      Dramatic Reading what if the damage is 1 year old? The insurance policies/contracts don’t exclude covered damages that are reported within 5 years in most instances. Should 1 year old cedar shake or shingle hailstone dented and split shakes and shingles be denied coverage if the cedar within the split is not fresh and bright orange because it is a year or more after the date of loss?...when looking at older hail damage on cedar roofing materials, one should first consider whether the shake or shingle has a V shaped groove at the bottom before denying a hail damage insurance claim due to the color of the split alone. What are your thoughts?

      @@mikelawless5923 The policy is a contract and part of the insured's responsibility under that contract is prompt notification of a loss. When they file the claim, the insured must state what they think the date of loss is - something that's easily verifiable. If the last time large damaging hail hit that area was 18 months ago, every carrier I've ever worked for will let them file a claim on it. But if the policy states that they have 12 months* from reporting the claim to collect the RCV, then the insured will only get ACV. That's part of the policy contract as well.
      Also, you can tell a hail hit on a shake shingle years afterwards. It won't be fresh orange, but it'll still look like a hit.
      Just to clarify, carriers don't deny a hail hit on color. But if it's clearly old damage and the last big storm that could cause that damage was more than 12 months ago, it'll be covered at ACV only. In addition, if there was a recent storm that caused damage in the area, but the insured's house has old damage and no new damage, they'll have to re-file their claim under the appropriate date of loss. The local claims office will always have that info.
      *12 months is a typical replacement cost window. Some carriers have done 24 months in the past. In other words, if the claim occurred any time within the last 12 months (or 24 if the carrier does it that way) then once the insured gets the work done, they can get the full replacement cost.
      Note: some states will let carriers insure wood shake at ACV only, no matter what.
