If it is your own primary residence then you pay 0 capital gains tax. If you are doing a flip or selling a house where you personally do not live in it then unfortunately you will have to pay tax. One other way is instead of selling the property you can you refinance instead as you can not tax debt.

Renting allows a low barrier to entry which means that instead of putting down a big deposit on a property and then paying a mortgage on it, what you can do instead is use the deposit money to invest into a business/assets that pay you. This means your rent is being paid for by your investment rather than you having to work to afford your mortgage every month
