    Thank you so much for this it was more than helpful! you really gave us a foolproof guide to use the software! I really appreciate your hard work on this. I was wondering if you could give some of your knowledge on the right to buy and then putting it up for a serviced accommodation, and also how to upgrade it and any pitfalls that we need to be wary of. Also, how do you go about buying an old police station?

      Ahh, unfortunately I've never used / come across right to buy. Sorry.
      As for a police station, assuming it's unused, the local council are likely to own the building. You can approach them to which they'd likely place it in auction to ensure they're seen to be achieving the best price for the tax payer.

    Hi Tristan, Whats the cost of setting up the HMO?

      It'll depend on the property.
      Ie some properties built since 2000 and over 3 floors already have fire doors, smoke detectors, etc in place - so would just be the cost of furniture.
      If it were a victorian terrace, you'd need a smoke detector for each bedroom, living room, hall and landing. Emergency lighting. Fire to each high risk fire area and the right number of bathrooms.
      It shouldn't be hugely costly - as you're aiming at a reasonable specification that's HMO compliant, rather than a top of the range HMO with say tvs in each bedroom.

    As a Property Investment Consultant (one who works for a reputable brokerage) you should really reconsider your stance, this is going to be extremely unpopular amongst the public and not something any seasoned broker would wish to put their name to.
    I said to colleagues months ago that the sh1t was going to hit the fan when I saw these projects.
    Both poor moral form and career suicide.
