    I went with my Dad on a visit to the Villages in December, 2022. I had no preconceived views on the Villages, since I had never heard of it before. I was surprised initially at its location, it is in the dead middle of nowhere, Florida. It is a HUGE development that has some older not so nice neighborhoods to some more modern housing areas. Once in, there is really no need to leave the development, there are stores for every need. I'm 34 years old, my dad is 64 and we both noticed that the average age of the residents appeared to be in their mid seventies. It felt more like a generous assisted living community and to my mind was a bit depressing. I was wondering how my dad felt and he stated that he couldn't live there, he said it felt like a waiting room for the undertaker. We spent about 3 hours inside the Villages and saw 7 ambulances coming/going and this was not a comfort. My dad eventually purchased a single family home in a gated golf community in Naples, Fl about a 1/2 mile from the Gulf and 'downtown' Naples and it's beaches are beautiful, although this is a fairly pricey area of Florida. Just 2 peoples views of the Villages, you would have your own thoughts as well......good luck!

      It’s so interesting how people can have such different experiences, but neither is wrong of course. I’m 37 and went with my mom and we both loved it! Spent a few days, saw tons of people in their 50s-60s too. We did notice the southern end is typically a bit younger. Not knocking your experience, I’ve seen others say the same thing, and I’m glad your dad ended up somewhere he loves. Just hoping this serves as proof to people that they need to go in person to see how they personally feel when there!

    Bought in The Villages in June 2020 without ever having visited. I live in Fenney and LOVE LOVE LOVE it more everyday!!
    Homes for sale are found either in the MLS (non-Villages agent- they can only show you used homes on the MLS) or VLS (Villages agents can show you home lots, new homes and previously owned) so most people need 2 agents.

      My mom and I stayed in a VRBO rental in Hammock at Fenney when we went to look and the trees over there are BEAUTIFUL! I was in awe.

    Excellent video. Just bought a home ourselves in The Villages. You are spot on with everything. Most importantly is to know your budget, know which house you want and where you want to live so you can pounce the minute ‘your’ house come on the market. Almost every house we saw had multiple offers pending - a primary and several backups. If you don’t move within the 2-3 hour window, the next offer in line gets the house.

    Over 3000 clubs and growing every month!!
    If you are going to be full time- you will want a north facing or east facing lanai so you can enjoy the lanai year round. If you are going to be a snowbird or want a pool, west or south facing lanais are fine.

    My inlaws live in the villages and we've been going down for years. And just last week we did a lifestyle visit. And we love it but it really feels like we've done 5 lifestyle visits only because we go there so often. But we think were settling on a designer on z preserve veiw ...we've yet to secure our lot, because we're in the incipient stage, you have alot of good information thank's

      That’s a great idea but right now I’m going there part time and plan to move permanently in 2023. I found the house too nice to rent it.

    Just an FYI we have 13 Championship golf courses here of which 10 are 27 holes plus 45 Nine hole executive courses along with Chip and putt and putt and putt There are more currently under construction So you see why around 70% are gas carts

    The creation of the closed system, and the artificial climate to move the process for THEM. And the respective rights and
    responsibilities for each party, where once sign on the bottom line, then can minimize the financial penalty they can assess?

    Gary I like the info you offer with your vids. We are looking for a second home in Florida, live in PA. Husband still working,66,and probably go part time or retire by next year. I have researched many of the 55 communities of Central FL. Have you ever ran the numbers on costs of other communities w/HOA's, VS The Villages. If we purchase resale with no bond,then we only have CDD and amenity fee right? (of course taxes). Would love to see a video on this subject,are the communities w/HOA's cheaper than the villages in the long term?

      Thanks for watching. Technically the Villages doesn't have an HOA. Our amenity fee ($189 per month) which covers a lot of items you won't find in other communities like golf, recreational centers & activities. It's hard to compare one community like Margaritaville to another because of the variation in how each is set up. Also I think the myth that purchasing resale saves money is false. I looked at older homes and new homes when I purchased. The older homes were more expensive than the new homes even with the bond added in. Also many older homes still have the bond and homeowner insurance is much higher because of older roofs etc. You should check out my other videos that go into some of this even more. It's definitely a big step to purchase in the Villages. I recommend you visit many 55+ locations then compare costs vs what you get. Again glad you find my videos helpful.

    Great video ,very informative. Did you opt for a preowned or new home? Do you advise hiring a real estate attorney when buying? Can you dicker on price for new and preowned homes?

