I still cannot believe how many people are interested in this home. While it may not be the option for everyone , it is definitely getting a lot of people interested/talking about affordable housing in San Antonio.❤
If rent wasn't over 1500 a month and the pay wasnt 17 an hour then maybe this wouldn't happen but greed did this to our country.
I'm guessing you meant 1500 a month. 1500/ week is like 6k a month!!! I can't really speak for the businesses and how they are paying people, but rent can go up as a result of the tax increases that we have seen. Is some of it greed, definitely, but the increase in property values and subsequent changes in tax debt really added to the rent price for some.
Well I agree but the point was to make affordable home the value of this home is only around 75 thousand so me personally waiting for the market to crash lol
It's still more affordable than most homes in San Antonio, even at 150k-170k. They should be less expensive, really. The average price here is around 300k, so if you are willing to adopt a minimalist lifestyle, you can more easily afford something like this.
Copium
I’d make the downstairs “bedroom” into a living room/study/office. The upstairs would be the actual bedroom. And I wish there was at least one tub shower combo in the place. Coming from a 308 sq foot studio apartment for $1300. This isn’t bad at all.
Its all about perspective, thank you for watching.
What a smart message. You stick to your plan young lady. Your life is good. Best wishes.
@paradisecove4146 👍
Someone with a brain 🧠
This comment section is all over that place.
Better than living under a bridge.
Amen to that. Thank you.
exactly....people complain no matter what .....there are people paying 2-3000 dollars a month for a smaller space
@Edward-gt4mi it's all about perspective.
For $160,000?
You just take whatever others give you right?
The price per square foot is exorbitant. Bare bones. No garage. No upgrades. It's OBSCENE what this builder is promoting.
I get everyone’s outrage but realistically speaking I’d have loved to have the opportunity to buy something like this when I was in my twenties and early thirties. I lived in way worse and even smaller places and paying higher rent.
It's all about perspective really.. thanks for leaving a comment
In 2004, I bought a home that had a roughly 2300 sq ft for $140,000. Dude, you are getting ripped off. They are purposely building these homes at ridiculously low costs and outrageously over marking them and making you believe you are getting a great deal. If everyone had critical thinking skills, nobody would be building these homes in the first place.
You would have been able to buy a house triple this size for only 100k in your 20s lol.
Times change, though the house you bought in the late 2000s early 2010s has probably been close to doubled in value. When you go to sell your home, are you going to ask for the now value or the value from when you first bought it. They are selling houses based on comparable sales in the area minus adjustments.
In case of fire, only one exit. I can’t believe it passed city codes. This is a shed for 160,000!
Good point... but the windows are considered points of egress in addition to the front door...at least according the the Texas code.
Regulations in Texas suck
@@nbtxliving hahahaha
How so?
Yep
These need to be $50,000. Should be no where near $100,000 and up.
How did you come up with 50k
@@nbtxliving because they’re the size of a prison cell, and they have no amenities whatsoever, not even a double sink in the kitchen or a space big enough for a French door refrigerator, no Dining Room
They are really meant for a more minimalist stay of living. You could fix it up to fit whatever appliances you want, but it really defeats the purpose of having a tiny home.
@@nbtxliving they are still over priced anyway you slice it, please stop justifying greedy
I don't think it's greedy necessarily, Lennar is a business that wants to make money. If people don't like the price they don't have to buy it. Then Lennar would have to drop the price or be stuck with a bunch of houses that they can't sell. Is the price high? Some might say yes, but all of that is really relative to what your experience with housing has been. 😊 Thanks for watching and leaving a comment.
This is amazing. But the price is just too extreme.
Price could always be better, really. This builder usually offers rate incentives and closing cost assistance that can help out greatly.
@@nbtxliving Demand is high. They can't build them fast enough. Every 1BR apartment dweller needs one of these pronto. I would expect hotcakes to lose popularity before these houses do.
I know that everything I have a client interested in one, they don't have any inventory and are working on building new units. I think they have some on the MLS now, but I don't have any clients that want one.
If you had two to three kids, would you still consider this an amazing purchase? Who is this home actually for?
@TheBennik this clearly is not for everyone, but at least it is an option for this who do want it.
I don't see a big return on these. When the market corrects itself (which it inevitably will), these shouldn't go for over 100K.
What's that based on? What comps do you have to support that?
These will go for even less. They should at least make them a few hundred feet larger and some higher end materials. Those things are cheaply built.
If they did that then they would cost more.
@@nbtxliving Don't pretend you don't know!
@@HEllis-qu5nn Absolutely without any beauty whatsoever
This is great. They need to add a back door to that laundry room/bathroom combo downstairs. However, this is wonderful for certain people, especially in a world where the population has just hit 8 billion. In 27 yrs it will hit almost 10 billion. I think this is needed.
