Shout-out to this audience for sharing his unit with all of us. Thank you so much! Anyway, this is a location that is sandwiched between several mature addresses such as Bukit Jalil, Kuchai Lama, Salak South, Puchong, OUG and etc. That indirectly reflects in great accessibility to the city and great convenience too.
However, this stretch of land seems peculiar as if it's the buffer between MEX highway and the existing residential areas. The distance to MEX highway is really intense, so orientation to the unit matters a lot. Also there are several empty lands around the site, which might anytime be converted into brand new developments.
My biggest concern would be the one way access to the project. It's risky in terms of congestion because everything depends on that single road. But overall, everything seems familiar from this developer. Lots of tiled floorings around the facilities, practical layouts, and targeted landscape zones.
that 'highway' which is under construction is not a highway actually. it is a road connected to MRT2 Taman Naga Emas, then the MRT station has road connect to Sungai Besi highway (at Central Residence). This will easily connect Sri Petaling to Sg Besi

I'm stay here actually not noise at all, when you really moved in, only facing highway will slightly noise but at the back where in the video not really noise, only when you fully opened door and window will feel it.

@@blobbybobi There is defect but minor defect which pretty common for now, wall slightly not sharp... dot here and there and water heater using rubber type connector could be due to cost optimize.. other than that not much major defect is, as it's really nice already compared to other developers like Ecoworld and Mah Sing.
680k house can only rent rm1100. Better rent it, not point buying

Should make the walkway corridor wider instead of making emergency staircase wider lol. Cant imagine those unit facing the MEX highway 24hour noise and dust. Why need to spent so much to tiled up loading lift area when u not gonna pass this area everyday
This property to bkt bintang is just 12km,but it can spend you more than an hour!!!

The door to the yard will need to be replaced if you plan to do an L shape cabinet, as it opens out. Living room seems abit tight..refuse room is horrible for 17 units..service area size could be due to building code compliance? to fit the turning of a mobile stretcher? I would expect for 680k, you would get a more premium feel..but this feels like a 500k condo. Nice for people from the area. I like your last point about the intensity of noise facing highways...many do not seem to realize how bad could this be..you will not be able to enjoy your balcony or windows.
The highway you mentioned is a dbkl project that from aspen green besides bypass to taman naga emas lrt station through salak south 😅 the progress is slow tho

Just curious, why not share more about the developer of each project? That way buyers would be more aware of certain things before they make their decision.
Simply because, there are certain things which agents may say (positively, most of the time), while at the same time , when we do our research, the amount of bashing towards the developer is just scary.
I suppose he will have to try to maintain some neutrality la. If he's seen as being unfavorable towards a developer due to 1 particular aspect then it may be taken out of context. Anyway it's simple enough to find out the developer name
Those are the work of the buyer to do their own due diligence

Very noisy... Also the layout not very good as the living area is small. Maybe will improve with proper ID. Landed old link house will be nicer but cost more.
Again, the owner are looking at security aspect... therefore living in high rise are better than landed house

I think no
I don't think so. In some parts of UK they do, but owners will also need to pay if there is any form of increase in capital gains.
Pity them then ...
The ones near new LRT station constructions do get some form of compensation to rent elsewhere I think
