    "We Buy Ugly Houses", or Homevestors, is a franchise that allows owners to build a real estate empire in their local area. Everyone in the USA has likely seen the caveman themed billboards and commercials and "We Buy Ugly Houses" spends around 50 million dollars a year on advertising.
    And while the company is very well known, a lesser-known fact is that the "We Buy Ugly Houses" company, or Homevestors, is actually a low-cost franchise that helps franchise owners enter the Real Estate market buying Ugly Homes and building a local real estate empire. They are one of the top 3 fastest growing Franchises in the USA and currently have over 1000 franchisees across the nation.
    One of the benefits of owning a franchise is brand recognition and market credibility. "We Buy Ugly Houses" has done an amazing job with that. The benefit to the home sellers who see this advertising is they can have a franchisee come to their home, which is often in disrepair, in rough shape, and receive cash money quickly. This is often in situations where people really need the money so as a franchisee you are helping people in your community.
    As a franchisee, you are building a Real Estate Empire in your own local community, buying these ugly houses from distressed sellers. You can either hold these properties as a rental, flip the house for an immediate profit, or fix up the house and flip it. Homevestors has an appealing operational model that many owners like, it is a work from home business with a flexible lifestyle and a low investment. But there is an objection we almost always receive, and it is a valid question "why would I buy a franchise when I can just do Real Estate on my own. That's a great question, and part of what we do here is to help buyers understand the business models and market benefits of these franchises so they can make an educated decision based on facts rather than speculation.
    Many of the franchise owners in the "We Buy Ugly Houses" franchise system were experienced investors before they purchased a franchise. These were people who were already successfully investing in Real Estate, but saw the benefits of the franchise and joined as a franchisee.
    So what exactly are those benefits? As an independent you are always battling against everyone else for the same repos, REO'S, foreclosures, bank sales, you often have the same local investors chasing the same deals in the the community. This often results in having to pay a premium price or lose these sales. Obviously when you pay a premium price your profit margin is much less. We Buy Ugly Houses opens up a distinct market where you have zero competition, thousands of people call in based on their advertising every year and these calls are actually routed directly to you as a franchisee. By having access to this exclusive and very fertile market franchisees get much better deals, which of course results in higher profits. Also, "we buy ugly houses" is a household name, when you walk in to speak with the Homeowner you already have the instant credibility from hundreds of millions of dollars spent on advertising.
    Next is the "We Buy Ugly Houses" software, called ValueChek that helps valuate the home right on site. By punching in data the software, based on thousands of situations, calculates what you should pay based on the repairs required, size of home, the area, and many other factors. Without this software, unless you are a highly experienced buyer, and sometimes even if you are, you run the risk of overpaying.
    Next is financing. Because of the enormous amount of business they bring Homevestors receives preferential financing rates and franchisees benefit from up to 100% financing of properties. Obviously with any deals the finance rate has a huge impact on your bottom line, as does the ability to finance all of your acquisitions. As an independent you simply can't get these rates.
    And finally productivity and buyer network. Many independent investors will cap out at 1-3 homes per month, Homevestors, because of their processes many franchisees are able to double the number of deals they are doing, which helps build your empire more quickly. Also, sales are very often done with other franchisees within the system, so you can do a quick flip, make money and get in and out quickly.

    Best video yet. My ultimate goal is to get into real estate but I know NOTHING and am scared to death of residential real estate. A few questions:
    Would you recommend getting a real estate license prior?
    How does Homevestors take their cut? Royalty on each deal? Interest on loans? Pure franchise fee?

      @Truthfears Guilty You are correct. Most of us mortals are W-2 wage slaves paying a big chunk of the fruits of our labor to the government. However, those who venture, can get around this trap as plenty of loopholes exist in the IRS code. The other day, I was mystified to learn that Amazon pays close to zero dollars as federal income tax.

    Hey Robert, lately I've been wanting to ask you about something. The United States is becoming increasingly liberal and many things that were once considered taboo and 'evil' are becoming legalized. The principle example I can think of is marijuana. Aside from that, I can envision other drugs such as shrooms and adderall one day being sold legally over the counter. Aside from drugs, I could also envision prostitution being legalized in the U.S. There's obviously a huge market for these products/services int he U.S. and I've been wondering: When these things do inevitably become legal, could you envision a lucrative marijuana shop franchise or prostitution franchise flourishing in the U.S.?

That said, the Cannabis model is not a sure fire road to success, particularly in states where licensing is unlimited in number. We looked into it here as we own a building across the street from a producer, but with prices already low in Canada I don't see a lot of profit from the production end. Evidenced by Cannabis stocks which have been decimated. Shrooms have a much smaller user base and infrequent use, not sure if commercially viable and as for Prosti's, I expect that's a long way off , if ever. Not sure if the business model is sufficiently complex to justify paying a royalty? I could be wrong. Thanks for the question!

    What kind of territory do you get within a city? Do you get an exclusive area or are you one of a few people getting rotated leads? After I complete my first flip I might have the cash to actually do this.

The model is different than most other franchises as you see franchisees working with each other rather than against.     What an incredibly insulting name for a company - "We buy ugly homes"!!!! Who in the hell would deal with a company that is that cruel and callous? When I bought my house I dealt with a legitimate real estate company and agent and the person selling my house had one too. This is nothing but a scam. The house next to me just sold for $130,000 and the poor Mexicans you bought it think they "own" the house but when you look at the property records it is owned by something called "Luxury Homes". When I bought my house my name was immediately on the lien/deed in the Assessors office downtown government agency. The people next door don't realize that they have been conned into buying a rent-to-own house so they are just renting. I think that stuff should be against the law.

      Thanks for remembering! Depends on the market....and of course the timing. Last RE video we spoke to highly heated markets where you couldn't find any deals - this circumvents that problem to a great extent but I expect highly heated markets it's still tough to get deals.

      @@FranchiseCityOnline the stock market is up 10% annually for the last 30 years, even accounting for downturns.
      The Amazon / Walmart / Costco death star is coming for all small businesses. I've seen a lot of friend's small businesses go to zero ☹️. The idea of passive income through owning a business is a trap nowadays. Owning a business is a 80 hour a week passion project.

    You said a lot about the pros on this franchise but why don't you talk about the cons as well. I understand you do business with them and don't want to damage your reputation with them but you also have an obligation to the RUclips community that is watching your videos. Do they have non-competes ,how much is the royalty, can you do deals for me on private business wow doing business with the franchise, excetera, excetera.🤔🧐

      I just replied to another comment that said we are too negative. can't win! The question is, why would anyone use a video to make a decision when our service is free? Each scenario is highly individual so a bad franchise for one person may be good for another. We take on average 20-30 hours with a candidate conducting psychometric assessments, demographic analysis, comparative analysis etc - that's the only way to get a clear picture of bad or good in a specific scenario.