Yes, there are some things that could be fixed to make them a bit better but overall they aren't that bad
Essentially a dog house.. while Biden provides luxury housing, medical care, etc for migrants. Sickening.
You will own nothing and be happy
No, you can actually own these homes. Your happiness however, is your own responsibility, you can't rely on others to make/keep you happy. Thank you for watching!!!
I want one. But no HOA for me.
Yeah a lot of people feel the same about HOA's they have thier upsides and downsides but if you like this style look at this video ruclips.net/video/r2DuBa5Q45I/видео.html 900 sqft home no HOA with more land. Quite a bit nicer inside as well
Facts
Do you really believe that? And if so what can we do to change it?
Ugh, no! Now if you bought two and connected them together it might be okay. For $170k just buy an older resale home in the area. Time will tell, but the showcased unit appears to have a low quality of finish - I would expect better from a $300 per square foot pricing. I hope there is an HOA, otherwise in 10 years time they will be junked up with all the stuff that doesn’t fit inside.
A lot of the older homes in the area require 20k+ foundation, plumbing, or roof repair, plus whatever other cosmetic changes you want to make to a 10-20+ year old home. But if you can find a good one, then jump on it for sure.
@@nbtxliving I really dislike, but am not surprised, that you would bash the competition; nearby resale homes. If you were representing a resale home buyer you would be advising them to have a proper inspection and and make an offer reduced by the cost of repairs. Only the ignorant buy a resale home without a proper inspection. If a home needs $20k in foundation repair, or $10k in roof repair then reduce the offer by that amount. The market value implies front line ready.
I am clearly not bashing the "competition." We had a home listed not more than 6 miles away that have had foundation and roof work done to the tune of 20k among other problems. I'm was basically highlighting the difference between an "overpriced" new home vs. an underpriced pre-owned home that needs more work done to it. Of course, you get an inspection. we highly recommend inspections on every home purchase, new or preowned.pre-owned. You can't always get a seller to reduce by the dollar amount of repairs that are needed, and even if they reduce the amount and the repairs aren't needed by the lender, you would still have to fix the problem yourself which would cost money.
If you were my client, and you had a contingent upon inspection offer that revealed $20k of necessary foundation and roof work - I would expect the seller to either reduce the price or pay for the repairs. Otherwise it would have to be an under market price as is property that made sense. If you are telling your clients to pay the market price on a property that needs serious repairs, that is a disservice to your clients. I do understand that there are first time and inexperienced buyers that may not understand this, and they may prefer to buy a new house with a warranty. I'm sure that all these houses will sell, Lennar is an experienced builder with a research team to keep up with housing trends.
I think we are now talking about the same point. Where it really went off was when you accused me of bashing the competition. All of what you are saying now we agree with fully. My original point was that sometimes a new home offers a more reliable place to live, whereas a pre-owned home might have things wrong with it that, even if less expensive at the beginning, could cost you more in the long run. We never steer people into purchasing a specific home. We just lay out the facts from the sellers disclosure, inspection report, and other property related documents
The look and feel of these reminds me of modern public housing developments and section 8 living. Wish there was a bit more character for the price point.
Yeah, they could look nicer on the outside. This builder is notorious for cookie-cutter communities.
@@nbtxlivinginside as well. I got the same impression as this commenter.
No kidding! Greed on steroids.
It's just an option. Some people seem to like it since that neighborhood is getting bought out.
In Britain this would be considered a normal sized house! 😂
Wow, that's crazy...wouldn't have guessed that.
A coworker built one at 645 square ft for $13,000 to have it moved and utilities were another 6,000 the lot cots $490 a month im currently doing what she did building my own but i need bit more space so mine is 803 sf
Oh wow!! That's awesome. Congratulations seems like a solid deal.
Better than my old apartment
Yeah, I lived in some pretty bad apartments. I wish these were around in the mid 2000's while I was in college.
THERE GIVING CRAP SMALL HOUSES AND THEY STILL CANT GIVE U A GOOD DECENT AMOUNT OF SPACE IN-BETWEEN THE HOUSES, THIS IS HORRIBLE, GREED AND CORPORATIONS SUCK
How much space would you give between the houses. Honestly, there are some way more expensive neighborhoods that have the same space or less
ruclips.net/video/9hmHRDKCxMU/видео.html This neighborhood the homes are packed in pretty tight
@@nbtxliving they should give 30 feet between each home to be honest
That would be nice, but most neighborhoods in the city don't have that kind of space. The video I linked is the headwaters in dripping springs, and the houses cost 5x as much, but they are just a close.
@@nbtxliving Yeah, get a good Texas wind one day and they all go down like dominoes.
