Is category A high net worth and institutional lendors that just want to beat inflation?
I'm new to the real estate investment space and have an opportunity to team up with a private money lender, but being a novice lends itself to uncertainty. I've run my numbers but I'm unsure if my assessment is both accurate and detailed enough to take to my investor- I don't want to tarnish a potential future relationship by messing up on a small project. Should I wait to use this resource till after I have more experience?
Second question: Is it important to match a lenders capital level to your skill level in the begining? This lender doesn't mind handing over 5-6 hundred grand because he believes that I will be successful, but that seems aggressive for my first deal.

Should I trust the a promissory note guaranteed with a Lien position? Is that secure collateral?
Yes it is.

What if Hard money lender doesnt allow for 2nd position liens? how is private money safe besides the promissory note?
Then don't use them. It's safe because a lien is placed on the house for the amount of $ you invested.
