    I don't think people realize how big of a question that "What you gonna do with all that money when you sell your house?" was.
    It gives the seller the sense of urgency, makes them feel like the deal is already set and gets them thinking about all the bucks. Good one man.

    This is true about learning a craft. I look at RUclips videos when I'm at home, I do homework with ARV numbers, I learn and look up pre foreclosure information and how to get the information, I watch max videos, I get on bigger pockets while I'm at work and read forms and etc. Keep learning.

    This video was by far one of the best Max has uploaded!!
    What i like about the video is the fact that he can get around direct questions without being an ass about it. When she asked him about wholesale prices, he simply mentioned that his goal is to make a profit. Golden conversation right here. That lady is 100% real haha. She know whats up but Max just talked to her like she was a friend and tried to connect with her as much as possible and he eased his way into the deal.

    Honestly, this video is a jewel! No "bait and switch", you cants say max is holding off on the good stuff. Driving for dollars, Vlog 003, and videos like this one are what really helped me pull the trigger. one of the hardest things to do, is actually talking to sellers. I know a ton of people who start mailers , D4D, even hire VA's, but get scared when its time to speak to sellers. There are very few wholesalers teaching the craft, who actually show real world application, and what to do in certain situations.

      Indeed this was a great way to talk to sellers... but there were an Golden Nugget he left out around 15:30. He's partner or who ever he is, was complaining about the damages in the home that will require work. And Max was giving him insurance on how they come up with the price of repairs and I quote "usually what we do is make the price reflect on the ………….. " why would you leave that out if you are trying to help people become good at real estate or wholesaling ?

      @@ritell1992 "...usually we make the price reflect the..." amount we or the buyer would have to put into the property as far as repairs go. He was essentially saying don't get hung up, emotional or intimidated on all that needs to be repaired on a property. All of that will be taken into consideration with the amount we offer the seller. If the seller thinks it's too low, we say, "Thanks for your time but no deal." Then we find another seller with another property. Hope this helps.

    At first, when I got started, I was a bit lazy and used soooo many excuses as to why I couldn't get started but now we are closing 5-8+ deals a month in North Mississippi!

    17:01 - Just for bookmarking, that is when the Talking to the Seller starts. Everything before this is important as well, especially to understand the conversation with the seller. Just putting this here for when anyone comes back to this video later for educational purposes. :) Great video. Great job of rapport building, understanding the seller, and being on the seller's level. You got a lot of great information by listening up front, showing you knew your stuff in the middle, and then helping create a visually realistic concept of a feasible win-win solution going forward.       Akie Just let them talk, that'll build the rapport for them on their end and on your side, hearing them go on and on with the right questions being asked should easily make you feel at home with people. At least 80% of the conversation needs to be them.

    This is one of the best RUclips videos I've watched in a long time. Great camera work, great editing and Max your just a great person. You can tell just listening to the little side conversations with you and your partner which I enjoyed a lot. You see a lot of fake videos on RUclips and you rarely see the behind the scenes, mundane (to some), driving around work that goes into the business.     Thanks Max for sharing your ideas. I agree about what you said that doing cold calls on weekends if highly effective. Most people are at theiir homes and there is a bigger chance that we can reach them. Also as what you said becoming obsessed, that's so true. Always love what you do, it brings out the best in you. Patience and positivity are one of the important things to have. :)

    YESS, totally learned sooo much! Rolling university and inspired action towards moving the needle. I find that doing this has allowed me to move my spiritual, emotional, physical, financial well being. Drove for dollars this weekend, 27 possible spots, got a number from someone who knew the person, got a no, but created a 'real'ationship.

    Great video! Very simple, straight forward conversation! So important to make sure both you and the owner agree to the AVR, and if not explaining why that is the case. In order to finish on the same page, one must begin on the same page. Great lesson.

    I agree Smoove Flipper he was direct and honest with his reply about how he is in the business to make a profit. She doesn't feel like she giving it away but he re-enforces that he is in the business to make a profit which made sense to her because no one does anything for free and its a honest reply. And I also like the fact that he asks her what she thinks it worth and what her idea was on the price to sell and put her into a mindset that she starts to think about what she will do with the money once she gets it. It may even get him a better deal if he retracts he comes in a little lower because everyone starts high and meets in the middle in most transactions in sales. Great job Max... keep up the great work.

    Thank you Max. This video was great. Simple casual conversation, like you talkin' to your aunt or something. I spoke with a distressed seller not too long ago. He gave me his reason for the money and I truly wanted to help him out. He turned around to stay investors are thieves and they want to get you for your hard earned money. I wonder how Max would've turned that around??

      Asa_ teaming up with my mentor at the moment. I'm super new to this business but she great and she's teaching me everything she knows. Just found my first abandoned apartment in an area that's currently on the rise. Hopefully I can make it happen! I'm so hyped up and Max only makes me feel better.

    I see what you did there asking about the hard money price. You let her put a valuation on the repairs to give you a base to work with because you haven't even seen it yet.