The only thing I’d change is installing an out-swing door to the backyard in the downstairs bath and a window in the upstairs bath. Add solar panels and this is perfect for me. I know some are bothered by the price but at this strange of my life, I put less focus on belongings and more on experiences. This would allow me to live debt free from the get go and I could be semi retired right now at 49 years of age. I could see making the downstairs bedroom a tv room, using the space near the kitchen as a proper dining space and making the upstairs a cozy sleeping nook with some armoires for clothes storage and a few pairs of comfy chairs on the landing. All of it is appealing to me.
The back door thing was what a lot of people were saying. We even made a video about all the common complaints ruclips.net/video/0IhOt_NTZd4/видео.html
The builder is offering some decent incentives, and the taxes are lower there than the surrounding area. Let us know if you have any other questions.
Architecture tells you how the power players feel about you. 1984 community in good old USA.
Interesting take on things, thanks for watching
Two years ago, volunteers in Los Angeles were building these for homeless for free
@@Mossad901 YIKES...It's fascinating to see how micro-living trends are gaining momentum in the U.S. While the reasons for embracing micro-living may vary from person to person, there are certainly some positive aspects to this trend. FIRST, this "minimalist" living and sustainable lifestyle, promoting the efficient use of resources and reducing one's carbon footprint. Smaller living spaces often lead to more thoughtful consumption and less waste, which is great for the environment. Secondly, micro-living can make city living more affordable and accessible, allowing people to live in prime urban locations without breaking the bank. This can enhance access to job opportunities, cultural experiences, and community engagement. AND Lastly, it fosters creativity in design and architecture, pushing boundaries to maximize functionality and aesthetics in compact spaces. This innovation can inspire new ways of thinking about housing and urban planning. BUT Of course, micro-living isn't for everyone, and there are challenges associated with it, but it's intriguing to witness how it's reshaping our notions of home and community in the United States. -Veronica :)
@@nbtxliving This is DISGUSTING to shove Americans into dog houses at an exorbitant cost per square foot. No garage. No upgrades. It's PATHETIC.
This type of houses already existed in Mexico since the 2000s, we call them *Viviendas Duplex* or *Casas Duplex* (Duplex houses) they share 1 wall with another house and have 2 bedrooms, 1 bathroom, Living room, dinning room and Kitchen all together in 1 space, frontyard and backyard. They are built on a plot of land 3 meters wide and 15 meters long.
Awesome. Thanks for leaving a comment.
@@nbtxliving You're welcome!
Houses just keep going up this might be the new way to go
Yeah, hopefully, house prices change for the better, and this is just an option, not the only available choice
I'm not sure how I feel about this. I like the idea of trying to make home ownership more afforablable. But I can see this turning into the new "projects".
Yeah, for sure. A neighborhood being run down isn't exclusive to low-cost areas. it's really the mentality of the people that live there. Also, this neighborhood has an HOA, so that should help. I do like that it is an option, though, even if it isn't the choice for everyone. Thanks for leaving a comment that actually made sense.
They should have staged one to show the potential. The second floor is not bad for a bedroom. First floor kitchen, office, etc. I could live in this if it was this or a rental.
I agree. Normally, I would make a video like this one - ruclips.net/video/jKuL2F1chJ0/видео.html but with this one, I didn't... 😞
It's better than being homeless besides all the furnitures and appliances now a days are space saver, It's ideal specially for people who can pay straight cash or have it shorter loan.
What will you do with a big house that you have to pay 10, 20, 30 years, almost your entire working life? Then you children will grow and end up moving out?
You can afford better life experiences than paying a house, imagine the freedom of not in being indebt for long term housing loans 💙✨
This is true
I got one two yrs ago, it's been doing well as an Airbnb
What kind of complaints do you have about it?
Love tiny houses but it needs a car garage that can fit only 1 SUV. You gotta protect your car from the sun, rain, car thief
Yes, I agree with that. Not having a garage is kinda tough
Nice! At this pace Gen Alpha will get Tuff Sheds for homes. A reckoning is coming
Yeah, we should do something to make houses more affordable, right. What do you propose?
Kicking central bankers out and ending the fake fiat currency system that has devalued the currency
May be one option out of the many things that could help homes become affordable again...
Great starter home. Low maintenance and utilities, so it's good for retirees too. Plus, you own the land! I have a friend in Tucson that has a LG air-conditioning units similar to these and I was chilling at their place in August.
Yes for real, thank you for watching.
You never own the land if you pay taxes, that’s the plan you never own the land never ever ever never ever
@EveryWhere1111 you don't own when you rent for sure. So what's better?
Better than being homeless but what homeless person can afford this? Other than that, I would have clostrophobia. God, scary.
They do offer 4.25 percent currently and a couple of other builder incentives, but yeah, you need to qualify for that. But it would be better than being homeless.
