There is a huge gap between wealth and poor, no argument there. That's free market though, unfortunately it can get out of hand with cheap money, lack of education and many people capitalizing on the right opportunities.. Calgary has been and always will be full of investors. Sucks to have to turn to government for help, i too was a victim of over spending, driving up debt and living in my car for 4-6 months. Shits not easy, gotta keep grinding.
The cash is so minimal with very little appreciation, I’d recommend people buy the best in class and stay with Vancouver and Toronto real estate. The little cashflow your getting, your missing on were the true gains come with the appreciation. Calgary has had a nice jump since COVID, but it’s been a horrible investment for many years prior. It’s not a desirable place to live as Vancouver or Toronto, it’s B class real estate which could perform better due to its languish over past decade.
your not wrong. Im nervous with Calgary real estate. we have seen a great increase and people have capitalized on it absolutely. But the track record of Calgary is hunting. A lot of speculation that Calgary will hit that Vancouver pricing which i think is wild, hard to believe people think that and invest believing that.
Will never hit Vancouver pricing otherwise capital would move back into Vancouver as it’s a better asset class. If your paying Vancouver pricing your overpaying. People invest into Calgary because of discount and cashflow.
Agreed, this could have been avoided in a sense. There is a lot of conflicting information out there and many people are torn between where we are headed.
