Big bushes make a better barrier for sound and privacy. People have a bad habit of wondering through trees.
Is your tract only where the timber has been harvested? Or does it include old growth trees? Timber companies really make a mess of land. Chris was looking for some trees to save.

You bought 90 acres and divided it up
In the UK things are so different
Not looking for costs but the process you stated that your going to build that house does the buyer get plans or types of houses that you can offer

no big pond on the property i guess. selling good i see. i just closed today on 386 with a 5 acure lake..
Geoff have you thought about keeping ownership of access ransom strips to those massive areas behind your current plots should they become available.
The areas behind the southside are large blocks, but not really good.

It wasn't that long ago, people would take a picture of your land from a plane and then try to sell you the picture. It is amazing what sticker shock we can live without! All you need is a drone. I wonder if Google Earth will ever update the area of your pond? I think it is funny how the 90 acre area looks like a kid mooning, from Google Earth!

What's a ball park $ per acre figure for building land in NC?
Up here in the NW of the UK, where land is 'relatively cheap' a 5 acre lot with planning permission will cost you the equivalent of $2million, minimum.
Heck, a 5,000ft² lot is $120k & more.
I like how you're steering clear of turning this beautiful area into 'little boxes, on a hillside...'
It varies a whole lot. I sell for $28K - $33K an acre on average.

Depends. I always have a soil scientist come and do a complete report during the due diligence period.
Seems like a big swamp is near your 90 acre property. Won't that mean lots of flies in the summertime?
It’s the low area for the creek. So while that area definitely is wet back there. It’s not stagnant. It’s pretty much moving.Flies aren’t really an issue. I’m here in the country. It’s more mosquitoes. But everyone also puts up a bunch up bird houses and bat houses to eat them. So overall is pretty good.
@@BealyGood I hear you on the birds controlling the fly population. When I moved into my current home, the back yard was a mess. There were lots of house flies and no birds. I converted the yard into a bird sanctuary and the flies were gone in no time at all.

Eastern NC. About 30 minutes outside of Raleigh. At the outskirts of a town called Zebulon.

I'm starting to look for some property and a house. I would love to get a lakefront property somewhere. I'm probably going to wait until after the election before I do anything though. The market right now is just stupid especially with interest rates the way they are. I may just end up remodeling my house and just stay here but I would never get back my investment on that. I live in town and have two quarter acre lots. One is wooded but attached to my house lot. Just a couple of years ago I could have got what I'm looking for about half price of what it is today. Thanks Brandon!😢
