Very helpful. Thanks. Its helped me think I’ve made the right initial investment decision. I’m putting in 50.5K on a 165K property expecting 6% CG conservatively. This gives me 19.6% ROI. Minimal CF due to the 50.5K being a second charge and so I need to account for the interest being paid on my cash in. I’m in it long term through a ltd company, not for immediate CF, and this first property will help me get going more quickly (due to being able to refinance and take equity out) than buying cheaper and taking out a smaller second charge - likely getting more cash flow. Hope to see the strategy pay off.
