved out, the locks were changed and the foreclosure people took over. This happened alot back then...The person trying to claim it was there house was only contacted by email and the facts were so strange that its hard to believe anyone would fall for it...but people fall for anything...thats why there are so many victims.

    I have a a guy on my block in N.Y. he's been squatting In the house he's in for 8 months. After 30 days, there was nothing the police could do. I believe the house is owned by the bank so they don't really care. I have my little basement apartment, barely affording it, and this dude is living in the second biggest house on my block.     Why does anyone believe the criminal has a lawyer? The owner needs to take back her home. She shouldn't have called the news people, just taken her property back. The longer the squatter stays, the more rights she has. I hope she gets back in her home soon.

    Shut off the water and power. It's her house, she can have the doors removed. Once the doors are removed, the stuff inside can be removed

      If the owner does that, she can get arrested. Happened to my brother in 2010. Nothing he can do except go through the eviction process.

    Absolutely wrong!!! If she had a lease, why are the locks changed? Lazy law inforcement. Owner needs to have the locks changed. This is trespassing

      ??? why tf wouldn't the locks be changed, assuming the lease was real. Changing the lock should be the first thing you do once you rent a new place. You don't know who else still has spare keys,,,

    This happens in Georgia often and they are protected by law believe it or not. They call themselves "sovereign citizens" and will take over homes, land talmbout it's their "right" to be on the land or property. Also be careful about who you let come to "stay for a while". In certain states these people become more than squatters and actually can live in your property for an undisclosed amount of time with no legal reprecussions. States need to review some of these archaic laws and update them to reflect the world we live in today.

      Same thought, some of these laws are based on different times, like when land was still being settled. They make tons of laws every year but never go back to see which laws no longer apply.

    This happens so often and it's insane. It's often that they did have a fake agent take them through a fake process. It really happens a lot to the second homes of senior citizens when they leave their summer homes and return North:. They come back in the winter and someone is living their house -with a lease and a story.

    My mom had a lengthy renovation done at her home. To prevent vandalism etc. She rented a room cheap to someone who would look over it for the duration in return. It turned out to be good for everyone involved.

      @@catman8965 There is no dept of "Justice System." Justice system is a generic noun (all lower case) to collectively describe various agencies. It is not an agency itself, it is not a proper noun (capitalized), it can't jail people, it can't forfeit licenses.
      Jailing someone is done by the Judicial system (courts).
      License forfeiture is done by the government agency which authorized the license.

    Watch the movie "Pacific Heights" and you'll see how crazy this situation is. It's actually pretty common. The best thing to do is wait until she leaves one day and then get the locks changed. During that process, take every ounce of clothing that she has, all of her UNOPEN mail (send it back to the post office or to the sender with "individual is an illegal squatter...should not receive mail at this property" on it...but don't open anything because that would be illegal). Add a ring doorbell system and connect it to your phone. If she gets back into the house she won't like being monitored and you can wake her up anytime you want to. lol. Get the utilities turned off with a stipulation that only you can have them turned back on. Get another attorney. The "negotiate" with her by paying her money will only backfire on you. She will take the money and still live there so that doesn't make much sense. She can also claim that you were seeking to purchase "her home" from her and what you gave her was a partial deposit and you still owe her x amount of money. Do a purchase history on the home. Surely the agency that you purchased the home from has the proper records on the home. You can do the same with the insurance and tax records on the home. There should be a history of the sale, taxes, property taxes, etc... all with your name, not hers, on it. Send a letter to everyone in the neighborhood warning them to beware of this scam, letting them know that the individual at X address is a squatter, is illegally in that property, and this development will affect the property values of their homes. Send this as only an alert to them. Be sure to state that you are advising them to not approach her nor take any action against her. Have your lawyer send a certified letter to her asking her to vacate the property or send the name of her lawyer. Give her 30 days to respond with representation or move out. Put a fake for sale by owner sign in the yard. The bottomline is you shouldn't give up. Become a nuisance to her.

    I keep seeing these awful scenarios of people moving into homes that aren't theirs and then then they can't get rid of them. My heart goes out to the owner. I might be tempted to take drastic actions if the courts or police couldn't help. Seems like owning a home these days is more trouble than their worth.

    Lawmakers need to create a law where proving that a lease is illegal is enough to kick someone out your property without an eviction process.
    Proving ownership of the property and you never signed the lease should be the only requirement. Authority needs to be given to the police to lookup property records to resolve the issue without a judge.

    Are you sure this story didn't happen like 5-10 years ago in Chicago? I even contacted the reporter some year(s) later to ask if the woman had received justice, and the reporter replied that the woman had not.

      That's just it. If no EVIDENCE of a crime can be shown... then, according to the law, it didn't happen. So, it's a FANTASTICALLY devised scam in order to absolutely destroy another human being (the true owner). It worked excellently, and that's the way of humanity: destroy others before they destroy you. Take what you can, but don't get caught.
      We all learned that from the ex-president of the U.S.A.! 💪😎🤟 He committed more unanswered crimes than perhaps anyone in history. No repercussions, and people saw it. So... they're just emulating some of what they learned.
      Cheating is the only way to 'win' (at the expense of others). Others MUST suffer if YOU are going to succeed.

    I would not call the police. I would force my way in, when the squatter wasn't there and change the locks. Meanwhile, search for the bogus lease. When the squatter returns, so said to bad. Then hold their stuff for ransom.
