In a domestic flat fire what would fail first, the door or the hinges? In a fire situation in a flat, occupants run out!The door close automatically! The door is rated for 30 mins! Also, intumescent strips should expand making the door impossible to open ! Most communal fire doors open away from the fire so people can escape easier therefor the hinge is on the outside of the door! How could this melt before the hinge. I am saying this because we have just had a FRA on a purpose built block of 20 flats and the inspector condemned the 100mm steel hinges that were fitted when new. We have had 3 FRA's before and no one has picked this up! Is this the FRA company creating work for themselves? I am a building manager and a builder by trade and this hinge situation troubles me!

Do you need a drop seal on the bottom of the door ? Front doors have them for acoustic purposes but how should these be checked ?
