Good episode. I have a similar story, started out as an investor, left corporate career soon after and became a contractor. But I took it one step further and became a builder, so now I dont have to find a fixer upper (tougher in todays market) I just find a good lot to build on and build whatever type of rental or spec home I want. Since I do a lot of the work myself with my own crew, I save on the cost, not to mention save the 20% GC fee. So I am basically getting a brand new home for 20%+ discount, that I built myself so I know its quality. In my market (moutain resort town) I can turn them into STRs if I want to hold them and easily cashflow. Then I finance to pull all my money back out and do it again.

This is so pertinent for me right now. I am a DIYer and I have been considering getting a GC license. You encourage contractors to be investors so should investors be contractors?
