    I'd think you'd want to know in advance where the current utilities are before you purchase the land to know what exactly you have to do to complete the infrastructure? What if???

      They briefly mentioned it in two videos back…but I agree…has it fizzled? Is it moving forward? I believe it is because they discussed conventional home mortgage options. I’d like to hear more details. I was very interested in the beginning but many of my questions were unanswered.

      @anitamchale9699 as I understand the formulary. I think it works for all communities. He said, recently, on a two hundred dollar rent it might amount to $4. over 10 years.

    Be careful with the descriptions you use Randy. Fixed rate forever is not the same as a 30 year lease. I hope I have an option like this available when I am ready to purchase. I am more than happy to live in an upscale community that utilizes golf carts on property to keep it peaceful, quiet and beautiful.

      They have finished 4 tiny home communities, which remain fully occupied, have a 5th that will be finished soon and will be full, and a 6th that will be finished around the end of the year and will be full. They need to start a new (7th) community for their tiny home customers to live in next year.

      @@ginamplm I think it’s a good idea before people buy in that they confirm with the Town/City the planning/zoning board has approved the community. ITH’s received a cease and desist letter from the Cocke County Building Commissioner because they had no site plan for the Mountain. Customer’s are waiting but do they know why? It’s not because of the utilities are holding it up it’s because there was never a site plan and they needed to stop construction until approved. One would think that would be in place before accepting customers money and building the houses.

I don’t believe he has bad intentions of any kind, but by GOD I will ask questions before I sink tens of thousands of the cash that I have earned into any home - ITH’s or otherwise. Please resist the urge to silence others such as @dawnm2858 and myself who have every right to do their due-diligence before making a huge financial investment.     I know yall gone over this information a number of times. I'm excited for those who can get to live there. It's a BIG deal! Hope when I eventually get enough money, there will be a similar deal and view and community like this one. ❤ I'm able to follow through just fine with all the requirements.... except for the cost of a home. But as I said I'm working on saving.

    You give vague details about the contract, admit you don't know the exact legal terms etc. and you want $500.00 (non-refundable unless we buy from you) to view the contract?!
    How about posting contract details online FOR FREE AS THEY SHOULD BE !

    You could hire a young man that could load the carts and make sure they are charged, accept Walmart Deliveries or or Amazon. He could just be a Concierge person. Work 10 am to 2 pm or something like that.

      We will own our carts and be responsible for keeping them charged at our homes. ITH will have a service available to get large items to our homes for us.

    If it is a golf cart community, how will the fire department, police or Ambulance service get to you? You have to have roads for access.

      Great question..Randy actually said that having direct access to emergency vehicle response is "boring". In a development with mostly seniors, thats a scary attitude. It's in one of the videos, I was shocked. Do you homework people.

    How do you move the homes without roads?

      I believe there are some access roads that can be used. But also, they can drive trucks on the golf cart path or use skid steers to move the homes. If you have seen earlier videos of this property, I think they have addressed this.

      The skid steer that they use to move homes into place on their lots are an ATV, and can drive on roads or grass.

    This is smart business Randy. Since sales are down at ITH and everywhere, with this business model you create a demand for 50 plus homes in 6-8 weeks if enough people sign up with $5000 plus or a non refundable $500 deposit. You get to sell 50 plus homes and after 2 years you’ll have $400 a month coming in. What’s huge is for ITH is besides the 50 plus homes being sold, you’ll also have 20K a month cash flow from HOA in 2 years, that’s of course for servicing of the roads and maintenance, but that’s maybe only 5- 8 thousand a month, so you can use that remaining for ITH cashflow.

      I agree 💯. I love the idea of a golf cart access property. It will not hurt people to park their vehicles in a parking area and ride the golf cart home. You will never worry about unexpected visitors or solicitors.

    Please clarify.... in your example... buying the Birmingham once the property is a go doesn't the buyer only need to pay $108,500 instead of $109,000, because of them previously paying the $500 contract fee is a credit to the balance. Just don't want people throwing a fit for u misspeaking, if I am correct.

