Hi Chris, I do not see much concern about the weather at all. Its pretty standard here and just something to “be prepared for”. If a property is build well, there shouldn’t be much cause for concern, and thats why I always preach “research, research & prepare “ ☺️
Moving to PV next summer. After seeing this, I already made a 1/2 hearted joke about being at least on the second floor. :-) Elena, could you please do a video on all things furnished and unfurnished in PV. As recommended, I am going to rent the first year or so and then look at buying. Would love if you could cover this topic from your channels perspective….ie. buying property furnished and unfurnished, which is more popular (percentage perhaps?), difference in cost, difference in ROI, short term vs long term, etc. Thank you!!!
Hi Elena, Thanks for sharing... I for one prefer the more "candid" dialog, as you know.😃Sorry you had to endure a second, hurricane! I suspect you'd be happier during the summer(s) further inland, (i.e. at a higher elevation) next to a nature preserve, or on the hill, etc. in the semi- shade. Modern construction rarely has sufficient thermal mass (wall thickness, etc.) or central HVAC, breezeways, or even enough 'adjustable' windows on the sunny side(s). I'm also currently dealing with much the same, quite a ways north of you... and air 'circulation' is always, a thing! (Then it's the toxic heating, and low O2 the other half the year...) After the market correction(s) I may still 'buy' a place or more in Mexico, etc., but probably not until 2025ish, at this point. (And I still plan to head down there to "check it out," prior.) In the mean time... it's again gearing up (or down?) to a prolonged "buyer's market" del Norte! (i.e. Time to do some more alternative terms, deals... as aforementioned!!)
I noticed the same abode (with several rentals) was mentioned by two travel vloggers (?) on a hill overlooking one of the main rivers there... nestled under a canopy of trees, a short walk from the amenities... but then you would still have to contend with rising water and falling branches, to trees, then no power, etc. (That's partially WHY I was saying "inland" until AFTER the heat, humidity and weather before around Lake Chapala, or perhaps San Miguel, Queretaro, etc. for +/- half the year... but I don't have, kids.) And of course there's always south of San Diego, to Cabo, or Mazatlan, etc., but I like the "line" from PV eastward, at a glance... for say two or more, locations. (Renting, then lease option, seller financed, or cash purchased, as I wouldn't likely pay 10% plus interest... unless it was 30 years fixed, with little down (10%?) and noone would lease option for say five years... sign it over "subject to" the underlying loan(s), AITD or do a new owner financed, note???) @@ElenaNevza
Hello! During the hurricane our properties in La Cruz and Bucerias were fine! So I think Puerto Vallarta is a little more dangerous during the hurricanes. I also think the real business is not only in rental, it’s in real estate capital gain, through pre-sales.
Earthquake last year was a little scary, but they are not that common here. I miss the cool Vancouver air 😅 yes! I still love PV, just not this summer.

It would be nice if you can show a map of Vallarta, showing different parts of it, in land and out land, like Zona romantica, Emiliano Zapata, Cinco de Mayo and so on to see how far is the hwy from each colonia. How far is toburones from cochas chinas? i know you are'n tour guide.Thanks again for your awesome videos
I was thinking the same. So many channels talk about the different areas, ie. RZ, Fluvial, Versailles, etc, but it’s hard to know exactly where things are without seeing them on a map, Also, on the map, Versailles, for example, looks fairly big so when mentioning that area of town is it the south end, the north end, the east end…? where does one catch the buses, and to be real about how far things are away. I just had a lady call me today about an AI. When I asked where it was located, she was saying things like, “it’s only 10 min away from the malecon”. I asked, “is it in Hotel Zone?” “Yes, it is”. “So, is it on the south end of hotel zone or the north end?” If your channel had specifics like this, OMG, girl, I can see your channel exploding. So glad to hear you are working on new content to be focused on things like this. Can’t wait to see it!

Every year is different, last year all of the Bay was affected more than this year, but yes, away from the mountains is definitely safer!
