If we made realtors and mortgage brokers take a lie detector test on whether they have lied or done anything illegal to get a deal done, would any pass?
Only a handful… even the good ones “bend” the rules because they are surrounded b cor r u ption and don’t see the point of abiding by rules that are never enforced.
The house you have been trying to sell it since last year and it’s still not sold. It’s a beautiful one and it’s in an ideal location too and can’t find a new owner, and I believe it’s being haunted. I have seen that situation happened back in the days in my country. I’m not trying to scare anyone here, just telling the truth. A person got murdered in that house and no matter what the owner tried and could not sell., it was in a beautiful ideal location that everyone loves to own it. Anyhow , I’m wishing you good luck to sell that :)
What are your thoughts on what types of planned community infrastructure projects will lead to price appreciation? In general, would a place with more intensification planned lead to higher prices on the nearby freehold homes? Or not so much since there will be more supply? As an example, I am thinking of Central Mississauga/Square One or Richmond Hill TOC at High Tech. Lots of condos planned to go in. Have we seen the surrounding detached homes outpace other areas of those cities?
GreenBean - a tenanted condo eliminates a whole type of buyer... end users. They dont want the headache of a tenant in there. They wont even look at it. However the rest of your comment makes a bit of sense.
The guy with the tenant comment is wrong, but it depends on the property. If its a home the buyer has a chance of moving into, then vacant is better (condos fall into this category). If I am selling a property that has zero chance of the buyer moving in, like a multi-plex, then I will fully tenant it with the highest rent I can get. This is a asset for the buyer and helps with financing...as opposed to them guessing on future rent (vacant). The least desirable situation is selling a property with tenant who has been there forever and paying low rent (I live in BC and you get lots of these properties out there).
Same house, same market. Just because the price changes it’s not a new listing. It’s a house that didn’t sell which is still on the market, albeit at a lower price. Calling it a “new listing” is dubious.
Vacant is always better. That's because the perception is that you don't sell an income property with a good tenant, or maybe the buyer wants to move in themselves. The tenant's existence actively devalues the property.

Mortgage fraud is the major factor of elevated prices! Cause normal incomes can't support this market

Santos is 100% correct: it's much easier to sell a vacant unit or owner occupied and to get a higher price..

Maybe I wasn’t clear or perhaps mis-spoke…I agree that a tenanted property eliminates a whole buyer pool, the end user.

A home that has been on the market, did not sell, then put back on sale, is not a new listing. Its a relisting, and should be advertised as such.