For all the ppl bitching about “greed” and blah, blah, blah, (1) you have no idea how capitalism works. It’s simple, supply and demand. That’s it! If you don’t understand that the higher housing prices are driven by lack of housing inventory, then move to Mississippi, where the demand is low but the supply is high. If anything, this is an initial solution to the housing crisis.
A lot of people who have been out of the home buying market don't truly realize how things have changed since even 10, 5, or even 2 years ago, land around cities is scarce, and property has gotten more expensive.
Is that water heater lekeing 160,000 no thanks
No, it wasn't leaking. They just need to finish painting the board that its on top of.
Are those small wall AC units enough for the TX size heat? Thanks!
Yes the mini split systems keep it pretty cool in there. You will probably want some fans though to spread the air all around. Thanks for watching
They work just fine when I was deployed. we relied on units like these to keep our equipment cool
@@nbtxliving You should all be ASHAMED exploiting desperate buyers.
@cherylholt4083 Who is exploiting? I literally just made a video. You must really be hurt about these homes that have nothing to do with you.
It’s good to have a bedroom and bath downstairs for older people.
The staircase seems to block the flow of the upstairs bedroom and decreases versatility. Someone else mentioned the lack of closets on the 2nd floor, which can be put in later, but that will take up space in this smaller sized home. As for occupancy, I say no more than 3 people max.
Good to have options though.
It's definitely an option, especially if you don't want to pay for a lot of space that you won't use.
Where would I keep my garage essentials like lawnmower, weed eater, crafts table and extra storage? Since there’s no garage, can we build a small shed perhaps?
Yeah, you would have to really
Future ghetto.
Why do you think that? Couldn't even the nicest neighborhood become a "ghetto" if the people that lived there didn't take care of the area?
How the hell can you put any furniture in this house
Normal size furniture will fit in here. You not going to be purchasing a full sectional sofa for this home but a loveseat or lounge chairs. We talk about it a bit in this video ruclips.net/video/0IhOt_NTZd4/видео.htmlsi=vSjZMA_mgRF63NaP
So cute 🥰
Nice and cozy
I like these type tiny/small houses as a single, minimalist type person, but I could see how these subdivisions would have problems with driveway parking & loads of vehicles parked on the curbs & making for a trashy looking neighborhood. I would prefer my tiny/small home have at least a single enclosed garage for parking a vehicle.
Yeah, that's a common sentiment. I've lived in homes with no garage or extra parking, and it's rough, especially when your neighbor is having a party and the spot you normally park in is already full.
I currently live in 500 sq ft quite comfortably. However my lot is way, waaaay bigger for much less in Texas. I could fit 5 of those houses on my lot. I used live in SA, not too long ago and these prices are disturbing. They are very nice tho
Yeah, San Antonio's lot prices are a bit pricey. For a small plot in the city, you can pay 70-80k or higher. If you go outside of the city limits, you can find more affordable land prices. Thanks for the comment and happy new years stay safe out there.
This is nice wow👍🙏🙏
It's not too bad, right!!
@@nbtxliving It is EXTREMELY BAD! And you know it.
@cherylholt4083 quit being a troll "Cheryl" it's just an option for people to buy. If you think it's so bad, file a complaint with somebody that might entertain your ramblings.

I like tiny homes but not a fan of this one....if its going to be tiny the layout and features need to be thought out better.
That's fair. It's from a big box builder, so creativity is out the window. But it is less expensive than most homes in San Antonio.
Didn't even bother to clean the floors before showing it like wtf!?
Yeah They told me it was clean, but I guess one of the contractors came in and tracked mud in before I did my video.
@@nbtxliving And you posted it anyway! Have you NO PRIDE?
@cherylholt4083 what does it matter to you? "Cheryl"
I detest vultures ripping off my fellow Americans
Nobody Is making people buy them. It's just an option. If it's such a bad deal, file a compliant. Posting comments on RUclips isn't really going to help
The overall layout isn’t perfect, and the lack of a back door is bad for fires but honestly I like it. The upstairs rooms are a little awkward, I don’t know what you’d use the landing area by the bathroom as, maybe an office? Not a bedroom. The front upstairs could be used a small bedroom if you have to. That skinny hallway up stairs is awkward too, I think maybe if that wall was deleted and it was just a railing it would feel more open. Put a door at the bottom of the stairs and you have a nice private bedroom upstairs.
Yeah it was really built with cost savings in mind but you could still manage to make it work
It's too long and narrow, looks to be about 9' wide inside. 15'x22' would keep the claustrophobia at bay.
I think these are cute for temporary housing, but I would love a tub in one of the bathrooms.
Yeah, the builder doesn't really have any leeway for customizing. You could probably hire a contractor to put one in, though. Thanks for leaving a comment.
Nice, but a lot of wasted space with those long hallways. Needs to be wider.
