The "events" must be something else but Leroux found inspiration from those events ;it's been debunked. The story is narrated that way. Like second -hand account.
It's a massive organ. Probably mixed with either elevated frequencies on one organ doubled. Or doubled with multiple organs, both real and synth. It could just be really good mixing...

It’s been confirmed in a re-told version of the book from 2008 that he went and saw Erik’s skeleton, that Christine never broke her promise.