      Correct....if they pay the $500 contract fee AND there are enough people to go forward, the $500 is applied to the cost of the home.
      I think he has touched on that in every video of the Dunlap property. But I understand why you want him to clarify......some people make things more difficult than they need to be.

I was told, in an email from ITH, for Southern Heights, that the 500 fee put on my credit card was a non-refundable “administrative fee for contract prep” that would not be refunded if the project did not move forward. The big deposit (which was originally 40K at Southern Heights WAS refunded only if project did not move forward) was fully refundable but the 500 was not.

      EMS will have an EMS ATV there at the property to use to transport patients to the ambulance.

      That's any property , every place I ever rented had a no sublet clause. You must always go through the property owner for the approval process.

      It only makes sense since ITH will own the land. What is not mentioned is that in order for someone to "take over" your lease, they will need to either buy your tiny house or they will have to buy a ITH tiny house to put on your leased lot. Only ITH homes are allowed in their communities. Something to consider. Because let's say you need to move but want to take your tiny home with you instead of selling it. You will have to find someone to take over your lease and it HAS to be an ITH customer. That may or may not be that easy. Especially in this community since it is a different life style with the golf carts. I personally like this whole idea and if I was not still working, I would seriously consider it. Unfortunately, I am not ready yet. Plus, ITH has beautiful homes but watching other tiny home videos, a lot of others have more storage options, closets, etc.

    Randy, why not allow people to have their vehicle at their house but only navigate the community via golf course? So you'd only be able to drive directly to your home or directly out of the community.

      He just explained in this video.A golf cart community . There will be parking lots for the residents. But to get around the community you use golf carts. I live in Central Florida and I see golf cart communities weekly. It's some people's norm .

      You don't 'own' the land so you don't pay property taxes, ITH pays the property taxes. He is giving you a 30 year lease on your lot.

    What I don't understand if its 138 acres you mean to tell me I got to take a golf cart over 138 Acers if what if I happen to live on the back 137 I don't understand why it's so expensive to build any of your homes nowadays you used to be a lot cheaper and now I find a lot cheaper homes tiny homes being built in and around my community then you are and at one time I thought you were the lowest every year it seems to rise but you're still using the same materials I love you and Amanda like I love your show and I want you a lot and I've been watching you secretly for a long time without subscribing keeping my mouth shut considering moving into one of your tiny homes and trying to find a lot on one of your building places but I don't understand this Emory golf course thing you got to have Rhodes how in the world are we supposed to take supplies to our homes to even upgrade anything or to make better our lots or anything if you can't get trucks and and infrastructure in there I don't understandcould you explain that and break it down I get to cost thing I already see that it's a little salty to live there I know you get two free years rent free or whatever but I know it's a little salty and then I got to buy a golf cart on top of that that I didn't care to purchase I just wish you would explain now just a little bit clearer on how we take a golf cart over 137 me if if it's 137 or 138 acres then we got to figure out the golf cart situation and I'm not wanting to buy a golf cart what do you suggest for people like me who have that question I don't want to drive 15 mi to my home in a golf cart you know break it down for the audience out here will you

    Guess I am confused, so we pay X amount down and that goes toward our HOME AND LAND, correct? We pay a payment of $400 a month on that "loan" basically, correct? Also, I think the problem you are having with selling your homes is you're not bringing them up to date with the rest of the "Tiny Home World". Not being rude, but ppl are wanting different than just the basic from back in 2017 or 2019, whenever all this started. A whole lot has evolved since then. The Amanda is the closest to it that you have gotten, and it is still not there, close though. Back in the day when you built 100% custom, IMO you did your best. Glad to see a Tiny Home Community coming to Tennessee.

    Okay, so the first 50 people don't have to pay rent for 2 years. They'll still have a base rent rate based on the lot, but they won't have to pay it until year 3. The base rent is a fixed amount between 400.00 and 700.00 (again, based on the lot) and and that does not change. Added to the base rent is a cost of living adjustment which is the average cost of living (national average?) percent times the base rent and that cost of living adjustment is added to the base rent. 400.00 base rent x .01 COL = 4.00 + 400.00 base rent = 404.00/month. That's what I'm hearing.
