The writer of the story was told about the previous events from someone who know The Phantom for years, and when the writer went to confirm the story, he found Erik’s skeleton deep under the Opera House, still holding Christine’s ring in its hand. The "events" must be something else but Leroux found inspiration from those events ;it's been debunked. The story is narrated that way. Like second -hand account.

It’s been confirmed in a re-told version of the book from 2008 that he went and saw Erik’s skeleton, that Christine never broke her promise.
