    We didn't take loan because indian bank interest 10% to 14%
    And in America loan interest 4% to 5%

    This thing doesn't work welk in india buying loan at 9 to 12% interest rate . While in US loans are at 4% interest rate so that becomes the game changer.

    For usa, home loan is good debt because their average mortgage interest is less than 4% whereas rental yield is as high as 6-7%
    That's how Robert has made money but in India loan interest are as high as 9% whereas rental yields are just 3-4%

      So when you can pay off loan in 5-8yrs...3-4% continue income with 2-3% capital increment on house value is decent return

      @@007_Sun_Tzu As per home data report, average tenure of home loan is 15-20 years and hardly few people can pre pay the loan and most of them pay the EMIs for at least 10-12 years.
      In home loan, in initial years, EMI component has huge portion of interest and less principal because of which bank easily get more interest in initial years.

      In outskirts of Mumbai only, where u r having around 1.5 cr for 2bhk with ~650 carpet area (box homes)😅

      Kyunki india me iska bataya hua ek bhi idea nahi chalega... loan leke invest karne ki sochna bhi mat becoz india me fraud log bahut hain paisa duba dwnge aur loan chukane ke liye papa ki property bechni pad jayegi

    Bhai ye kya bakwas hai debt leke income tax se bach jaoge.
    Say someone is making 30lpa..he is already covering 80c as epf deduction at company itself.
    Now if you buy a property on debt, and have took personal loan for it.
    You will be paying this debt + interest from your income (salary) but still you need to pay the income tax to the govt.
    And if you start earning any rent from that property, you need to pay income tax on that rental income too.
    This debt scheme is only beneficial for businessman not for salaried person.
    If you take a home loan than again you can save tax on 2 lakh interest paid but that is only if you are not availing HRA.
