awesome dude. i only had to enable the first one from graphic settings and then from Nvidia panel i changed the settings as u mentioned. before this though i had 100+ fps my render latency was like 20ms+ sometimes. now it's always below like 10ms. thanks 👍😊

Hey bud, Sorry to inform you that unloaded chunks are present in the game if and only if you have an unofficial version/cracked GTA V installed. Sadly these are Cracked Bugs and the only way to solve them is by buying/downloading a genuine copy of GTA V. I hope this had helped you.
