Hi, moving down to Bluffton early next year and would like to visit Palmetto Bluff. Is this area completely private or is there public access areas that non-Palmetto Bluff residents who are not guests at the Montage can visit as this looks like a beautiful area.

😬 No, was looking here but with the lawsuits by homeowners going on I’m going to have to see how it plays out. Beautiful Development but too much drama.
Yeah, I know there’s some issues but I think it’s only with a very small handful of homeowners. And I think it’s the ones that want to do short term rentals that are having issues.

You can go to Buffalo's restaurant. Just tell the gate attendant you are going there and they should let you in.

Are the residents generally older because of the price point?
There is a very broad mix of demographics. After Covid, there has been a shift of many more families coming in as people are able to work remotely.
are there homes in those 3 villages , Wilson- anson - Moreland - in the 700k range ? - is there a 40k 'buy-in' fee ? thanks. ~ JDS
In the past 3 months, I’ve only seen 2 sales below 1mm. For the most part prices start at about 1.3.