Yeah, they could have done a few things differently to make it a bit better, but it seems like they were really going for cost savings
Heck yea, put your feet up in the bath tub and get a pedicure out the livingroom window!
Usually you would pay extra for that!!!
Really nice Beautiful music to go with this video. Nice starter home. Cost? Location? Internet services must work Always.
Thanks and thank you for watching, prices range from 150's to 170's it is elm trails subdivision in Converse Tx. You can for sure get high speed internet there. Thanks for the comment.
Still a bit expensive. Honestly $100,000 would be ideal.
I feel like most agree with that
This should be like 45k...
The land is worth more than that
not for 160k in Texas...Texas 60k, West Coast Region 90K
That's not really realistic. The land that the houses sit on is worth around 25k.
@@nbtxliving Ok so its not like a mobile park were u only own the unit not the property?
@@nbtxliving u right because these can't be moved...i stay in a mobile home were I pay a lot lease but its still cheaper to buy mobile home because the land is so small
@@nbtxliving This is an Great idea! but the competition of the Mobile Park industry.. makes it not a fair market...U would make more money renting these out...But We Getting Better in the tiny house community
For some people, the hardest part about the mobile home is obtaining financing. Financing a pre-owned mobile home is tough, but it is another option, and it can be cheaper than this home.
You can buy a home with all material for 40k at Home Depot and buy a an acre of land for half that.
What about plumbing, electric, sewage, permits, and labor. Who's going to build? There are a lot of things that need to be considered, plus land around San Antonio is that cheap anymore
You could buy a great variety of very nice kit homes from Sears 100 years ago with all material included. People built these houses themselves and they saved tons of money. Much better option than this matchbox.
Yeah, let's just fire up the time machine and grab some house kits
@@nbtxliving A simpler solution would be for a company that actually had some scruples to start making affordable house kits again so desperate folks don't have to get royally screwed over by these greedy builders. But of course, you NEVER in a million years would have suggested that.
We are realtors, not a builder or manufacturer of homes. And I have said in videos that it is going to take coordination from builders and local government to help with housing affordability... but you probably didn't see those
The hate from the comments is so telling. It amazes me the sense of entitlement that some ppl have. It’s not a house unless it’s at least 2,000 SF? Give a break. 😂. Attitudes like these is what lead to the housing crisis in the first place.
Thank you, we agree. Not every person in the country wants a huge home. This is just really another option for people to choose from.
Where would a vacuum cleaner, iron and ironing board be stored?
Wherever you want
@@nbtxliving That's an ANSWER?
I wished the water heater went under the stairs. That way the upstairs bathroom could have a tub and larger shower
There is room under the stairs for a small water heater. Also, some of the other lennar homes use thankless water heaters so that might even work better
Awesome! Now build some in Palm Springs CA so I can buy one 😊
Certain parts of California could Benefit from these
More windows would help.
For sure.
In Hawai'i these tiny homes on fee simple land at that price would sell out within hours of being available. 🤓
They are selling pretty fast here.
This is a Section 8 Shotgun Shack. Welcome to the future of affordable housing. 😢😢😢
It's not really for everybody, but it is a start, and maybe it spurs other builders to put their own spin on affordability.
Are these being sold to investors or owner-occupied?
Both at least according to the sales rep in the community.
A homeowner IS an investor.
That's true, you are correct
Off-site, non-resident, and/or out-of-state buyers/landlords. Within 6 months this will be another plot of rental "homes" with zero landscaping, bumper-to-bumper parking and nightly visits from law enforcement.
@eileenfrank3686 just when I thought I had heard the last of you. How's trolling these days?
you may as well just smoosh them all together and make one big apartment complex. thats what they are. just a bunch of apartments
You could do that. I'm sure these residents are happy there aren't upstairs neighbors doing what upstairs neighbors do.
That space upstairs is so unusual, how would you fit anything up there lol.
The area in the front near the window is big enough for a full/ twin and a dresser. You could get creative with that space though
Rent or buy? Looks nice
This neighborhood has houses for sale I think I saw one for rent.
PUT THE STEPS OUTSIDE THE HOUSE!! Still indoors, just make three living area bigger by moving the steps out a bit. JEEEZ
Another good idea
This whole tiny home thing feels like row-houses, but the land developers are too greedy to actually construct them in an efficient, thoughtful manner, which could in turn create both decent AND affordable housing that one could own.
They are put up pretty quickly, but that's the case with most "big box" home builders. Quantity vs. quality, but they are probably the most affordable homes in this market currently. Low price, low tax area, low Hoa 4.5 interest rate from the builders lender, one of the only homes you can own for less than the price of rent. You just have to be good with the size of the house.
Is that price point WITH/WITHOUT the land?
It's built on the land you can't get it without the land. It's not a mobile home. The land is a part of the price. The price as of Oct 21st is 144k.
