It's amazing how open the Floorplan is considering it's size. Typically stuff has to be "cut off" or "walled off" to make room for specific things. This is perfect!

All fine except the bathroom where the showers are fitted to wet the WC. That's a bit disgusting and difficult to keep clean. A shower cabin to contain water from splashing all around is a must.

beautiful small house... well distributed... only the bathrooms for the showers do not convince me... the rest is beautiful, comfortable... and well thought out... in the spaces... and colors... thanks for showing. !!!
Beautiful design. A fireplace is a must too. Not every person live in a sunny all year long place.

If you flipped the staircase, you could use some of hallway space to expand the smaller bedroom and bath (enough to separate the toilet and shower). You could use the corner nook as a closet and maybe some shelving over part of the stairs. Might have to give up the desk, or do a flip down version... Or a twin or bunk beds depending on how many you need to sleep. Two kids would probably prefer bunks.
You could still hide the laundry with a full height cabinet where you could hang something pretty to face the door...art/a mirror/bookcase.
I agree with everyone that does not like where the shower head is located in both bathrooms.

I think the majority of your fans, and especially those who are looking for a very small budget friendly house, will be happy to see more storage in the bathrooms, bedrooms, etc. And also in the hall area. Honestly, I would like to leave everything the way you created it - simple and elegant, but ...storage is needed. Thank you very much for your stunning projects!
All good except that the bathrooms aren't wet and dry separated. The toilet paper is gonna be all soaked whenever u take a shower
I was thinking the same thing. I don't mind the bathroom concept but that issue would need to be resolved

Vị trí cầu thang. Tạo hệ bậc cầu thang kín, bổ sung hệ cáp thả từ tầng lầu xuống với mỗi bậc là một hoặc 2 sợi cáp vừa như vách ngăn vừa là đảm bảo an toàn. Dưới hốc cầu thang làm hệ tủ để máy giặt và các vật dụng khác.
Ý kiến nước từ vòi tắm bắn gây ướt các khu vực khác cũng nên xem xét. Giải pháp đưa ra. Wc trệt có thể chuyển chậu rửa ra ngoài vị trí máy giặt. Wc lầu cũng chuyển chậu rửa ra vị trí cữa phòng ngủ phía trước. Trong wc dịch bồn cầu giữa tường cạnh 2.1m, đưa vòi tắm vào tường cạnh 1.4 và thêm vách ngăn cho khu tắm nữa là hoàn chỉnh. Mình đến từ Việt Nam. Thân chào các bạn!

Is this a new design going round or what???!! I see lots of homes with shower and toilet together like this. What's going on??? 😳 how practical is this? I'm confused. Someone educate me.
@@misskay.4326 This is not new, it's very practical and you can see at any hotel's bath room, and of course at the modern house or apartment. if you don't have partition by a glass or fabric... then when you take a shower, the water will be spraying to every corners of the bath room. But it will be dried when using a partition, simple that is.
@@vuduc1992 Exactly! I'm used to usually seeing partitions. Not like this without any partitioning. That's what I meant, actually.

Not a practical home, illegal in some places, and dangerous. My big bug bear is always no proper entrance with storage. Then that staircase! No hand rail equals illegal here, and dangerous everywhere. The ground floor bath is a waste of space and money. Plus, what cook wants someone sitting in the kitchen like that. Remove the downstairs loo. Fit a powder room under the stairs. Move the kitchen to the back corner and expand the living area to include a dining table.

Master bedroom having walk in closet and private balcony with the two other bedrooms sharing another balcony closer to the master bedroom and 2 car parking in house itself under the shared balcony with a 4 person swimming pool behind the house

Why would you need 4 bathrooms? I've worked in multi million dollar waterfront estates that didn't have 4 bathrooms.

No problem here in the Philippines and some parts of Asia coz we use either bidet or dipper ..😊
But yeah, the bathroom layout was kinda odd..

This is my favorite design after looking for months. This would be perfect as a 4 x 9 making the bathrooms a bit bigger and the back bedroom upstairs a bit longer. I will lose the bathroom windows and put fans and make it a 4 unit row complex overlooking the ocean. The downstairs bathroom I will move the window to the back wall leaving only the upstairs bathroom without a window. Probably good to connect the upstairs bathroom to a turret that goes above the roof and sucks all the hot air out of the house like a chimney. I'm not crazy about the roof for typhoons I would prefer a mushroom shape.

Its a cozy tiny house, but i hv some advice i wanna share with your design. THe CR shower shdntb at the center. It wl wet the room whenever someone use it. The stairs shd have railings for safety purposes. Stairs can b made into storage. Tiny houses looks ok when presented for vlogging, but in actual use, I think it wlb messy if it is already in use, especially if storage arent in place.

Amazing design , only thing lacking is cross ventilation in bedrooms .
do not understand the concept for the shower placements. what is the point of a bigger mb if there is still no hanging closet space. steps need extended railing. balconies are breathtaking. a beautiful design. it's like a townhouse
Handrails should be installed on both sides of the steps for safety purposes.

pretty cool is the bathroom like a wet bath? having the shower and toilet close like that confuses me
2 bedrooms are so small. I think you should put one bedroom per level only. It means that it should have one more level to make it look good. Total gfa is only 84m2 which is acceptable for a small family 4pax.
