Simit is available in bakeries that sell it fresh and warm. You should eat it in places that make fish and bread well. They don't cook it well because you only eat it in places where tourists go, because they have a lot of customers during the day and they don't take care with the food they make in tourist spots.
You have to shake the Ayran. The corn is not boiled then grilled. It is sold either boiled or grilled. Usually the boiled one is softer and better IMO.