There doesn't appear to be a door to the backyard area. Is that an option, or will a walk-around be necessary? Having a door to the back 40, in the bathroom, would come in handy. 🤔
Yeah, no back door. I was thinking of making another video to highlight some of the shortcomings of these homes.
Isn't it a fire hazard with no back exit?
No, there just needs to be 2 egress points and windows count.
This whole "Tiny House" living that they are pushing on HGTV and other places seemed so dumb to me and was just a way to start conditioning people to accept and even get happy about having a lower and lower living quality. This is just the natural evolution beyond those "Cute" tiny homes.
I have made a conscious effort to ensure I have decent housing, not just now but when I am in my 70'-90's. Because if you think these are bad... just look how people live in Hong Hong and other dense cities (watch Hong Kong Cage Homes)... It can get soo much worse... to a point where these little crap boxes will seem like luxury living.
Builders are still building multi thousand sqft homes. These are really just another choice that is less costly. I have seen the cage homes and smaller living situations, I really hope we don't get to that over here... maybe building smaller homes or multifamily homes would help us from getting there sooner🤔. Either that or we start building houses on top of other houses.
Absolutely true!
Seems like a poor usage of space ... Tiny homes seem to be more efficiently arranged.
Yeah, most are more efficient, but they are also designed more closely with/ by the end user. This is what a big box builder, tiny home will get you.
Wait a second, this is not in Texas because everything is Bigger In Texas! This must be in Rhode Island where everything is Smaller in Rhode Island.
Well, it is the biggest tiny home 😃
Good retirement plan, sell the big family house. Get this and live inexpensively.
It's up to personal taste but having more space then you're actually using just means more upkeep, utilities and taxes.
We agree!
They tiny home thing is a great idea. The things is you cant put them anywhere. We need to get local governments to get online with this. Most counties in every state has ways to block it with regulations because they dont want the land value potential to be lowered. If it was then they would lose tax money. But tiny home communities are needed and they would work well for us single folks, for people trying to get back on their feet, for people who just dont want to live and pay for a big place. The reasons go on and on. The big money machine does not want to let it happen though.
👏 👏 👏 . They could be more affordable, too.
What about an tornado 🌪. Can it stand up to that?
Ohh, That's a big negative. We really don't get tornados around here. If we did, we all would be in trouble.
@@nbtxliving that's good. I would like to live in a tiny house community.
It is an interesting way of living, really makes you think about all of your stuff and what is really important
@@nbtxliving That's more misinformation! Bexar County is a county in the state of Texas. It is in South Texas and its county seat is San Antonio. There have been 59 recorded tornado touchdowns since 1953 in Bexar County [TripAdvisor]. I'm sure you can do the math!!!
I would still say we don't get a lot around here. You're grasping at straws here
Everyone saying these homes are too expensive: y’all are insane. As a Californian let me tel you that it’s common for a 600 square foot home to sell for 600,000 dollars. This is a great deal. This developer needs to come to California.
Is very much about perspective
Does this have any sort of yard? If so, how do you access it?
Yes, they have small yards with a side gate access this video: ruclips.net/video/k8g5L09JeV8/видео.html has some drone footage of what the back yard sizes are like within the first 30 seconds
Put the staiewsy outside the house instesd if inside...
Good idea
I live in a 46 sqm house and have 3 rooms and its more spacious than this house. No offence but however is the architect behind this house needs to get fired. If the people behind this put a lot of thought of designing this house, i believe people will like it.
Possibly, I get why people think these aren't pretty homes or that they aren't functional. You would just have to be creative when you moved in.
TO Small and Way overpriced and insurance companies like it when your car is parked inside a garage. Just saying. It is a glorified apartment. 👀
It may be too small, but that really comes down to perspective. You won't own an apartment though. I can't deny that having a garage potentially can help save money on your auto insurance.
It's "too".🤦
😊
661sqft, no gas, no garage, nothing walkable (are the showers plastic or enameled metal?)... over $100K? This is why the housing market is going to crash, hard. The pricing isn't sustainable. Less than 2Ksqft townhouses near me aren't selling because they're trying to push them for $600K and up. The salaries in this area are *not* high enough to sustain this. And with all the layoffs and underemployment...prices like this are just not feasible, especially with interest rates up. A market crash is coming. A HARD crash.
This neighborhood sells pretty quickly because it is how some people prefer to live. These homes are 140-160k. So, relatively speaking, it is pretty affordable. Also, since it is new, you might be able to get a discounted interest rate as part of the builder incentive. These homes typically come out to around 1k per month for most people.
