Great information! I am solo building my own home and farm in Lake County MT. I did a lot of research before even committing to buying the land, let alone start building.
Our well is 335 feet from our home on someone else’s property, but we have an easement. The original design was to put our water line in the middle of our gravel road, but the owner of the land where our well is located gave us an easement to install our water line through his property, as long as we gave him a spigot for him to keep the trees in front of his house watered because his well doesn’t produce enough water, but ours does. It was a good trade for both of us and it saved us thousands of dollars.
Anybody who has never drilled a well probably doesn't realize what a gamble it is. You just don't know. Being the first to build on a piece of property has lots of expenses you need to consider before diving in. We are on a well and septic. We just had a new septic put in and it should be good for 50 years into the future (I won't be around then). As far as internet goes...Starlink will be coming to Montana very soon. I am only able to get Hughesnet and look forward to that day. Finding a good builder is so difficult. You definitely want one with experience and references. If you build in the trees you do it at your own risk. Fires are a serious threat every summer.
What you do is before you drill a well you look at any neighbors and you do a little research on how deep and what kind of GPM they are producing .Just do a little research in the area on water wells.

I do policy work here. It’s a switch of culture from Ag to Amenity. Add resort tax in certain areas. My 100 year old house I rent as I remodel my cabin 45 mins away (very affordable) is WAY more expensive and horrible on utilities
Stupid people from California who come with a million or two. Drove up the prices jobs dont pay locals hate the people who have screwed up the market and bringing their city issues with them. I moved out of Montana no jobs that payed .
People from California. You should see the cost of mountain towns in California like Lake Tahoe and Mammoth Lakes... it’s second homes, COVID homes, and potentially homes for retirees. Big Sky and Yellowstone Club certainly aren’t cheap but it’s all the out of state money driving the prices in MT.

I lived in Kalispell seen it there came back to Texas they are starting to do the same shit here too. Just did service work for a couple they are moving back to California thank God democrats go home Red state wasn't to their taste. LMFAO was the same thing i saw in Montana my family settled flathead valley back in the old days when old man Conrad came into Kalispell MT. Many moons ago.
I know in our state, some counties dont require a contractor's license as long as you build to code and have it inspected. Wondering if Montana is the same way in more remote areas.
Wondering what the cost to build was per square feet. I know the price had been rising steadily since 2017 but these last 18 months have really thrown everything into high gear!
UPDATE: Starlink can provide up to 1GB. However, that is if you are the only person in the grid. Realistic speeds are 35 to 65 MN download speed. As they add more satellites the speed will improve.

I don't know what the pandemic has affected when it comes to traveling to the Parks, but in a normal year if you have plans to stay a night or two in Glacier in the summer you need to make your reservations by January or February. As for staying there in the winter, this is not an option since they shut down. The main attraction in Glacier is the Going-to-the-Sun Road, and it is quite a scenic drive and not one for the faint of heart. If that road is closed for any reason then I would not consider the trip worthwhile. It often doesn't open until late in June or early July due to snow removal and maintenance. If Glacier lodging is not available start checking nearby towns. Yellowstone is more accessible, but tourists there seem to race from one "attraction" to another and never slow down enough to simply stop and appreciate the area in general. Missoula was mentioned in another comment, but summer forest fires in Montana, Idaho, & Washington can result in poor breathing conditions in Missoula. Several times when driving through that area I found it undesirable for this reason.
so how are the restrictions on buying a 1000 sq. ft. home and adding on making it 5ooo sq. ft. if you keep the original foundation can you expand from that in rural areas......

RE Internet access: Elon Musk's Starlink is scheduled to begin offering affordable highspeed satellite internet by the end of the year. The northern states, including Montana, will be the first to receive the service. I live in Hot Springs on the Flathead reservation and I am tired of paying $160.00/month for 25MB service. Starlink will offer 500MB to 1GB for half the price I am paying now! Do you work with people that offer affordable turnkey construction (land, construction, etc.) in the Lolo area? We are looking at buying next summer.

saw this happen in Aspen from 1985 to 1999...Montana needs to tax the hell out of a. developers b. brokers c. investors ...basically anyone who's trying to capitalize on real estate. Why? because all locals will eventually be forced to leave. Small businesses will not be able to survive, then only the ultra rich will be able to live there.
We are considering building in Montana moving from Phoenix. In Arizona believe it or not we get good rain and harvesting Rainwater can really make a difference on a low performing well. Do people harvest rain there?

Augmenting your well with another source like that can truly make you water independent. Here in Arizona if you build the right kind of harvesting system you can gather enough rain water during the monsoon season to last you the entire year easily. And I’m not talking about the potable consumption, I’m talking about use for agriculture such as a pretty good sized vegetable garden, fruit trees, etc. My goal for a property would to be independent from as much of the necessities as possible. Not necessarily off grid as I certainly would want to be connected to the outside world whether it’s some type of radio communication or Internet.
Arthur, don’t believe the naysayers who say it doesn’t rain. They don’t understand rainwater reclamation. I live at 5800 ft in western Montana, spent $29K on a dry well. So I built a rain roof and it supplied all of my water needs over the summer and over the last two days my cisterns are at 80% capacity. I haven’t even tapped into my roof structures. I built the rain roof 250’ uphill from my structures for a totally passive head pressure. The calculation is sq. ft. of roof x .62 x average rainfall for the area = gallons you’ll catch. I built a 500 sq ft rain roof w 1650 gallons of cistern capacity, based on average rainfall from May - Sept, I’ll collect 4100 gallons. Over this summer, that’s about what I got, perhaps a little less due to a drier year. I’m gonna install a water meter to my system so I know the numbers exactly.

We were lucky to hit water at 480 feet and after it was all said and done we spent close to $20,000 for all the equipment. Turns out it doesn't supply enough water during the Arizona extreme heat due to so many others tapping into the same water supply and not doing any conservation. Our well has been reduced to supply Maybe 30 gallons a day best case scenario. I've seen people setup catch bins for Rainwater over 7,000 gallons. During monsoons here all of that could be filled up with enough catches. I get it that people don't want others moving in where they feel they've gotten away from a lot of the nonsense especially if you have people that are clueless and bring problems with them. I intend to be as self-sufficient as I possibly can. I'm not someone interested in selling electricity back to a utility rather I would like to set up a system that may provide most of our electrical needs which would be great.
Cheap built house it’s unsafe it’s not solid log or brick stone or concrete it’s a good thing Montana has lots of raw land so some people out there can build the house properly.

That couldn’t be further from the truth, it’s a very well built house. I love how people that hide behind fake names proclaim to be experts!
