In your video comparing real estate to gold, to stocks…you used the 1980 gold extreme peak at 800. If you would have used the 250 price a couple years before or after 1980, gold is up 10.5% per year since then, same as stocks. If you compare from the year 2000, gold is up 43% per year since 2000, which is 4 times more than stocks at 11%. Since the early 70’s, gold is up 141% per year (35 to 2650), 12 times more than stocks
That is disengenuous. Comparing the S&P 500 to gold over a 50-year period (1970-2020) shows that an investor who reinvested dividends quarterly would have seen a gain of 68,430% compared to gold’s 5,333% return. Gold rises numerically, but does not compound / go parabolic. It may see higher growth in a period of time but will never out-pace compound interest. Keep on pushing the gold fomo right now though, at all time highs. I say this as an owner of gold.
@anacrusys4335 Gold is good to have, but the rise in the last year or so is the same as 1980, 2001, and 2011 and isnt sustainable long term. It's deceitful to push people to 'invest' heavily in it when statistically it is near the top of its run, despite what youtubers are fear baiting right now. (The same rhetoric that was pushed at those times as well). Not saying it's going back to 1000$ but be smart about when you buy, and realize you can get a much greater return on your investment in other asset classes at this time.

After mortgage transfer to LLC (Texas) while having personal guarantee on that loan does that pierce corporate veil, has to be a non-recourse loan only or not a problem?
If I own a house, I know I can evict an existing tenant to move a family member into it. What if I buy the house through a company. The company has no family. Can I still evict an existing tenant to move one of my family members in?
In either case, you need a valid reason to evict, such as the tenant not paying rent or violating lease terms, not just wanting to move a family member in.
@rollinkendal8130 if there is no lease, they are the same as a carry over tenant. You can end renting to them by providing notice. You may need to evict if they refuse to lease on their own.

I was comparing gold to his video (6 days ago), which said stocks have gone up about 11% per year with dividends reinvested since 1980.