That kitchen is a big no for me. Needs a tub in the master bath. Water heater in that sardine can of a kitchen. Washer and dryer by downstairs shower and shelves or cabinets with counter for folding laundry under the stairs in that ugly empty hole. I have the stackers and the counter is a must have. How its set up in a community definitely destroys the whole thing though. Y'all could have done so much with this little place.
It's not for everybody. We don't own this house or represent the builder. We just featured it like a lot of other houses on our channel.
Home is now a Modified Shipping Containers :(
Not if you don't want to buy it. This is merely one choice that is available.
Welcome to Port Dock Community:)
Thanks?
Where should i tell my dinner guests to park??.
Will it really depend on how many you have coming. It's a tiny house, though, so it might be a bit cramped in there with too many people
@@nbtxliving what if it's just two people you invited that live opposite side of town from one another? Your living/dining room can't handle 3 people?
@ceevee7825 sure it can. You are missing the point that this is a tiny living space. Of course, you are going to run into size limitations if you start having masses of people over. It would be the same as if you bought a Mazda Miata and then had a family of five it's not going to work for all people it's just an option
@@nbtxliving My point wasn't the size of the "House". It's why they didn't leave enough space in-between the "houses" to fit another car without having to block your or someones driveway. 🤦🏼♂️
@ceevee7825 you can park on the street, or if your car is small enough, you can park two cars in the driveway. We actually talked about this in our last video - ruclips.net/video/0IhOt_NTZd4/видео.htmlsi=vSjZMA_mgRF63NaP
it has enough room to play call of duty with the boys.
Heck yeah, it does, brother. Many late nights on those games
160 thousand for a Home Depot shed
It is a home for some
@@nbtxliving a Home you could build for about 10,000 in your grandma’s backyard
@Mossad901 yeah 10k no permits no electric no plumbing maybe foundation and framing if that, then with no permits city of San antonio comes and shuts you down.
I didnt see a price
They range from 150k to the 160k range.
I think they're nice. People are upset about the price, but even starter homes are now selling for 300 k or more. If it allows someone to be a homeowner, that's a good thing. As a kid in the 60's, I grew up in an 800 foot square home with two bedrooms and one bathroom, so it's not much different from that. I survived. Although, I will say that I paid $179,000 for the 2,200 square foot home that I currently live in, but that was 28 years ago, lol. My mortgage is paid off, so I'm grateful to have it.
Thank you. Home prices are alot different from back then for sure... I take the same approach as you if it allows somebody to own something it shouldn't bother other people. Thanks for the comment.
Well distribution
What do you mean? Water well distribution - it's on city water, so nothing to worry about.
How much $ ? And size dimensions
Living room 8'6"×10, primary bed 8'8"×10 the loft upstairs closest to the front window is 8'6"×10 and the back loft near the second bathroom is 8'8"×10 prices start at $164k but we would have to check on the availability and inventives. Call/ text us with any questions 2102877967.
$164K???? That’s funny.
How much would you pay?
@@nbtxlivingnot a dime over 50 grand
Really nice but expensive
For sure, thanks for the comment. It is high on a price per square footage basis, but most new homes are.
Could have had more windows.
They could put some smaller windows in the restrooms to let in light. I think they just wanted simple and cheap, really.
You ran comps for the area? What price would charge for them?
At least you’re not sharing walls w anyone 🤷🏻♀️
Could be worse.
This thing has more walls than the prison cage
What do you mean by that???
I just have 2 problems (aside from the deal-breaking price): The second bathroom is unnecessary and I'm unsure where the living room is supposed to be 😅
I would replace the second bathroom and use it for the utility closet and storage. I guess the 2nd floor area would be where I place my desk and computer while the "bedroom" I'll use as the living/dining room.
Eh...not sure about the formatting on this one. The kitchen feels placed just right.
In all honesty, you can probably turn the upstairs area into an additional bedroom. Having the extra restroom makes it so you can close your room off, and people could still use the upstairs restroom if you had guests. The smaller 350sqft house only has 1 bathroom, and you have to walk through the primary bedroom to get to it, which is inconvenient if your room is messy.
@@nbtxliving Those are excellent point, I didn't consider that. I even entertained the idea of flipping the floors, but kitchen on the second floor doesn't feel so nice LOL. But yeah, tiny home things. Though I would do away with all the carpet, so tired of carpet. Honestly I might just go with the 1 story house and use the loft as my sleeping area with inflatable mattress and NEVER, EVER, _EVER,_ step up there with my shoes-feet only. That one I know there is enough space for the living room to double as the dining room, maybe a folding table to pull out and sit in front of the couch and just vacuum after eating every time. I really don't wanna clean two bathrooms so I'll definitely be converting the upstairs bathroom into a storage closet and use the spot in front of the window as my office area which would work out nicely. Having the window placed at the front of the house instead of behind the door as it swings open really creates issues if I want that small space as the living/dining area as I find it nearly impossible to function as one or the other. The only way I could see myself having any kind of living room without changing anything is to get a nice monitor between 30 and 40 inches, place it on my desk, move it all upstairs...no that still wouldn't work as I would need space to move my chair around and out of the way and having a two seat couch at the wall...I'm not sure about this.