      I purchased a prebuilt new home which at a time in 2021 if you weren’t ready to buy you missed out. Usually 6 to 8 in line for these homes so if you wanted to dicker they moved on to next in line. I did look at realtor properties previously owned homes and most were more money for less of a house without all the warranties. Easy decision for me. Now I never looked at building my own designer home where you make decisions on everything.

    Hi. Enjoyed your informative video. My husband and I were wondering how you handle a 30 day closing. Seems impossible to do if you haven’t sold your current home that you’re living in yet. Can you provide some insight or recommendations? Thank you.

      I agree that the 30 days is tough. If you need to sell your primary home to get a home its really hard. I think that is why many like myself purchased as a second/vacation home to my primary residency. I also believe that is why many villagers move more than once when getting to the villages.

    Hello. Enjoyed your informative video. You mentioned a sizable deposit . What would that be? Is the deposit refundable if you decide to change your mind?

      I would get the sales agent to give you a copy of what a contract looks like for a new home. I know the deposit on mine was much larger than I ever did on any other home I have purchased. I didn’t ask for any conditions so can’t really answer your second question.

      Usually in most Villages they have a mix of types of homes. You can usually tell villas have fencing/walls around the property and connect to your neighbor’s home. So they usually will be a separate villa section of the particular Village. Now be careful when looking as they have a separate category of homes called cottage homes (not villa’s) that do not have any walls but are placed on smaller lots than say designer homes. Hope this helps.

    Love you video. What percentage of the cost of the house was your deposit? Was it more than $20,000? I heard some communities have block parties every two weeks. Have you heard about that? What realtor did you use?

      I think the deposit on a new house is about 10% but you should double check with a sales agent. Most new sections have block parties and some weekly gatherings as a way to get to know your neighbors. I believe this slows down in older sections. I would recommend the Villages Sales Agent I used. Also ask for what a P&S looks like so you can be prepared with a deposit.

    Thank you for your time spent on your very informative videos.
    I have question and hopefully you can possibly help and have some knowledge about my question.
    I'm considering moving into the villages or around the area.
    I'm into the Equestrian lifestyle, and have been searching for affordable housing. But what I'm searching for are horse properties, New Builts or fairly newly built horse property homes, with the horse facilities on the property. I've researched the Ocala area, because of the Equestrian Center there and that area of the villages is where the horse properties are by what I've been told. But can't find anyone knowing of the type of properties that I'm seeking. Because their not being involved with that type of lifestyle. So would you know who to contact for information and to speak with about horse properties. Villages Or non Villages Realtors.

      Before considering the Villages, I stayed at the Grand Oaks Resort Equestrian Center where a number of shows are done each year near the Villages. I found them very knowledgable and they may be able to make some recommendations. Also you may want to contact David Monty who is a realtor that has made a number of youtube videos on costs in the area as he looks for properties for individuals. I refer to him in a couple of my video’s on budgeting in the Villages. Just do a search on RUclips David Monty. Seems like a nice guy. Good luck!

    I understand you have to close in 30 days. Do you recommend using the villages bank to finance if necessary?

      Hi Wayne, I used the Citizens First (the Villages bank) for my financing and it was very smooth in my case. For most people I would meet with the bank an ahead a time and get pre-approved so you can meet the 30 days to close.

    I don't care for the lottery method of purchasing a new home or lot. Tried it and it didn't work for us.

      I felt that way at Margaritaville. But in the Villages I don’t consider it a lottery but if you understand their system the educated buyer who is well prepared will be first in line when new houses come on the market. From their side I would want that.

    Do you know how much higher interest rate is on a second home versus primary?

      Hi Dennis for me it was about a half a percent more than the primary home in 2021. Now in 2022 rates are up about 2 percent higher on both is what I’m hearing.

    You did good but just like all the other utubers. You failed to mention what fees they charge on top of the purchase price and bond. Been dealing with a salesperson and they have yet to answer that question. Actually, refused to answer!! They say we go into it when you get here.

      Actually a good point. I do mention the bond but it may be in the "Can you afford to live in the Villages video". But I have been thinking about addressing the Bond as a separate video as many don't understand the financial implications. Watch for a future video on just that as I made some major decisions on it just this week. Thanks for watching.

      Thanks for the clarification. Actually they didn’t have any extra fees like for the Villages agent or paperwork and the proration of property taxes was extremely low because when buying a new house the previous tax rate was just the land cost. Outside of that the normal closing stuff you would find with any property. At least that was my experience.