Though one big problem is when I need to use the toilet in the middle of the night and now I have to traverse stairs or a ladder just because I thought I was being smart.
...
Ok, that sucks.
I'm probably over complicating this. 2 story tiny house with barebones bedroom with only a bed and dresser, a very small table to sit and eat at with enough space to set my phone on and watch youtube, computer desk on 2nd floor at the window, storage underneath the stairs and everywhere else where appropriate, totally foregoing any kind of living room. OR I just abandon that space in front of the kitchen entirely and eat at my big desk. No tv, just my computer monitor. I would still have to clean two bathrooms if I use them and I can still use the bathroom hassle free at night with clear walking space.
I'll be honest, this doesn't feel like the American Dream, but it's functional. The price inevitable price increase would likely make this impossible for me.
Well, at least my Klipsch Promedia 2.1 speaker system is still rocking. All I can do for audio in these tiny homes.
Wow. You got a lot of ideas going on there. That's the benefit of ownership vs. renting. You have more flexibility. I know for a lot of people, the price is a concern, but the builder is offering lower interest rates(4.25), and it's low on taxes, so you can at least get a low mortgage payment. There are things that people don't like, but if you can get past, that is a good option for some buyers.
@@nbtxliving Lol yeah there are more ideas I didn't mention, those really were in the realm of overthinking. Forgot about the lower interest rates and low taxes. Those are notable plusses. If I ever got to a point where I can absorb the mortgage I'll consider it. For now it's just brainstorming and comforting my wallet as it struggles with crippling depression.
@midtown3221 Yeah, the wallets are a little lighter than they used to be
I dont see a price must mean it costs to much !
Everybody definition of too much is a little bit different. But it is in the description. 178k for a 3 bed 2.5 bath
even these homes are ridicously over priced....what you dont do is let some rich person come in and buy 50 of them and he resells them or rents them out at overpriced prices and then the same cycle repeats itself
Some builders do limit the number of investors that can buy in a community... I would have to check to see if this is one.
That's the plan...exactly! Builders hire contractors, who hire sub-contractors, who do minimal quality work with sub-grade materials and there is no clause as to selling to owner/occupiers only. Give it a year and stray cats won't even be attracted.
Its a no for me. This should be illegal. Where would you even find furniture that would fit in them extra small spaces?
Standard size furniture would fit in there just fine. You would just use less of it.
too close, nowhere to park a second guest car out on street since you block the neighbor driveway
They are close together for sure, but you can park two medium-sized vehicles in the driveway, and there is no curb, so you can park off the street a bit, but those are legit concerns.
Is there a parking area by any chance in case you need a place to park? so 3 can fit (2 can fit in driveway and 1 can block).@@nbtxliving
Unfortunately, no two medium-sized cars in the drive and cars to either side of the driveway are really kinda the max.
@@nbtxliving
Okay. Thanks for your replies. Hope it wont be an issue long term with neighbors having guests but you get what you pay for.
For sure, thanks for leaving some comments.
Is there some neighborhood amenity development to go with this? Since the homes are small residents will want to spend more time out of the home. With some shops, parks, pools, cafes, restaurants, pubs, nightclubs, co-working spaces, schools, and transit within walking distance living in a small home could be very convenient.
It really isn't a walker friendly it's pretty far from most things, the city bus line isn't too far away though... you have a great idea though a master planned tiny home community.
@@nbtxliving I don't think it would even take master planning beyond some flexible zoning. Mixed-use residential/light commercial like a corner store - zoning and reserving some spaces for businesses to open nearby and parks. Once businesses see a lot of potential customers nearby and locations to open a business private investment will pay for business construction. I went to a talk on small downtown revitalization, and they stressed building residential "rooftops before retail". Once the residents/potential customers are there the retail wants to come in, they only need regulatory permission and space.
@karldiedrich6777 it would for sure work. This particular subdivision is kinda stuck at the end of an already existing subdivision with a major road in front of the entrance. There is some developable land further away, so it is possible that they could manage something like what you are saying.
@@nbtxliving "This particular subdivision is kinda stuck..." And don't forget to tell them it's an HOA. Developers want to make money, they couldn't give a flying f**k about the quality of life once the units are sold.
@@nbtxliving When a realtor asks, "What are you talking about Quality of life?" it smells of ignorance and/or apathy. Of course it isn't breaking your quality of life, you are driving through the neighborhood...not living in it.
$159,999, way too much IMO for an 8'6" wide, especially since they are on foundations.
Why wouldn't they be on a foundation?
